2 This agreement is for the Term at the Northwest Lineman College starting two days before classes start (March 30, 2019) to graduation day at 5PM. Your Rental Fee ($700, see #18) and this application consummates this lease. Your rent for the entire Term is due March 18, 2019 ($ , see #1). APPLICATION FOR: A Lineman House Room at Sutters Mill Road 31 Foot RV at Biggs Ave 29 Foot RV at Biggs Ave Space for RV w/ full hookups at Biggs Ave Tiny Home at Biggs Ave Studio at Biggs Ave WITNESSETH: That for and in consideration of the payment of the rents and the performance of the covenants contained on the part of Lessee, said Property Owner does hereby demise and let unto Lessee, and Lessee hires from Property Owner those premises indicated above, and at a monthly NONREFUNDABLE, NONTRANSFERABLE lease of seven hundred dollars ($700), payable in advance two weeks before the first day of class, on the following TERMS AND CONDITIONS: * 1. Prorated First and Last Month. For the period from Lessee s move-in date, March 30, 2019, through the end of the month; and beginning of the month through the move-out date, graduation day. Lessee will pay to the Property Owner a prorated rent for each partial month contracted. The payment of rent is for the student s housing for the entire term. The rent payment for the entire term is non-refundable. If premises not vacated by above move-out date, a penalty of fifty dollars ($50.00) per day will be charged until vacated. * 2. Form of Payment. Lessee agrees to pay full lease and Rental Fee in the form of one personal check, OR cashiers check, OR one money order made out to Marilyn Fisher. * 3. Delivery of Payment. Full Lease and Rental Fee will be paid by mail to: 1672 Biggs Ave, Oroville, CA Your receipt is our cashed check. Check and application must be mailed by USPS Priority Mail or another!2

3 express mail service with a tracking number to reserve a room prior to your check being cashed. ALL stared areas on the application MUST be completed and initialed. Please mail back to the above address with the Rental Fee (see #17). Application will not be valid until this is received with the Rental Fee. Full lease payment must be received two (2) weeks before the first day of class at Northwest Lineman College. Any late payments will result in an additional $50 fee. * 4. Occupants. The said premises shall be occupied by no one other than the lessee. No overnight guests are allowed. * 5. Pets. Pets are not permitted on the premises. * 6. Parking. Any parking that may be provided is strictly self-park and is at owner s risk. * 7. Repairs or Alterations. Lessee shall be responsible for damages caused by your negligence or the negligence of your guests. Lessee shall not paint, paper or otherwise redecorate or make alterations to the premises. If the property is damaged, inform the Property Owner within four (4) hours. * 8. Upkeep of Premises. Lessee shall keep and maintain the premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the premises to Property Owner in as good condition as when received. No firearms or BB guns are allowed on the property. * 9. Lease Violation. Any violation of this lease will result in immediate notification of the Co-Signer as well as Northwest Lineman College. Furthermore, the lessee and Co-Signer will be held financially responsible for the repairs of property damage. * 10. Painting. Property Owner reserves the right to determine when the dwelling will be painted unless there is any law to the contrary. * 11. Mail. Lessee will not have access to mailbox at the house and no mail service will be provided at Sutters Mill Road. Mail for Sutters Mill Road residents may be received at the 1672 Biggs Ave house in care of Marilyn Fisher. FedEx and UPS will deliver to the Sutters Mill Road house without using the mailbox.!3

4 * 12. Locks. Lessee agrees not to change locks on any door. Lost keys will result in a $50 fee. All locksmithing will be done by the Lessor. The house will be rekeyed at noon (12:00 PM) on the last day of the lease. * 13. Assignment and Subletting. Lessee shall not assign the Agreement or sublet any portion of the premises. * 14. Rental Fee. The rental fee is seven hundred dollars ($700.00). This is a fee and not refundable. * 15. Utilities. Property Owner pays all utilities. * 16. Fridge Fee. Anyone with a personal refrigerator will be charged an extra $50 fee per month. * 17. Right of Entry. Property Owner reserves the right to enter the premises at all reasonable hours for the purpose of inspections, and whenever necessary to make repairs and alterations to the premises. Lessee hereby grants permission to Property Owner to show the premises to prospective purchasers, mortgages, tenants, workmen, or contractors, at reasonable hours of the day. The Property Owner reserves the right to show the property to prospective clients for future classes. Property Owner will mow, water and maintain the yard. A representative of the Property Owner will walk through the property for inspection the first and third Monday of every month without notice. * 18. Termination. This Agreement may be terminated by the Property Owner due to reckless behavior by the student or student s guests. This judgement call is solely up to the Property Owner. * 19. Renter s Insurance. The Property Owner is not responsible for damage to personal property. Lessee is required to have Renter s Insurance to cover personal property. * 20. Attorney s Fees. In an action brought for the recovery of rent or other moneys due or to become due under this lease or by reason of a breach of any covenant herein contained or for the recovery of the possession of said premises, or to compel the performance of anything agreed to be done herein, or to recover for damages to said property, or to enjoin any act contrary to the provision hereof, shall be awarded all of the costs in connection therewith, including, but not limited to, all court costs and attorney s fees will be paid by Lessee.!4

5 * 21. Rules and Regulations. Property Owner s existing rules and regulations, if any, shall be signed by Lessee, attached to this agreement and incorporated into it. Property Owner may adopt other rules and regulations at a later time provided that they have a legitimate purpose, not modify Lessee s rights substantially and not become effective without notice of at least two (2) weeks. This house is in a residential community with neighbors. Be respectful of the neighborhood by observing quite hours after 10PM. Alcohol may only be consumed in a responsible manner by those 21 years of age and over. * 22. Additional Terms and Conditions. The room is furnished with the following items: bed, dresser, television. The Lineman House has two refrigerators, chest freezer, front loader washer and dryer, and common appliances, such as a microwave, oven and stove. Lessee will provide your own dishes, pots, pans and utensils. Biggs Ave pool and game room close at 10PM. No exceptions. Swimming pool is for Biggs Ave residents only. No indoor furniture is to be taken outdoors for any reason. No excessive drinking of alcohol. Absolutely no underage drinking of alcohol will be tolerated. All items are to be left on premises. If items are damaged or missing, please report the incident to the Property Owner within four (4) hours. No glass outdoors. This is a non-smoking house.
