Dream Realty and Rentals is owned and operated by a principle and staff who have lived locally and have worked in real estate for many years. A core element of Dream Realty and Rentals business is residential letting; our service is personal yet professional and we take great care to understand the needs of the investor. We have come to understand the emotional attachment and needs that investors can have with their rental properties. We understand how hard you have worked to buy the investment property, the financial commitments, risk and sacrifices you have made. Together with this knowledge, experience and training in the real estate industry, we are able to provide an investment package designed to give you the investor...total peace of mind.
2 How do we make your Dreams a Reality? You have our commitment to provide you with a quality residential management service with the objective of maximising the rental return of your investment. We obtain this by the following- Qualifying of tenants most suitable for your property Strict rent arrears policies to ensure your rent is paid on time Maintenance attended to promptly Direct communication with the investor Informing tenants up on handover of their obligations as tenants SERVICES PROVIDED SCREENING THE TENANTS We screen all tenants before renting to them. Prospective tenants are required to fill out a lengthy application form from which we conduct reference & credit checks. We also have a data base called TICA which is a data base that informs us of tenants with a bad rental history. This data base is used in both Australia & New Zealand. If all of the requirements are to our satisfaction we then contact you and proceed through the application. You ultimately have the final say on which tenant you would like in your property. TENANCY AGREEMENT & ENTRY CONDITION REPORTS These are carried out as per the Residential Tenancies Act The tenancy agreement, bond lodgment & Entry condition report are all drawn up by our office & signed by both parties. A copy of the Tenancy agreement & Entry & Exit reports will be sent to you. RENT COLLECTION We will collect a total of 6 weeks rent at the beginning of the tenancy equal to 2 weeks rent in advance and 4 weeks rent for rental bond to safe guard against any damage to the property. 1
3 RENT ARREARS Rents are checked on a daily basis. Should the tenant not make payment a phone call is made to find out the reason? If the tenant does fall 8 days behind a Form 11 Notice to Remedy Breach is issued, as per the residential tenancies act. This forms the beginning of the Tenancy Tribunal process. Should rent not be paid by the expiry date of the breach notice (9days), then the tenant will receive a Form 12 Notice to leave the property giving (7 days). RATES & BODY CORP FEES We can pay these directly from your rental account. If you require us to pay please advise council or body corp to send the notices to us at our PO BOX 1351, Springwood We can ensure the rates or fees are payable before their due date. Alternatively please provide our office with the rates notices just for excess water purposes, so we can issue an invoice to the tenants for payment in 30 days DISBURSMENT OF MONIES & STATEMENTS You will be paid directly from the rent collection account and we prepare a mid month & monthly income and expenditure invoice. You can receive disbursements at end of month or mid and end of month at your request. PROPERTY INSPECTIONS The property is inspected thoroughly by the Property Manager to complete the Entry Condition Report before the tenancy & photos are also taken. Final exit condition report will be completed upon vacate and compared with the entry report. Regular three monthly inspections are completed during the tenancy- should an inspection have any issues requiring the tenant to fix, a letter would be issued after the inspection & a follow up inspection would be done in 14 days. All reports are sent to the owner with current photographs of the property. 2
4 MAINTENANCE You are responsible for all repairs to the property with the exception of breakage or damage caused by tenants. Repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing on any large scale repairs. We do not make a profit on maintenance carried out by our contractors. MEDIATION & SMALL CLAIMS TRIBUNAL In the event of a dispute, when a matter comes before the small claims tribunal or mediation hearing. Whether this is a matter of repair, and maintenance, damage or non payment of rent we are able to offer a service to represent you, and assist you with recovery. STAFF EDUCATION AND TRAINING Our team members are licensed real estate agents and property managers who are passionate about property. We work along side our clients to ensure that their experience within the real estate process is as uncomplicated as possible. Our staff do continually update their knowledge of the real estate industry to keep in line with Tenancy Laws, and obligations. RENTAL MARKETING ASSESSMENT We will inspect your property and give you its potential value in the current rental market. If you are happy with our assessment we will then set up an agreement with you the owner to get the property listed and underway. ADVERTISING YOUR PROPERTY We will advertise the property for free. A description and photos of the property can be viewed online 24 hours a day on popular site realestate.com.au & dreamrealtyandrentals.com.au Rental lists and window advertising, is available to prospective tenants 7 days a week. POTENTIAL TENANTS WANTING TO VIEW We personally show all prospective tenants through the property by either Appointment or open viewing. At no stage do we hand the keys out. Please note there are a large volume of tenants awaiting rental properties. 3
5 VACATING TENANTS Each tenant is issued with a vacate package outlining their obligations upon vacate of the premises. A final inspection will be carried out when keys to the property are returned to the office. When we are satisfied that the property has been left in a clean & tidy state with no damage & that all rent money is paid up to date we will then release the bond. If this does not occur the monies owing will be taken from the bond. If you require a vacating report we are quite happy to supply you with a copy. COMMUNITY AWARENESS We work with neighbourhood watch programs to learn what is going on in your area. We will advise the neighbours on either side of your property that we are the managing agents. We find this practice very helpful, as they too can keep an eye on the property, and know who to report any unfavorable activity to. LANDLORDS INSURANCE If you so wish we can organise Landlords Insurance on your behalf, please ask for more information if required. Landlord insurance is designed to cover you for malicious damage, loss of rent/denial of access, legal liability. UTILITY SERVICES & WATER USAGE The payment of electricity, phone, cable, & internet, are 100% the responsibility of the tenants. Tenants are charged for excess water usage at an agreed amount depending on the amount of people residing at the property and in accordance with the water restrictions. Water Charges- The tenant can be charged for the full water consumption costs where the premises are individually metered, the lease states the tenant must pay the full water charges an only if the premises are water efficient and meet the RTA criteria and WELS standards. TENANT PACKAGE At the beginning of the tenancy approved tenants are required to complete an information package informing them of their obligations during the tenancy. They are provided with a greetings brochure, welcoming them to the home, and explaining procedures about rent, notice periods, contact numbers, emergency procedure, troubles shooting problems, and cleaning guide. 4
