2 PROPERTY OVERVIEW PROPERTY DESCRIPTION The subject property is comprised of a one-story 17,400+/- square foot concrete office building on a 5+/- acre parcel. The building consists of 26 private offices varying in size, two (2) large conference rooms, a break room, kitchen, two (2) sets of bathrooms, storage and mechanical rooms along with an open space in the front entrance. The rectangular-shaped building was built in 1996 and has a building dimension of 145 X 120. There is an approximate 2.5 foot overhang on the eastern and western side of the building. The metal roof was sprayed with a 10-year UV protectant and sealer in 2013 and there are no indications of leaks in the roof. There are seven (7) outside air conditioning units and two (2) heat pumps which were both replaced in 2011 and The front entrance is of store front glass and entry door. Metal doors used by the employees are located on the front and rear of the property. The front entrance opens into a lobby with a built-in front reception desk. Floor coverings are of a commercial grade carpet, which are in fair condition. Other floor coverings are of vinyl composite tile in the lobby and hallways with ceramic tile floors and walls in the bathroom. The walls are painted sheetrock and the ceilings are of acoustical tile with fluorescent lighting. The bulbs have been upgraded to T-8 fluorescent tubes for energy savings and brighter output. The current site layout provides 80 open parking spaces with a right-in right-out access on W 13 th Street / US There are two (2) portable modular buildings in the rear of the property that have been used primarily for storage. AREA DESCRIPTION The property is located at Gainesville, Florida, Alachua County. The site is positioned on along SR-441 on the southern tip of Gainesville just outside the city line. The immediate surrounding area varies from multi-family and single family residential, hotel/motels, restaurants, institutional and medical uses. Shands Hospital has expanded it s facility to Williston Road with the purchase of land for new rehab facility and future growth which is less than 1 mile to the north of the subject property.
