7 HIGHLIGHTS This exclusive Chalet is nestled into the hillside in a peaceful, sunny plot and with its clever design owners can enjoy breathtaking views of the Kitzbuhel Alps from every corner of the house. The Chalet was completed in 2002 but it still exudes luxury and charm with features such as a 25sqm foyer, an expansive spa with indoor pool, a sauna and an attractive steam bath. Large sliding doors provide sunshine throughout the day and allow for access to the beautifully designed garden. All of the utility rooms, as well as a spacious double garage have been integrated into the rear side of this floor. Via an elegant staircase you reach the mid-level of this property where the rustic old timber kitchen with Gaggenau appliances has been fitted. An attractive Tyrolean breakfast room and a pantry complete the flexible living space here. On the centre of this floor is a tastefully furnished living room with open fireplace and access to the south-facing terrace. An expansive bedroom which is currently used as a library is situated on the northern wing and boasts an elegant en-suite bathroom and an additional fireplace. 16 FLEXIBLE RENTAL As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. We would be delighted to recommend top tour operators to maximise the rental potential so that your property will earn an excellent income for you. A dedicated management company can deal with the hand-over of keys for your guests, and the laundering and cleaning of your property when they have departed. Purchase costs for buying a property work out at approximately 9.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros Agent s Fees - 3% of gross purchase price plus VAT (payable to local agent) Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking.
