2 Analysis in Montréal Area Decrease in First Quarter of 2014 According to Centris, the real estate brokers provincial database, 9,623 residential sales transactions were concluded in the Montréal Census Metropolitan Area (CMA) in the first quarter of 2014, a 3 per cent decrease compared to the first three months of last year. This was the second consecutive drop in sales and the sixth decrease in the past seven quarters. This was also the lowest number of transactions registered in a first quarter since This was the lowest number of transactions registered in a first quarter since In general, the economic situation was still favourable for the residential real estate market. Mortgage rates remained at historically low levels and will continue to do so for several more months according to statements by the governor of the Bank of Canada 1. In the Montréal area, employment, which is generally a leading indicator of demand on the housing market, rose by 12,400 jobs in the past year. Only consumer confidence fell slightly 2. Vaudreuil-Soulanges Performed Well results in the Montréal CMA differed for the three property categories in the first quarter of 2014: sales of single-family homes held steady with 5,915 transactions, sales of condominiums decreased by 8 per cent with a total of 2,824 transactions, and plex sales increased slightly by 1 per cent with 879 transactions. Geographically, Vaudreuil-Soulanges stood out as being the only area that registered a significant increase in sales in the first quarter of 2014, as transactions jumped by 16 per cent (475 transactions) compared to the first quarter of last year. The Island of Montréal also performed well with a 1 per cent increase in sales (3,553 transactions). Unfortunately, the other areas were unable to escape the downward trend as the North Shore registered a 2 per cent drop in sales (2,408 transactions), while Laval (1,051 transactions) and the South Shore (2,136 transactions) posted sharper decreases at 8 per cent and 9 per cent, respectively. Geographically, Vaudreuil-Soulanges stood out as being the only area that registered a significant increase in sales in the first quarter of 2014, as transactions jumped by 16 per cent (475 transactions). Among the areas of the CMA that registered solid sales results in the first quarter of the year were Soulanges-South (+40 per cent), Villeray (+27 per cent), Ville-Marie (+23 per cent) and Lachine/ Lasalle (+17 per cent). On a less positive note, all areas of the South Shore registered a decrease in sales except for Saint- Hubert, where sales were stable. Properties for Sale: Upward Trend Since the End of 2010 The number of active listings in the Montréal CMA increased by 9 per cent compared to the first quarter of This upward trend has been observed for the past 14 consecutive quarters. Geographically, the supply of properties (all property categories combined) increased in all areas, but Laval and the North Shore registered the largest increases at 13 per cent. By property category, condominiums once again registered the largest increase in active listings (+12 per cent). Single-family homes also registered a considerable increase of 9 per cent, while the increase for plexes was only 1 per cent. Favours Buyers conditions for condominiums in the Greater Montréal area have relaxed in the past three years and even tipped to favour buyers in the past year. In the first quarter of 2014, the number of months of inventory for condominiums increased slightly yet again to 13 months, reflecting a market that continues to give buyers a slight advantage in negotiations. The single-family home market also relaxed: it once gave sellers the upper hand, but became balanced in the second quarter of The number of months of inventory of single-family homes reached 9 months in the first quarter of 2014, its highest level in 14 years. Some areas of the Montréal CMA are still in a seller s market, but they are becoming less numerous: these include Mercier/Hochelaga-Maisonneuve, with 6 months of inventory, as well as West Island South, Sainte- Rose, Boisbriand/Sainte-Thérèse, Saint-Hubert and Sainte-Julie, with 7 months of inventory. Finally, the plex market remained balanced with an inventory of 9 months. Prices Strengthen Across the Montréal Metropolitan Area, it was condominiums that registered the largest increase in median price (+2 per cent) in the first quarter of 2014, as half of all units sold at a price greater than $225,000. This increase followed two quarters of small price decreases. Single-family homes ($275,000) and plexes ($425,000) both registered a slight increase of 1 per cent in their median price. Across the Montréal Metropolitan Area, it was condominiums that registered the largest increase in median price (+2 per cent) in the first quarter of This increase followed two quarters of small price decreases. 1 See the Redefining the Limits to Growth speech given by Stephen S. Poloz on March 18, According to the Conference Board of Canada s Index of Consumer Confidence, 44 per cent of Quebecers felt it was a good time to make a major purchase, such as a property, in the first quarter of 2014, compared to 47 per cent in the first quarter of Brossard (+7 per cent) and Lachine/Lasalle (+7 per cent) registered the largest increase in property prices for single-family homes in the first quarter of the year. In contrast, the South-West (-13 per cent) and Île-Perrot (-13 per cent) registered the largest decreases. As for condominiums, the award for the largest price increase was given to the Centre area of the Island of Montréal ($494,000), where the median price rose by 23 per cent compared to the first quarter of s in Ville-Marie ($262,750) posted the largest drop in median price, falling by 12 per cent. 1
