3 Continuing Studies Diploma in Real Estate This part-time or full-time program delivers a comprehensive body of knowledge and skills for success in the real estate field. The diploma includes core study courses and several study areas to allow you to pursue a career in many areas: Core Study Courses ( 8 courses) Property Management ( 7 courses) Construction & Development (12 courses) Real Estate Investing, Trading, & Appraisal ( 4 courses) Upon completion of studies, you will be qualified to write the Trading Services, Broker s, or Rental Property License examinations. Also you are able to transfer credits toward your appraisal certification in the Appraisal Institute of Canada. Program of Study The program curriculum provides a strong foundation in real estate to allow for graduates to work in any real estate field: including appraisal, real estate sales, construction and development, property management, energy sustainability, strata and rental management, real estate investing, and many more. Successful completion of each course (in regard to Diploma eligibility) will be based on a minimum grade of C+ (65%). Upon successful completion of the program, you are able to apply for the RI designation and membership in the Real Estate Institute of British Columbia. A nice addition to your signature block. 4

5 Property Management Certificate This part-time or full-time program delivers a comprehensive body of knowledge and skills for success in the property management profession. The certificate includes six required courses. The residential and commercial property management courses examine legal, operating, and management topics in regard to residential rental buildings, residential strata buildings, and commercial properties including office, retail, and shopping centre developments. The balance of the program develops essential skills in communications, negotiation, dispute resolution, financial statement review, and building operations. The program curriculum is designed to give you a thorough understanding of the foundations of professional property management. Certificate Completion Requirements To earn the Property Management Certificate, you must complete six certificate courses within a three-year period with a minimum grade of C (60%) in each course. The six courses include five core courses and one elective course. Upon successful completion of all required courses, you may apply for the certificate at the Continuing Studies office. 5

6 Rental Management Licensing Graduates of the Property Management Certificate program may write the Rental Property Management License Exam at Sauder School of Business after completing the following courses and obtaining permission from RE Council of BC: Langara Course UBC Course PROP 1004 Real Estate Law BUSI 111 PROP 1005 Real Estate Appraisal BUSI 330 PROP 1024 Real Estate Mathematics BUSI 121 PROP 1020 Real Estate Investment Analysis BUSI 331 Note: A property management license is only required if the property manager is employed by a property management brokerage (agency) to directly manage client-owned properties under a fee management agreement. Licensing is not required if you are managing property owned by your employer or owned by you. For information on licensing and licensing courses, visit the Real Estate Council of BC website: Real Property Analyst Certificate - Graduates of the Property Management Certificate will receive the Real Property Analyst Certificate upon completion of the above four courses. Advanced Strata Management The following course is designed for licensed strata managers. The course is offered in cooperation with the Professional Association of Managing Agents (PAMA) and the Strata Property Agents of British Columbia (SPABC). See description on page 16. 7 Social Housing Management Certificate This part-time or full-time program is designed to build management capacity among current social housing managers and staff as well as those interested in pursuing a career in social housing. It was developed through a partnership between Langara College and the BC Non-Profit Housing Association and funded by the Real Estate Foundation of BC. The five required courses include two specifically focused on the social housing sector along with three more general topics, which enhance the students knowledge and skills. The certificate is also validated by the Canadian Institute of Housing, and graduates can apply for membership that is recognized internationally. 8 Professional Building Manager Certificate This part-time or full-time program covers supervisory and management skills specifically related to building operations. The program content is applicable to residential and commercial buildings, as well as hospitality and health facilities. The core courses develop essential knowledge and skills in building management, building operating systems, writing and communications, tenant relations, and creating productive relationships with staff, trades, and other professionals on the property management team. The elective courses allow students to tailor the program to suit their individual learning objectives and career plans. To earn the certificate, you must complete four core courses and three elective courses. You may register in any individual course. The core courses are thirty or thirty-six hours, scheduled over 10 or 12 weekly sessions. Most elective courses are twelve hours in duration, scheduled over 4 weekly evening sessions or Saturday sessions. 9 Real Property Analyst Certificate The Real Property Analyst Certificate provides a strong academic foundation in real estate investment analysis, combined with practical knowledge of the operating aspects of income-producing real estate. All courses are offered on a part-time or full-time schedule. The core courses examine the principles and techniques of real estate valuation, mathematics, investment analysis, and law. The elective courses offer you some latitude to develop their knowledge in different areas of related expertise, such as property management, non-profit housing management, residential construction, building operating systems, and the art of negotiation. You may enroll in any individual course, subject to a prerequisite in some cases. To earn the certificate, you complete a total of eight courses. 10 Construction and Development Certificate This part-time or full-time program provides a strong practical foundation in construction management to allow for graduates to work in the construction and development field or manage your own projects. The courses examine the physical aspects of residential properties; the estimating of construction costs; the controlling of construction costs; practical overview of real estate projects from initial concept to completed project; and the fundamentals of written, verbal, and non-verbal communications. Reading and understanding building plans. Many of these courses meet the requirements as set out by the Homeowner Protection Act for formal CPD points. Many of these courses are also approved by the Architectural Institute of BC (AIBC) for continuing professional development. You may take any individual course or complete this certificate. Building Systems Energy Assessor Certificate This part-time or full-time program is designed for staff making decisions on energy-related issues: business, government, crown corporations, and non-profit companies. Required Courses The program includes nine required courses, as follows: PROP 1101 Building Systems Energy Assessment 1 PROP 1102 Building Systems Energy Assessment 2 PROP 1060 Building Systems & Analysis PROP 1044 Building Operations Management GBSC 1004 Business Communications You may register in any individual course. The program provides a strong practical foundation in energy management, combined with practical knowledge of the operating aspects of commercial, residential, and industrial buildings. Energy savings may be in the form of repairs, replacement of the component, or other low cost (or no-cost) system modifications. You will be learning how to use 11

12 energy measurement equipment and instruments that will help identify potential savings from single energy conservation measures or single pieces of equipment. You will be shown how building systems and components interact to determine potential energy savings. The operations and maintenance procedures for building systems will be analyzed for energy savings. The other core courses will provide the you with knowledge and skills in building construction, building operations, and business communications. Real Estate Investing Certificate Program Description This part-time or full-time program was developed to provide these Continuing Studies courses to work towards a real estate certificate at Langara that will equip you with the knowledge to become a successful real estate investor. The courses examine the principles and techniques of real estate valuation, mathematics, finance, law, and the foundation in real estate entrepreneurship. 15 Appraisal Education You may earn a professional designation in appraisal from the Appraisal Institute of Canada (AIC). Some of the Langara courses listed above apply toward a designation from AIC. The following three courses in Langara s Real Property Analyst Certificate program may be applied toward the CRA designation (Canadian Residential Appraiser) from the Appraisal Institute of Canada (AIC): PROP 1005 Real Estate Appraisal BUSI 330 PROP 1022 Residential Construction BUSI 400 PROP 1004 Real Estate Law BUSI 111 The above three courses, plus the following two courses, may be applied toward the AACI designation (Accredited Appraiser Canadian Institute) from AIC: PROP 1024 Real Estate Mathematics BUSI 121 PROP 1020 Real Estate Investment Analysis BUSI 331 Students with a business degree may apply two courses (i.e. Real Estate Appraisal and Real Estate Investment Analysis) toward the UBC Post-Graduate Certificate in Real Property Valuation, an accelerated pathway to the AACI designation. Note: There are additional courses required to obtain the CRA and/or the AACI designation. You should speak to AIC to determine requirements. In addition, there is a one-year (full-time) work experience requirement for the CRA and a two-year (full-time) work experience requirement for the AACI. The entire Appraisal Institute of Canada Education Program is administered by UBC and delivered across Canada on a distance education basis. Langara delivers part of the program on a classroom basis to serve local students. Students who plan to transfer course credit from Langara to UBC should discuss their education plan with UBC. Real Estate Institute of British Columbia Langara s Diploma in Real Estate now allows membership in RI. You may join the institute to take advantage of educational and networking opportunities. You may become a professional member of the Real Estate Institute of B.C. and be awarded the RI (Appraisal) designation upon completion of the Institute s education and experience requirements: Completion of the appraisal specialization in the UBC Diploma in Urban Land Economics (DULE) program fulfills the education requirement. The entire UBC DULE program consists of eleven courses. All five Langara courses listed above may be applied toward the UBC DULE (appraisal specialization). Note: There is no degree requirement for the RI (Appraisal) designation. To fulfill the experience requirement, students must work in the appraisal field for a minimum of three years (full-time).
