1 LEASE APPROVAL The Association shall review the proposed Lease Application within thirty (30) days of receipt of required information, documents and fees. A Certificate will be issued indicating the Association s approval of the transaction. Any and all lease agreements between an Owner and a Lessee shall be in writing shall provide for a term of not less four (4) months and must provide that the lessee shall be subject in all respects to the terms and provisions of the governing documents. Please ensure all required items are submitted doing so will ensure the application is processed in a timely manner. 4 Sun Terrace at Lake Catherine HOA, Inc. c/o Banyan Property Management 2328 Congress Ave., Suite 1-C, West Palm Beach, FL , Fax LESSEE PROVISION Any and all lease agreements between an owner and a lessee shall be in writing, shall provide for a term of not less than four (4) months, not more than one (l) year, nor may a patio home be leased more frequently than once in any twelve (12) month period, measured from the commencement of the most recent prior lease. Any lessee must comply with the Association s rules and regulations. The maximum number of leased patio homes is fifteen percent (15%) and therefore, can not exceed 30 patio homes. If this application exceeds the limit, the applicant will be placed on a waiting list to be considered on a first come, first served basis. I have read and understand that all lessees who will occupy Sun Terrace units must complete application forms, pay a $ application fee to Sun Terrace, a $ fee to Banyan Property Management (all fees must be paid with a back certified check or money order) and agree to an orientation before or the next scheduled orientation after moving into a unit. Any violation of the covenants may result in the Association s proceeding with immediate eviction proceedings against the offending unit. It is also understood that any legal costs for such action will be the unit owner s responsibility and will be billed to him/her. Any unpaid fees will become a lien against the unit and will incur additional legal fees and interest if collection is required. Applicant Date:
