2 2 OLM REAL ESTATETOKEN Executive summary OLM Real Estate is a company which is destined to contribute to resolving the housing crisis in Sweden by constructing and managing residential houses throughout Sweden. Our vision. Build 15,000 affordable, environmentally and socially sustainable apartments in the key areas of demand before High quality houses. For us, affordable doesn t mean low quality. We build well-designed, smart houses that incorporate technology to improve the daily life of our tenants. Low prices. Our construction efforts will be subsidized by the government and the rental will be limited for our apartments to ensure affordability to all tenants. Tokenization. The profit generated will be tokenized, with what is not used for reinvestment being paid out to token holders in Ethereum. Great team. 3 3 OLM REAL ESTATETOKEN Ongoing housing crisis insweden The Swedish housing market is facing a severe housing shortage that has been increasing in scope since the 1990s Supply Shortages Sweden s population is finding it harder than ever to find housing. The problem is due a combination of different factors, among them rent control regulations, high construction costs, and the increasing municipal regulatory burden since the 1990s HOUSING SHORTAGE AMONG MUNICIPALITIES 20% Have housing faciities Price surge In recent years the shortage has led to a significant appreciation of prices, which now stand at 40% above the 20-year average. Furthermore, it has led to long waiting list for vacant properties. In Stockholm, for example, there is an average waiting time of more than 9 years. 80% Face housing shortage Immigrants and young adults Sweden has also experienced a dramatic increase in the number of immigrants, further straining the housing system. As a result, immigrants, along with others who cannot afford to buy condominiums, are struggling to find affordable accommodation. In order to have the streamlined process necessary for a project of this size, preparations are vital. 6 6 OLM REAL ESTATETOKEN Types of houses OLM offers house designs in different configurations to suit the needs of each municipality and its residents Name: Standardhouse Floors: 2 Material: wood Name: Multi-floorbuilding Floors: 4-7 Material: concrete Name: Assisted living homes Floors: 1 Material: wood This type of house resembles a very long villa, allowing it to fit seamlessly into most neighbourhoods. The plans for this house have been drawn up and we are 100% ready for production of the blocks and construction. The building will fit well into city environments or as a complementary structure in those municipalities where we have built the two-floor apartment buildings. This special type of housing is aimed at an older target group and others with special needs. The house only has a ground floor, enabling accessibility, and is primarily intended to be a complementarity structure to the two-floor apartment building.
7 7 OLM REAL ESTATETOKEN Government and tenants We guarantee that our affordable accommodation prices will remain at the same levels (adjusted for inflation), thereby ensuring the appeal of our apartments to all tenants Our houses are designed to conform to the government standards necessary to obtain a subsidy from the Swedish Housing Board. This subsidy, paid on the completion of each project, will cover most of the construction cost in the first years. SHARE OF CONSTRUCTION PRICE COVERED BY GOVERNMENT SUBSIDY, % To qualify for government subsidies we must stay within certain rental levels, with prices locked between 1,350 1,550 SEK/m 2 /year at all our locations. That will help to accomplish our aim of providing tenants with affordable and comfortable accommodation. 8 8 OLM REAL ESTATETOKEN Tokenomics Blockchain technology enables our team to provide investors with an OLM security token, which will generate strong dividends, once the construction targets are met Dividends paid to the token owners. Our investors will receive a share of the profit generated by rent from constructed houses for each OLM token they hold. This share of profit attributable to dividends is fixed at 50%. CASH FLOWS STRUCTURE Reinvestment 50% Reinvestments of profits. The remaining 50% of profit will be reinvested to building new houses. Reinvestments are vital for project success, as they enable further expansion to new regions and thus generation of additional profits. At the same time we will publish financials and operational results to ensure token holders that the asset allocation is fair and transparent. Blockchain and Smart Contracts. All completed transactions with token holders will be recorded in the Ethereum Blockchain using Smart Contracts to achieve highest standards of trust and security. 9 9 OLM REAL ESTATETOKEN OLM initial coin offering To build and introduce OLM Real Estate to the market, our team raises $52m by issuing OLM tokens During the Seed round 25M token will be sold at approximately 75% discount. 20 million token will be made available in the pre-ico round, at 50% The majority of tokens (133 million) will be sold during the public ICO. The funds raised will be used for initial construction plans, with construction to begin as soon as we have reached soft cap of $3m. Reaching the hard cap of $52m will ensure accomplishing the goal of 1000 apartments per year during In case a certain share of tokens will remain unsold during the ICO, our team will consider a 2nd public ICO round in OLM tokens will be listed on exchanges after the ICO in order to provide investors with liquidity by buying or selling any amount of stake in our project to other participants.
