Power of Attorney (in the event CUSTOMER cannot apply in person) Power of attorney (POA) duly notarized by a UAE Court or if you are living overseas, the POA to be notarized by the UAE Embassy and Department of Foreign Affairs in the UAE OR the POA to be notarized and attested by the respective Consulate/ Embassy in UAE from where the POA was originally issued and then attested by the Department of Foreign Affairs in the UAE. The attorney should carry valid passport copy, POA copy and his original passport along with the original POA. (Applicable for both buyer and seller). POA should explicitly mention that the authorized representative has the authority to transact the specific property or any property. Legalized translation of POA if not in Arabic (required by LD) (POA should explicitly mention that the authorized representative has the authority to transact the specific property or any property) In case the Signatory is holding a POA from the Seller and the Buyer, the POA from the Seller shall explicitly mention the POA capacity to sell to himself. 4 FEES: 1- A Service Charge of AED500 (plus 5 % VAT) total 525 AED will apply towards Property Inspection and issue of Clearance Letter. 2- AED 1,000/ (plus 5 % VAT) total 1,050 AED - (Normal processing, within 10 working days) - subject to satisfactory Inspection 2- AED 3,000/ (plus 5 % VAT) total 3,150 AED - (Urgent processing - 3 working days) - subject to satisfactory Inspection *1 st working day is considered the working day after submission of complete documentation and satisfactory completion of inspection *Please note that the validity if the NOC is 30 days from the date of issuance. Once invalid, a new application must be made. 5- Refundable Security Deposit of AED 3000/- payable in Cash by the Buyer (refunded upon buyer providing the Registration Receipt issued by DEWA (the Premise Number of the Unit must be endorsed by DEWA on this receipt for SOAMS Office to verify it related to the same Premise) confirming that the Buyer has registered as the NEW OWNER of the Unit or the latest DEWA Bill (reflecting name of New Owner), Emicool documents showcasing transfer to new Owner s name and copy of new Title Deed after transfer at Land Department (LD), within 30 days from NOC issuance date). 6- Refundable Security deposit of 3,000/- payable in Cash by the Seller (refunded upon the Seller providing the Nil dues DEWA Bill, Clearance letter from Emicool and Confirmation that the Property has been transferred, after transfer of property at Land Department. 7- Fees payable to Dubai Sports City can be accepted (via Cash/Credit Card/Banker s draft/manager s cheque). All fees paid are NON-REFUNDABLE except as otherwise stated. Requirement for system update after transferee receives new deed from the Land Department: Original title deed in the transferee s name or certified copy of deed if property is financed. 5 NOTES: 1- Property should be clear from unauthorized alteration/ Notice of Violation. 2- Service fees, Security deposits and outstanding payments (including Late Payment Fees) to be cleared. 3- If any payments are made by personal cheque, please add another 3-5 working days for cheque clearance. 5- NOC is valid only for 30 days from date of issuance; once invalid, a new NOC has to be applied for. 5- Transfer will be concluded at the Land Department and is subject to approval by their rules and regulations. 6- Once transferee receives new Title deed from LD, please submit new deed to Dubai Sports City to update system.
