CLUBHOUSE RENTAL AGREEMENT 2348 Alderbrook Drive Reservation dates are only firm upon receipt of completed form, Host Liquor Liability Agreement & deposit. 1. The clubhouse may be reserved by any adult resident of Alderbrook Homeowners Association for the purpose of hosting an event. - The reserving resident must be present at the said event. - The clubhouse will not be reserved on a sub-lease basis by any resident. - Commercial events are prohibited. - The reserving resident of Alderbrook must be current on all HOA dues. 2. Reservations will be accepted on a first come first serve basis. Reservations will not be accepted more than 90 days in advance. NO POOL PRIVELEGES COME WITH THE RESERVATION OF THE CLUBHOUSE. 3. The Clubhouse is armed by ADT. Arrangements are to be made between the rental party and Association Management Group (AMG) to ensure the alarm is disarmed prior to entry. If the rental party enters the Clubhouse without prior arrangements being made for the alarm to be disarmed, the charges for the authorities and/or AMG staff to respond to the alarm event will fall back on the rental party; a minimum of $ AMG WILL PROVIDE INFORMATION TO THE RENTAL PARTY REGARDING THE TIME THE RENTAL PARTY CAN ENTER THE CLUBHOUSE AS PER THE RENTAL TIMEFRAME. 4. Only 47 people are allowed in the clubhouse at once. This rule is in accordance with the local fire ordinances. Violation will result in forfeiture of the deposit as well as liability for any fine levied against the Association. 5. The clubhouse may not be used after 12:00 AM for any event. After 10:00 PM all doors and windows must be closed and the music turned down and contained within the building. The playing of music must be limited to the inside of the clubhouse. Doors and windows must be closed whenever the heating and air conditions is in use. 6. Reservations are to be made through AMG by paying a $50 usage fee and a $200 deposit directly to the office only. The usage fee will be used to defray the cost of the clubhouse utilities and maintenance. Reservations will be confirmed only upon the receipt of the usage fee and deposit. Checks are to be made payable to Alderbrook HOA (two separate checks are required for the usage fee and deposit). 7. A clubhouse reservation form must be read, accepted, and signed by the reserving resident before the reserved social event takes place. 8. Reserved functions for people under the age of 18 years must be chaperoned by the reserving resident. The resident will be responsible for damages. 9. The $200 deposit will be totally refunded except under the following circumstances: - If damage occurs, the $200 deposit will be applied toward the cost of repairs with any remaining repair cost billed to the reserving resident. - In the event the clubhouse is not cleaned thoroughly, all or a portion of the deposit will be retained to cover the cost of the cleaning. - In the event the key is not returned to AMG immediately following the event. IMPORTANT! You must furnish trash bags along with the necessary cleaning supplies. 10. The clubhouse MAY NOT be used for personal gain by any member. The clubhouse is for the use of members and their guests only and may not be used for functions that are open to the public. No admission fee or charge of any kind may be levied to the guests of a private party or function. The clubhouse may not be used for private or personal fund-raising events for any club or organization without the prior approval of the Alderbrook Homeowners Association. 11. Parking is limited to the clubhouse area parking lot. 12. No one under 21 years of age is allowed to consume alcoholic beverages on premises.

2 (CONTINUED) 13. During the winter, the HEAT must be left ON and the thermostat lowered to 55 degrees after use. During the summer, the air conditioning must be TURNED UP to 80 after use. 14. No pets are allowed in the clubhouse. 15. No smoking is allowed in the clubhouse. Please do not throw cigarette butts in the yard areas surrounding the clubhouse. 16. Streamers are not allowed. Please do not tape anything to the walls and ceiling as this can cause the paint to peel. 17. Checklist to be completed before leaving the Clubhouse. Note that a committee member will be completing a walkthrough after your event and checking these items have been completed. 18. There will be a $25 charge if the post-rental inspection reveals the clubhouse is still in need of additional cleaning. 19. Violation of the above will result in the forfeit of deposit. In addition, the reserving resident will remain liable for damage and clean-up. 20. HOMEOWNER MUST CONTACT AMG PRIOR TO SENDING IN FORM TO CHECK AVAILABILITY FOR DATE. Call Candace Cole at or ccole@amgworld.com. IMPORTANT NOTES REGARDING YOUR PAYMENT & DEPOSIT CHECKS: Checks are to be made out to Alderbrook HOA. Forms and checks must be received at least two weeks and no more than 90 days before your event. Your deposit check and your usage check will be cashed immediately upon receipt. ********OWNER IS RESPONSIBLE FOR CALLING AMG TO ARRANGE FOR PICK UP OF CLUBHOUSE KEY******** Checks must be in the name of the Alderbrook homeowner responsible for the party. Deposit refunds will be returned to the address on the original check. We will not accept checks with addresses that are not in Alderbrook UNLESS the address is the absentee address on file for an Alderbrook property owner. Deposit refund checks will be mailed during the first week of the month after the rental. Deposits will not be returned if the key is not returned to AMG services immediately following the event.
