10 Tarbell's Exclusive emarketing Advantage Program Follow me as I guide you through Tarbell s System The first part of my system is taking pictures of your property and creating a Presentation Tour, Listing Video and Mobile Tour. The Presentation Tour will show your home in a professional, exciting way. It features large images that pan and zoom with background music. The tour includes a property guide that opens over the images and gives prospective buyers all the information they would need about your property and area. I even use QR codes on my marketing materials. Buyers can scan the code with their smart phone and immediately view the mobile tour. Once I have the tour put together, I want to get the most exposure possible for your property. I'm going to syndicate the Presentation Tour to Homes.com, Zillow, Yahoo, Tarbell.com, Trulia and many more. The pictures are put together and turned into a Listing Video. I get much better search engine traffic by uploading this video file to the Internet. I will also upload the video to our company YouTube channel. Now that your listing is getting massive amounts of Internet exposure, my system generates leads from that exposure. The Presentation and Mobile Tours allow prospective buyers to submit their information to me, so I m ready and available any time a potential buyer wants to learn about your property. All the leads that I collect are catalogued in my system so that I can easily communicate important information to them such as property details and picture updates. My database of leads is constantly growing because I use this same system on each of my listings. Part of my communication system is updating you with my progress. Each week I receive a statistics report about my online marketing. It shows me how many hits the Presentation Tour, Listing Video and mobile tour receive each week and month. It also tells me where the traffic is coming from. I will make sure you are always informed.

12 My Marketing Plan For Your Home As I actively strive to sell your home I will: Submit information about your home to the Multiple Listing Service so all REALTORS in the area have access to information on your property. Submit information about your home to all major real estate sites on the Internet. Create a high impact sales flyer complete with color photos for prospective buyers. Submit copies of your listing to our company sales staff for their waiting buyers. Contact all agents that have shown or previewed your home for their buyer s comments, their personal opinions, and your home s comparison to the other homes shown. Utilize Tarbell s award winning advertising to attract buyers. Facebook ad for your home with an estimated views.
13 Negotiating The Contract When an offer is presented: We will review the offer carefully with you. We will inquire about the buyer s financial status. We will discuss all the contingencies, what they mean and how they are released. We will explain your obligations as a seller. We will take you through the process step by step. We will watch out for your best interests!
14 Managing The Escrow When you accept an offer and open escrow: We will closely follow the progress of the buyer s loan process. We will facilitate the appraisal process. We will closely monitor contingency removal dates. We will coordinate the details with escrow. We will stay in close contact with the selling agent. 15 Tarbell s Tips For Selling Inside: Inspect the house room by room. Paint if necessary. Clean carpets or drapes that need it. Clean dirty windows. Clear unnecessary objects from furniture. Keep decorative objects on the furniture in small groups. A clean kitchen is important! Clear refrigerator free of messages, pictures, etc. clear away unnecessary or rarely used items from countertops. Keep appliances clean. Sparkling bathrooms sell homes! Remove unnecessary items from countertops, tubs, shower stalls, commode tops. Keep only your most needed cosmetics, brushes, etc. in one small group on the counter. Coordinate towels.
16 Tarbell s Tips For Selling Rearrange or remove some of the furniture if necessary. Sparsely furnished rooms appear larger. Make closets look bigger. Remove and pack away items that can be stored elsewhere. Take down or rearrange certain pictures or objects on walls. Patch and paint if needed. Repair needed items like doorknobs, faucets, mouldings. Lighting cheers up the home. Open the drapes or blinds and leave lights and lamps on, especially during showings. Have the radio on FM during the day and for all showings.
17 Tarbell s Tips For Selling Go around the perimeter of the house. Move all garbage cans, wood scraps, extra building material, etc. into the garage. Clear patios or decks of small items such as small planters, flower pots, charcoal, BBQ s, toys, etc. Inspect screens and windows and make necessary repairs. Clean windows on the outside! LOCK Box very important! If we don t have it, we can t show the home!
