6 Seller Agency: The Selling Agent (Listing Agent) works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity.

7 Buyer Agency: A Buyer s Agent works solely on behalf of the buyer to promote the interests of the buyers with the utmost good faith, loyalty, and fidelity.

8 Dual Agency: An agent who, with the written, informed consent of all parties represents both the seller and the buyer. The same loyalty is given to both seller and buyer and NO private info can be shared. IE: Agent can not share the sellers lowest sale amount they are willing to take and the agent can not share the highest amount the buyer will pay.

Blast all agent in my office so they can notify their buyers Submit to the MLS Follow up with Agents that show your home Do some local print ads Put listing on Craigslist Open House Represent your real estate interests throughout the transaction Handle the closing details I want you to have a good experience. I realize selling your home can be emotional and stressful. I will be there to make things smoother.

10 Pricing Your Home YOU price your home, NOT me. I would do a CMA- Comparative Market Analysis A report that compares like homes in your area that have sold in the last 6 months. The report will give you a suggested price range. You could also chose to hire an appraiser to give you a more accurate number. The reason I might suggest doing that is because when a buyer goes to finance your home they will have to have an appraisal. The appraisal must be at or above selling price. If we price it too high not only will it take a lot longer to sell the house may not appraise if you do get a buyer.

14 Preparing Your Home For Sale Drive-up Appeal Trim trees and shrubs, clean out flower beds and invest in a few flats of seasonal flowers, paint the front door, make sure doorbell is working properly, wash the mailbox, keep the porch swept and get an attractive mat for people to wipe their feet. Absolute Basics Start by airing out the home. Most people are turned off by even the smallest odor. Odors must be eliminated, especially those caused by pets and cigarettes. (If you are a smoker, stop smoking inside) Wash all the windows in the home, inside and out. Clean Carpets. Bare floors should also be waxed or polished. Put bright light bulbs in every socket made for a bulb.

15 Preparing Your Home For Sale Clean out closets, cabinets and drawers. Closets should look like they have enough room to hold additional items. Get everything off the floor and don t have the shelves piled to the ceiling. Make sure rooms are not overcrowded with furniture. Select pieces that look best, and store the rest. Keep the kitchen sparkling clean. Make sure all appliances are clean at all times. Bathtubs, showers and sinks should be Clean & freshly caulked. The grout should be clean and in good condition. There should be no leaks in the faucet or traps. Always make sure toilet seat is down for showings.

16 Preparing Your Home For Sale A few more suggestions If you have limited counter space in the kitchen, keep unnecessary items put away. Keep children s toys out of the front yard, sidewalks and front porch. If you have a fireplace, clean out the ashes. Make sure that the pull-down staircase is working correctly. Be sure if there is a light in the attic it is in working. The pool needs to be sparkling and free of leaves.

17 Preparing Your Home For Sale For those willing to go the extra mile There are some things you can do that will really add flair to your home. If your house is the least bit dated, removing wallpaper in the entry, kitchen or bathrooms and replacing outdated light fixtures adds desirability. Fresh paint on interior (Neutral colors) and/or exterior where needed. New appliances in the kitchen can be an exciting feature that can actually make the difference in a buyer choosing your home over another.

18 Showings Showing your home When you leave the house in the morning or during the day, leave it as if you know it is going to be shown. Do NOT spray scent sprays or use potpourri or candles. If you want to use something Cinnamon is usually a good smell. Others smells can cause allergies. Make sure all the lights are on and window treatments are open. (We can leave a message for the showing agent to turn off all lights when done.) Turn off the television. Keep pets out of the way preferably out of the house. Many people are uncomfortable around some animals and may even be allergic to them. Leave your premises. Buyers are intimidated when sellers are present and tend to hurry through the house. Let the buyer be at ease, and let the associates do their job.
