56 Rules & Regulations Getting Started: The Basics

57 Understand the Rules 3 reasons MLS rules are important to your business: 1. Ensures the offer of compensation, making sure you get paid 2. Ensures you have current, accurate and complete property data 3. Ensures professional data sharing and cooperative behaviors

58 Accurate Information All information entered into MLS must be accurate Non-conforming bedrooms Property ID Number Total Finished Square Footage 48-Hour Correction Notice Enter a listing into MLS only if you have a signed valid contract

59 Timely Information Listings must be entered into MLS within 2 business days of the contract listing effective date Withhold from MLS included Photos must be uploaded to the listing within 2 business days of the listing active date Update the status of the property within 2 business days of the change. TNAS status changed if not allowing showings for more than 24 hours.

60 VIOLATION EXAMPLE

61 Considerate, Courteous, Cooperative Public Fields public remarks, open house remarks, public supplements, virtual tours, and driving directions No promotional, branded, or contact info. Commission offered must be a percentage of the gross sales price or a flat dollar amount.

62 Considerate, Courteous, Cooperative Photos must accurately depict the property for sale Avoid digitally altering the property and its surroundings Keep your yard sign out of the photo Use your own photos, not a previous listing agent s to save time

63 Notice to Correct: 48 hours Correction notices provide you 48 hours to correct an error. This deadline includes weekends, but not state/federal holidays. Fines range from $25 to $100 to $1000, depending on the violation. Failure to correct/pay results in an escalating amount. Remember: Over 96% of compliance notices result in either no fine or a fine that was waived.
