4 Raylets are authorised to erect a lettings board on the grounds of the property. Our service: Raylets will: Tick if required 1. Market the property on your behalf following a visit to the property to advise on making the most of marketing opportunities and other aspects of its rental. Marketing the property includes using Rightmove and other suitable lettings portals to find suitable applicants. 2. Search our existing applicant register and market the property as necessary 3. Interview prospective applicant and arrange viewings for suitable applicants 4. Negotiate where necessary between landlord and tenant, take up all applicable references such as employer/college, former landlord, financial capacity or seek guarantor 5. Draw up Assured Shorthold Tenancy (AST) Agreement 6. Collect deposit and security payment 7. Protect the deposit in tenancy deposit scheme (DPS) 8. Arrange the transfer of utilities Gas, Electricity, water and Council tax I/We wish to appoint Raylets Ltd as the letting agent in accordance with the terms stated above. I/We acknowledge and accept the advice I/We have been given in respect of the landlords responsibilities for installations of gas and electricial supplies and equipment, furniture, where supplied, fire hazards, and general safety. I/We, confirm that we are the legal owners of the above property and confirm that we have the permission of the mortgagor, (if not wholly owned) to make this property available to rent. I/We confirm that the property is adequately insured to cover all normal risks as a landlord and I/we will provide, make available or agree that Raylets may arrange for a current CP12 Gas certificate, PAT and PIR test and Energy Performance Certificate for the above property (where required). 5 Agency agreement Terms of business Raylets will use our experience and judgement in order to maximise opportunities to let your property and select the best and most suitable tenant(s) to rent your property. We will take reasonable steps to mitigate any potential for misrepresentation. However, we cannot under any circumstances, be held liable for any act or omission of others. Landlords have an obligation to ensure that the tenants in their properties have a Right to Rent. Raylets will carry out reasonable checks to ensure that the tenants accepted to rent the property are eligible in accordance with the requirements of the Immigration Act For tenant find only services, Raylets will carry out checks on the adutl applicants at the start of the tenancy. For managed tenancies, Raylets will continue to carry out the necessary checks and inspections to comply with the requirements of the Act. Landlords agree to provide Raylets with a set of keys for each of the tenants named on the tenancy agreement, plus a further full set of keys if this property is to be managed on your behalf. Where a full management service is provided, Raylets will endeavour to effectively manage the tenancy and meet its obligations to you the landlord. In return, Raylets will be entitled to full payment of any management fees agreed for the entire period of the tenancy agreement and including any extensions issued to the accepted tenant. The landlord, may terminate this agreement at the end of any lease term by giving Raylets no less than 2 calendar months notice in writing terminating at the end of a rent period. In the event that there is a breakdown in the relationship with the landlord or the landlord fails to act within the law in relation to the tenancy, Raylets reserves the right to terminate this agreement by giving 7 days notice in writing, at which the end of the notice period, Raylets will forward all contractual documents and keys to the landlord and cease to be responsible for the management of the tenancy. Where a tenant is found and the referencing has been completed, in the event that you as the prospective landlord, withdraw from the market, you will remain liable for the fee payable to us as if we have secured the tenant through to occupation, in respect of our time and attention to your instruction. Our fees Tenant Introduction only: Tenant Find only: The fee for introducing you to a tenant, will amount to, exclusive of VAT, which will be deducted from the holding deposit paid by the tenant The fee for finding you a tenant, will amount to % of the monthly rent achieved, exclusive of VAT, which will be deducted from the payment from the tenant in respect of the advanced rental payment. Full management: Two weeks rent, exclusive of VAT for finding the tenant plus % of the monthly rental income exclusive of VAT payable monthly.
