1 City of Brady Housing & Land Use Study

2 Purpose: 1. To have a better understanding of current land uses of the city. 2. To inventory and rate the housing stock around the city. 3. To address long standing issues and needs of various neighborhoods. 4. To better plan for long and short term infrastructure improvements. 5. To assist in developing underserved areas of the city. 6. To have a more open line of communication between the city and citizens. 7. To help develop a viable community reflective of the community s values.

3 Methodology: In order to best determine the city s current land use (what is on the ground), the database from the McCulloch County Central Appraisal District was used extensively. To better utilize the information available, the city of Brady was divided into 6 areas of study as follows: Brady Lake Study Central Business District (CBD) Study Eastside Study Northside Study Southside Study Westside Study

4 Parameters: The following are the primary aspects that were explored using the database from McCulloch CAD: Property Market Values Land Use By Property Type (Residential/Commercial/Industrial/Public) Property Ownership Property Age and Condition Exemptions Vacant Properties

5 Results: After considerable effort and due diligence, the information was gathered and assembled into a spreadsheet for each of the six areas studied. The next series of slides will demonstrate how the information was assembled for each area according to the parameters selected.

17 Conclusions: The City of Brady has a mature housing stock that is in fair to average shape. There are a number of properties though that are in a dilapidated and unsafe condition that will need to be addressed. There are quite a number of vacant properties and lots that could be utilized with appropriate effort and resources from the city and community. An excellent opportunity exists to reclaim and reuse these properties to aid with the shortage of affordable housing. (Urban Homesteading) Zoning laws and ordinances will need to be adjusted to allow for this reuse. With the removal of dilapidated housing, the clean up of neglected properties and creative marketing of vacant parcels, the city can help restore pride and sense of community along with helping curb crime and increasing value to each of the six areas studied.
