Undertake the development of a five storey, premium 38 unit development with city views (Development); Approvals The approval sought for the development is a Code Assessable application with Brisbane City Council. This application is an As of Right approval to the land owner who is entitled to build 5 storeys with no public notification. Urbis Town Planners have confirmed this in their development constraints advice. 5 OUR INVESTMENT PHILOSOPHY The Offer Structure Highgate Hill Future Property Pty Ltd (ACN ) is a special purpose vehicle (SPV) that will undertake the Development on behalf of the fund. Capital raise $8,400,000 Available Highgate Hill Residences Development class of units to be issued 8,400,000 $1 Highgate Hill Class of Units. Minimum Subscription $2,500,000 required 28th Sep 2015 Investor Property Acquisition Invest a minimum of $150,000 to receive a 10% discount off the list price of any apartment in the complex. (Refer to Part 2 PDS) Minimum application amount $10,000 per investor. Application amounts in excess of this amount must be in increments of $5,000. Targeted Investor Internal Rate of Return (IRR) 15% per annum + 50% of Development profit. Investment Timeframe months (expected completion Dec 2017). Project Leverage 56% based on total assets. Expert Valuation Services Pty Ltd (EVS) independent assessment EVS is currently undertaking an independent assessment of the market value on an As if Complete basis. 9 DETAILS OF THE DEVELOPMENT Location and Property The subject site consists of four land parcels described as Lot 60, 61, & 62 on RP11740 being 24, 26, and 28 Jones Street, Highgate Hill and Lot 54 on RP11740 being 8 Colton Street, Highgate Hill. The combined area of the site is 1,619m 2. The proposed Highgate Hill Residences Development will comprise 38 premium apartments within a five storey residential development close to the thriving inner city Highgate Hill and West End precincts. The Development The building has a mix of two, three, and four bedroom apartments with views across to the City. Each apartment will have quality fittings and finishes and European appliances. Urbis Town Planners have confirmed that the proposed scheme is in line with the local area plan and this was confirmed by Brisbane City Council at a pre-lodgement meeting which was held on 30 June 2015 to be fully supportive of the proposed scheme. Funding The Development Funding (capital and debt requirements) for the Development has been based on our feasibility estimates. The feasibility is based on a development program.
