1 POSITION TITLE: Real Estate Loan Manager REPORTS TO: VP / Real Estate SUPERVISES: Real Estate Loan Assistant Manager - Origination Real Estate Loan Assistant Manager - Processing/Servicing Real Estate Loan Assistant Manager - Underwriting Real Estate Operations Administrator FLSA STATUS: Exempt REVISED: September 2014 I. Basic Responsibilities Oversees the daily functions of the Real Estate Department for the Credit Union. Responsible for the development of loan products, services, systems and procedures. Accountable for responding to real estate loan inquires and processing of loan requests, maintaining and revising loan files, processing loans for sale on the secondary market, and servicing the real estate loan portfolio. II. Essential Functions a. Supervise staff on a daily basis to ensure Department is running smoothly. b. Monitor workflow and suggest to the VP/Real Estate ways to make the process more efficient. c. Schedule time off requests and processes time cards on a bi-weekly basis. d. Coach staff to deliver the highest quality of member service possible. e. Communicates relevant product/service/policy information to staff. f. Responsible for seeing that employees get the assistance they need to obtain their goals. g. Responsible for handling member complaints or issues relating to the Real Estate Department in a professional and timely manner. h. Remain current on changes within the economic, competitive and technology environment that may affect real estate lending functions. b. Remain current on real estate law and secondary market guidelines using appropriate resources and research. c. Establishes written procedures for the operation of the Department using knowledge of the organizational structure, mission and priorities. d. Conducts research on new products and services. e. Integrates and implements new real estate products and services.
2 f. Responsible for selling loans to Fannie Mae and other approved secondary market investors. Work with the Accounting Department to make sure all accompanying wires are processed properly. g. Ensure that all first mortgage loans are processed and approved through Fannie Mae s Desktop Underwriter, other secondary market underwriting systems and/or WECU s policies and procedures. h. Reviews non-conforming loans for approval to WECU portfolio. i. Performs regular audits of the Real Estate Department. Ensures that compliance to underwriting and documentation standards is maintained. j. Responsible for marketing/promoting the Real Estate Department. k. Processes employee real estate loans. l. Promotes the credit union by making outside sales calls to brokers and realtors using sales techniques and ability. Maintains and establishes relationships with vendors (i.e. Title Companies, PMI providers, Credit Reporting Agencies, Appraisers, etc.). m. As vendor relationship manager, monitor all vendor contracts and service agreements, hold vendors accountable for their actions, and perform detailed responsibilities as noted in our board-approved Vendor Management Program. n. Packages new accounts with lending products/services; proactively offers additional products/services to complement members immediate loan needs. o. Maintain real estate loan files according to procedure. Monitor working loan files to ensure proper documentations is obtained. p. Provide information about the Credit Union to members regarding real estate loans, completion of applications and interest rates using knowledge of Department procedures and policies. q. Ensure the confidentiality and security of loans being processed. r. Responsible for transmitting all necessary reports and remittances to appropriate investors. s. Responsible for preparing monthly Department reports. t. Responsible for maintaining real estate loan manual.
3 u. Responsible for training staff. v. Responsible for member seminars regarding real estate related topics. w. Follows policy and procedures related to Bank Secrecy Act (BSA), Anti- Money Laundering (AML), Customer Identification Program (CIP) and Customer Due Diligence (CDD) daily to ensure compliance with current regulations. x. Follow policy and procedures related to SARs by monitoring and reporting suspicious activity to the Compliance Department. y. Responsible for ensuring all Department personnel are trained and adhere to all BSA, AML, CIP and CDD policies and procedure. z. Complete mandatory BSA/AML annual training via online web course. aa. Perform specific and delegated duties as assigned bb. Works directly with members of the OREO Committee. cc. Works directly with members of the TDR Committee. dd. Makes loan rate and product proposals to the Loan Pricing Committee. ee. Responsible for administration of the ALPS system. ff. Keeps informed about credit union history, philosophy, and changes to organizational policies and procedures by participating in staff and operational meetings. gg. Participates in the annual budget development process, prepares reports as directed by management. hh. Cross-sells all services of the credit union. ii. Responsible for the accuracy of all Department information published on the WECU internet website, and if applicable, the functionality of Department products/services presented on the WECU website III. Education and Skills Required a. Education 1. Job requires a four-year college level of language, math and reasoning skills. Three years experience in a related field with equal responsibilities
4 is acceptable. Formal training should be supplemented with continuing education. 2. Maintains appropriate State insurance license required to sell credit insurance. b. Skills 1. Ability to write and establish organization s policies and procedures. 2. Basic knowledge of collection law and procedures. 3. Must be able to read and interpret financial reports received from various sources. 4. Working knowledge of organization, policies and procedures, and credit union s service philosophy. 5. Working knowledge of management techniques to enhance subordinate productivity and to maintain positive staff morale. 6. Ability to exercise judgment, initiative and tact in dealing with membership, management, and staff. 7. Ability to perform detailed analytical work and make independent decisions. 8. Proficiency in written and oral communication skills. Has the ability to represent the Credit Union in a positive professional manner. 9. Flexibility and capacity to manage many responsibilities simultaneously. 10. Ability to maintain confidentiality and exercise independent judgment. IV. Working Conditions a. Physical Demands 1. Occasional walking and standing. 2. Frequent sitting. 3. Occasional lifting up to 10 pounds. 4. Occasional pushing, pulling, or carrying up to 10 pounds. 5. Occasional bending, squatting, and kneeling to retrieve files. 6. Occasional reaching at, above, or below shoulder level. 7. Frequent use of hands in repetitive tasks such as simple grasping, twisting/turning of wrists. 8. Frequent finger manipulation to perform various clerical duties such as typing, filing, writing, and entering data into the computer system. b. Use of Senses 1. Frequent talking and hearing in person and on the telephone. 2. Frequent periods of time viewing a computer monitor. 3. Occasional clarity of vision at 20 feet or more. 4. Frequent clarity of vision at 20 inches or less. c. Mental Demands 1. Frequent interaction with others.

Occasional overnight travel required. 2. Occasional extended hours to include evenings and weekends as needed. 3. Exposed to potentially hazardous condition, i.e., robbery.
