Also located on the Southern tract is a pond of about 1.5 acres in size and could possibly be developed into a fishing pond, but would require a huge amount of management. The Carson National Forest can be accessed in the Southern tract and fishing can be found along the Rio Nutrias. Elk are plentiful on the ranch as evidenced by the number of hunting tags that are allotted each year. Other species seen on the ranch are varmints, Rabbits, Bear, Mountain Lion and a few Mule Deer are also seen during the hunting season.

5 Location Details Interior roads on the property are in very good condition and they require grading work on an annual basis. The main entrance to the Septima is located on Highway 64 and deeded easements exist for 4miles through neighboring tracts provide access to the Southern portion of the Ranch.

6 The Weather Access to the ranch is readily easy during the warmer parts of the year. However to access the ranch during the Winter months would require a snowmobile. Many times due to heavy snowfall Highway 64 is closed several times during the winter. The current owners lease the ranch out to a local rancher for Summer grazing and the hunting tags are sold to a reputable guiding service, however there are no long term contracts on the grazing or hunting.

7 The Eco System and more The Septima is an absolute beautiful eco system of its own with tall Ponderosa Pines on the slopes and Quakie Aspens in the draws and valleys.
