You will receive a complete written report of your home inspection via . APPRAISAL Call Mortgage Lender and Schedule Appraiser AFTER satisfactory reply from Seller regarding the Inspection, Please let me know the day and time so I know when to expect the Appraisal Report. HOMEOWNER S INSURANCE Agent Name: Phone: Call 1 Month Before Closing me the paperwork This can be paid at settlement. Give me and your mortgage lender, your insurance agent s information and a copy of the insurance binder and bill. Make sure that your insurance agent also has your mortgage company s information. Ask for home/auto discount. Insurance must begin on the same date of settlement. If Conveyancing gives me the HUD sheet ahead of time, we will go over the figures during this time so that you know how much you need to bring in as a Certified Check from the bank to the Closing. DAY OF CLOSING CERTIFIED CHECK payable to: Cross Keys Abstract & Assurance Check that your Home Insurance has started on this day. Bring: Certified Funds - Bank Check, Personal Checkbook (for small amounts), IDs, social security card, passport, birth certificate, military ID, check closing documents to see which two ID's you need

3 Schedule Movers: after home inspection Change Address: with post office and friends, credit cards, cell phones, car payments, life & health insurance, bank, employer, mortgages, subscriptions, etc. Association docs: If purchasing in a homeowners/condo association the documents to be delivered to you upon receipt (usually within 2 weeks). You will have 5 days to review the docs and association rules & regulations. Call Utility Companies: 1 week prior to settlement. PECO: , press #3, #2 for start stop Verizon: Municipal Information can be found here: (PECO, gas, oil, cable, phone, water, etc) Let Verizon know I'm your agent, you get GIFT card NOTES:***Please do not make any unnecessary charges, open up any new charge cards, or make any strange/large deposits (which are out of ordinary) into your bank accounts unless instructed to do so by lender. The lender may pull your credit again the day prior to or the morning of settlement as well as request recent bank statements. All 365 Days of the Year Count in the Agreement. Closing date can be moved up, but not later, or it nullifies contract. Buyers shouldn t contact anymore than 3 mortgage companies to get preapproved or a loan. More than 3 will negatively affect their credit score. Buyers shouldn t go online and fill out forms because they will be sent out to many companies at once and will have a huge negative impact on their scores.
