32 Agriculture Zone (AG1) Formerly Restricted Agriculture (AR) and General Agriculture (AG) Zoning By-law Analysis July 2017 Project # 1597C Bruce County Official Plan: Agricultural Areas shall permit agriculture, aquaculture, apiaries, agro-forestry, maple syrup production, home occupations, home industries, and farm-related uses including the use of lands, buildings or structures for the raising of animals, the growing of plants for food production and nurseries. Retail stands for the sale of agriculture products produced on the farm unit upon which the retail stand is to be located, and bed and breakfast establishments shall also be permitted within Agricultural Areas. Permitted uses also include the primary and secondary farm residence on the same lot as part of the farm unit, forestry, public conservation, public open space, passive recreation, farm vacations, and occasional agricultural demonstration events such as a plowing match. 33 Zoning By-law Analysis July 2017 Project # 1597C Agricultural Commercial/Industrial Zone (AG2) Formerly Rural Commercial (RC) and Rural Industrial (MR) Zones Bruce County Official Plan (Agricultural Areas): Small scale industrial and commercial development directly related to, and compatible and supportive of, an agricultural operation, including grain drying and stables may be permitted providing the following policies are considered: i. The commercial or industrial operation cannot reasonably be located in an urban, rural or hamlet industrial area and must be located in proximity to an agricultural operation; ii. Such uses shall be located to conform with the Provincial Minimum Distance Separation Formula; iii. iv. The industrial or commercial use shall not require large volumes of water or generate large volumes of effluent; The location of commercial and industrial uses shall be suitably buffered from adjacent residential uses by means of distance separation and landscaping, fencing and site design. 36 Environmental Protection (EP) Zone Zoning By-law Analysis July 2017 Project # 1597C Bruce County Official Plan (Hazard Land Area): Restricted to conservation, forestry, wildlife areas, passive recreation but not including golf courses, public parks, non-intensive agriculture, horticulture, and hydroelectric power facilities. Buildings and structures are generally not permitted. Only those uses which do not impair ecological processes and the environmental features so identified will be permitted. 37 Open Space Zone (OS) Zoning By-law Analysis July 2017 Project # 1597C Bruce County Official Plan (Major Open Space Area): The predominant use of land designated Major Open Space Area shall be those uses which provide outdoor recreation and preservation of natural areas, including forestry, conservation and golf courses. A limited number of chalet cottages, lodge accommodation, marinas, public dining facilities, may be permitted provided the location is appropriate. If compatible, such uses may also include agriculture, public utilities and minor public institutions. Huron-Kinloss Official Plan (Parks and Open Space): In the Parks and Open Space designation, permitted uses include parks, libraries, arenas, marinas, community centres, playing fields, active and passive recreation and picnic areas. 38 Residential Zones Zoning By-law Analysis July 2017 Project # 1597C Huron-Kinloss Official Plan (Residential): The primary use of land in those areas designated Residential shall be residential. Although low-rise, low density housing forms shall continue to predominate, a full range of dwelling types shall be permitted in Residential Areas in appropriate locations and where designed to be compatible with adjacent uses. Secondary uses that are necessary to serve the Residential area and are compatible with the residential character shall be permitted in all Residential areas. Such uses may include residential care facilities, parks, home businesses and day care facilities. In order to protect and enhance the viability of the Core Commercial Area, commercial uses shall not be permitted in Residential areas. Institutional uses may be permitted in the Residential designation in accordance with the policies of this plan. Huron-Kinloss Official Plan (Lakeshore Residential): The primary use of land in the Lakeshore Residential designation shall be for low rise, low density residential use. Multiple residential uses may be permitted in accordance with the policies of this Section. The predominant form of housing shall be single detached dwellings. Both seasonal and permanent residences shall be permitted. A home business shall be permitted by the Zoning By-law in the Lakeshore Residential implementing zone. Small scale local commercial, institutional and secondary uses as well as tourism accommodation shall be encouraged and permitted in appropriate locations within the Lakeshore Residential designation. These uses shall be permitted without amendment to this Plan but shall require a Zoning By-law Amendment... 42 Zoning By-law Analysis July 2017 Project # 1597C Highway Commercial (HC) Zone Former Highway Commercial (HC) and Service Commercial (SC) Zones Huron-Kinloss Official Plan (Highway Commercial): The Highway Commercial designation shall permit uses catering to the travelling and tourism public such as motels, hotels, restaurants, bed and breakfast establishments in existing dwellings, motor vehicle sales and service, convenience commercial uses and commercial recreational uses. Retail uses, because of their function or large space or storage requirements, such as building supply outlets, wholesale outlets, garden centres, furniture stores, flea markets, home furnishing centres and liquor, beer or wine stores may also be permitted. Light industrial uses may be permitted provided they are located in conjunction with a principle retail use as outlined above and are located to the rear of the principle retail building or structure. 43 Hamlet Mixed-Use (HMU) Former General Commercial Zone (GC) Zoning By-law Analysis July 2017 Project # 1597C Huron-Kinloss Official Plan (Hamlet): Development in the Hamlet designation will be relatively small-scale given the rural context and level of service available in hamlets. The primary residential uses will be low density dwellings including single detached, semi-detached and duplex dwellings. Small-scale, low density multiple unit development, primarily through conversions, may also be permitted to provide greater housing options. Other uses including community facilities, commercial uses primarily servicing the day-to-day needs of the residents of the hamlet community and the surrounding agricultural area; small-scale dry industrial uses and parks may also be permitted where compatible and where adequate services can be provided.
