8 About Remine Desktop Welcome to Remine, the map-based property intelligence tool. Our goal here at Remine is to help you quickly and easily find qualified leads based on what you would like to achieve from a business perspective. Whether you are farming your neighborhood or working with investors, we can help you target key opportunities in seconds using our interactive map and data-based filters. 9 Software Requirements Remine is a desktop application that works best with the following configurations. Browsers Remine is supported on the latest version of the following browsers: Google Chrome - 70 Microsoft Edge - 44 Mozilla Firefox - 63 Apple Safari - 12 Operating Systems Windows 10 macos 10.14: Mojave (Liberty) Minimum Resolutions Extra small devices (<768px) - Minimum width: auto Small devices (768px-991px) - Minimum width: 750px Medium devices (992px px) - Minimum width: 970px Large devices ( 1200px) - Minimum width: 1170px How do I log in? Your Remine login credentials are the same as your MLS credentials. If your MLS enables Single sign-on (SSO), then logging in to Remine is as easy as going to your MLS dashboard or Matrix, clicking on the Remine link, and signing in with your MLS username and password. Note: If you are a TRIAD or MLS PIN agent, see the How do I register my Remine account? article to learn how to register your Remine account. After you register your account, your Remine login credentials are your MLS ID and the password that you set up when you register

10 Find your MLS login URL 1. Navigate to login.remine.com. 2. Select your state and MLS name, then click Confirm. The login screen for your MLS appears. 3. Click Continue to Remine and log in with your MLS credentials. How do I register my Remine account? These steps walk you through how to register your Remine account with Triad MLS or MLS PIN for the first time. If you want to reset your password, contact Remine support at (855) Remine Support is available Monday

11 through Friday 9am-9pm ET, and Saturday 9am-1pm ET. Tip: After you follow these steps to register your account, your Remine login credentials are your MLS ID and the password that you set up in step 4. If you need to reset your password, see the How do I reset my password? article. 1. When you navigate to Remine (mlsname.remine.com), you'll see a login page where you can register. Click the New to Remine? Create Account link. 2. Type your MLS Agent ID so we can identify you as a member of your MLS. If your Agent ID is incorrect, contact your MLS help desk. 3. After you enter your Agent ID and click the Continue button, we'll send a confirmation . Go to your inbox and click the link in the from Remine

12 4. The link in your confirmation points to a screen where you can enter a password for your Remine account. This will not affect your MLS password or account information. This password is only for your Remine account. Tip: Don't reuse passwords! Practice good internet hygiene, and use a unique password that meets the following criteria: Is at least 8 characters long. Is not a word found in the dictionary (i.e., use acronyms or other letter combinations). Includes uppercase letters, lowercase letters, numbers, and special characters (e.g.,!@#$%&* ())

13 How do I log out? In the top navigation bar, click your username, and then Sign Out. If you navigate away from Remine without signing out, Remine will remember your session until you clear your cookies. How do I reset my password? Your Remine login credentials are the same as your MLS credentials. You'll log in to Remine using Single sign-on (SSO), meaning you'll click the Remine link in your MLS dashboard or Matrix to log in. In this scenario, your account information is managed by your MLS. If you've forgotten your password or want to change your password, you must contact your MLS. Triad MLS & MLS PIN Triad MLS and MLS PIN are exceptions to the rule, as login information is not managed by SSO. If you are a Triad MLS or MLS PIN agent and already registered your Remine account, you can follow these steps to reset your password: 1. When you navigate to Remine, you'll see the login page. Click the Forgot Password? link. 2. Type your MLS Agent ID so we can identify your Remine account. Click the Reset Password button

14 3. After you enter your Agent ID and click the Reset Password button, we'll send an with instructions to reset your password. 4. The link in your reset password points to a screen where you can enter a new password for your Remine account. This will not affect your MLS password or account information. 15 How do I search? The search bar appears at the top of Remine on every page. Search is not case sensitive, and it is predictive. This means that results will appear in the drop-down as soon as you begin typing. When it comes to Remine's search function, less is more. This means that copying and pasting a full address may not yield results. We recommend that you type just the beginning of the address, and slowly add more information until the property appears in the search results. Note: If you're looking for instructions about saving properties to a list, see the How do I track properties or people? article. To see the results in a separate page, in the search results drop-down, click See all results. What can I search for? Using the search bar, you can look for addresses, ZIP codes, APN/TAX/PINs, MLS IDs, people, offices, and agents. Search by tax identification number If you want to search for a tax identification number, type PIN:##########. For best results, avoid spaces. This feature is not sensitive to hyphens, so long as they're placed in the correct location. For example: Will work PIN: PIN: PIN: Will not work PIN: PIN:

16 Search by MLS ID If you want to search for an MLS ID for a listing, type ListingID:##########. "ListingID" is not case sensitive, but the MLS ID that you enter is case sensitive. For best results, avoid spaces. For example: Will work ListingID:ABCD listingid:abcd Will not work ListingID: ABCD ListingID: abcd If you are on a paid plan, you can also search for school zones and neighborhoods. If you re searching for the first time and not looking to farm any particular neighborhood yet, we recommend starting with your address. Note: If you have trouble finding an address via search, try removing the end of the street name (e.g., road, avenue, or circle) from your search. How do I decipher my search results? Your search results are sorted by category, and the categories are ordered by relevance. For example, if you enter in the search bar, the ZIP code section will appear first. If you enter Beverly Hills High School, the high school section will appear first. Contact us if you find that there is missing information! What kind of agent are you? The following topics highlight some of the most useful features in Remine for different types of agents. Select the topic that best describes your business. Remine can take that burden off your shoulders by helping you to focus your marketing campaigns and find only the most qualified leads

17 What filters should I focus on? Below are the filters on the Discover map that will be most useful for you as a listing agent in finding the best leads. When you layer all three filters, you'll have a highly targeted list of results that you can track to keep an eye on important data changes. If you're ready to reach out right away, you can purchase owner contact information, focus your messaging, print mailing labels, and start listing properties! Filter Description The Ownership Time filter displays the length of time, in years, that the current owner has had the property. Ownership Time This is important for you as it identifies owners who are more likely to move. Because we know that most people move every 7-12 years, you can apply the Ownership Time filter with a minimum of 7. Save your time and money by only marketing to those who are more likely ready to move. For more information, see the How do we calculate ownership time? article. Home Equity The Home Equity filter displays the estimated equity that an owner has in their property. Equity is the current market value of the property minus the amount still owed on the loan balance. The more equity an owner has, the more eligible that person is to make a move. This is a valuable filter for you, since you can filter out those people who don't have enough equity, as they won't be able to sell yet. For more information, see the How do we calculate net equity? article. The Absentee filter indicates if the owner doesn't occupy the property. A property with an absentee owner is likely rented out or sitting empty. Absentee status is determined by cross-referencing the property address and the owner's mailing address. If the two addresses differ, we display that the owner is absentee. The Absentee filter also identifies those absentee owners who live in state vs. out of state. Absentee The benefits of this filter are twofold. First, you can target owners with campaigns to sell their homes. You can even tailor your messaging for in-state or out-of-state absentee owners. Renting out your home is particularly inconvenient when you live out of state, so you as an agent can speak to the owner's specific pain points when it comes to dealing with tenants and maintenance from hundreds or thousands of miles away. Second, you can target renters who may be ready to buy by door knocking or sending mailers. For more information, see the What are our address data sources? article. I am a Buyer Agent As a buyer agent, both finding new buyers and finding properties for your current clients can be time-consuming. Below are the filters on the Discover map that will be most useful for you as an agent in finding the best properties for your clients, as well as potential new clients. After you apply filters, you can track properties to keep an eye on important data changes. If you're ready to reach out right away, you can view listing agent contact information on the Property Details page, purchase owner contact information (for off-market properties), focus your messaging, print mailing labels, and start getting people into homes! Filter MLS Status: Active Description When you select the Active MLS Status filter, Remine displays flags for all the properties within your MLS that are actively for sale. When you combine this filter with something like a search for a specific school zone, you can quickly find the properties that will best meet your clients' needs. You no longer need to waste your time digging through school zones and manually cross-referencing listings. If you find that there are no suitable active listings in a client's preferred school zone, you can consider tear-down opportunities. See the example below for a suggested set of filters. Example: Find tear-down opportunities within a desirable school district Say you have a client who wants to buy in a particular school zone, but there are no active listings, and a majority of homes in the school zone have a property value of $1m+. Remine can help you find potential tear-down opportunities in just a few seconds, by using the Year Built, Property Value, and Home Equity filters. 1. Search for a school zone. In the search bar at the top of the page, type the name of the school

19 When you click on the school, Remine highlights the boundaries of the school zone, and filters out any properties that fall outside that school zone. 2. Apply the Year Built filter. A good parameter for potential tear-down opportunities is properties that were built before Apply the Property Value filter. In an area where homes commonly exceed $1m in value, you'll want to identify properties that are worth less than $600k. 20 4. Apply the Home Equity filter. To find people that may be more motivated to sell, you can find property owners who have at least $500k equity. 5. By applying these filters, just in this visible section of the school zone, you've knocked down your list of opportunities from 983 (all properties) to 34 (properties that meet your criteria). Now that you have a clearly defined list of opportunities, you can contact those property owners, let them know that you have interested buyers, and encourage them to sell

21 Before: After: 6. Track the properties. In the upper right corner, click Track All and then create a label. The following are some suggested next steps: Leave the filters as is, and drag the map to another visible area. Click Track All, and select the label that you just created. This will add more properties that meet your criteria to the same label

22 View the Property Details page for one property that meets your selected criteria. On this page, you can view or purchase contact information for households, depending on your monthly plan. On the Track page, filter the list by the label you just created. Now you can export these opportunities as a CSV. I am an Investor Agent As an investor agent, or as a buyer agent working with investors, finding investment properties can be a difficult task. Remine can help you identify off-market properties that can be worthwhile investment opportunities, whether they're suitable rental properties, Airbnb rentals, or flipping opportunities. What filters should I focus on? Below are the filters on the Discover map that will be most useful for you as an agent who invests, or has investor clients, in finding the best leads. Foreclosure status can be difficult to track down, unless you are paying for a specific service that specializes exclusively in distressed properties. Remine's Distressed Deals filter identifies the following states of foreclosure: Distressed Deals Lis Pendens: Latin for suit pending, lis pendens is a written notice that a lawsuit has been filed involving the title to the property, or that there is a legal matter with the owner of the property. The defendant (property owner) has been notified that there is a claim on the property, and the recording is public information. This information is useful to anyone interested in purchasing or financing the property. Notice of Default: This filter is state-specific. Notice of default is the official correspondence

23 Filter Description between the lender and borrower, when the lender expresses its intention to foreclose on the property because the borrower has not made their payments. The borrower may prevent the foreclosure by paying the money owed (plus legal fees, sometimes) by a particular deadline. Some states require that the notice of default be filed with the county clerk. Notice of default is part of the process of a non-judicial foreclosure. Notice of Foreclosure (NFS): This filter is state-specific. Notice of Foreclosure Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is typically a step in the process of a judicial foreclosure in a mortgage state. Notice of Trustee (NTS): This filter is state-specific. Notice of Trustee's Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is typically a step in the process of a non-judicial foreclosure in a deed of trust state. Note: This filter is available only with the Pro plan. Example: Find tear-down opportunities Remine can help you find potential tear-down opportunities in just a few seconds, by using the Year Built, Property Value, and Home Equity filters. In this example, we target an area where homes commonly exceed $1m in value. 1. Locate a desired area. Zoom in to an area on the map where property values are high. In this example, more than half of the homes in the visible area are worth more than $800k. 2. Apply the Year Built filter. A good parameter for potential tear-down opportunities is properties that were built before Apply the Property Value filter. In an area where homes commonly exceed $1m in value, you'll want to identify properties that are worth less than $600k. I am a Referral Agent As a referral agent, it is crucial for you to be able to maintain relationships to identify new warm leads. Remine can help you keep tabs on people to ensure you always have the latest details on life changes that can affect your sphere of influence (SOI). What features should I focus on? Below are the features that will be most useful for you as a referral agent in keeping your relationships fresh with the people in your SOI. The Track and Engage pages are the most used features by referral agents, however, the Discover map will be very helpful for you as well. Feature Track Engage Discover Description The Track page is where you can upload your SOI in CSV format. After you've uploaded the information for everyone in your sphere, you can assign labels to identify and sort people in whatever way is most helpful to you. The Engage page is the part of Remine that will be most illuminating for you, since this is where you will get real-time notifications about any changes to information associated with anyone in your SOI. When you're up-to-date on any important changes in your clients' lives, you can clearly identify where to spend your time, and how to reach out to the right people at the right time. Nurture your leads more efficiently and with the correct messaging by keeping track of your Remine notifications. While Track and Engage will be your bread and butter, the Discover map is still going to be a useful tool for you, as you can use filters to identify people for your just listed or just sold campaigns. 27 Navigation Bar There are several options that appear across the top of Remine. The list below describes the purpose of each. For more information about searching, see the How do I search? article. Top Navigation Item Discover Track Engage Chat Notification bell Your username Description The Discover map is the de facto home page of Remine. On the Discover map, you can use filters to narrow down the properties that you want to target and set up farming areas to find opportunities. The Track page is the list of properties and people that you've tracked. You can upload your sphere of influence (SOI) to track data that will help you prioritize who you should reach out to, and when to reach out. You can use the Track page to export spreadsheets to use for mailers, call lists, or campaigns. The Engage page is the list of notifications that is populated when important data changes among the properties and people that you've tracked. You can think of the Engage page as a personal assistant that tells you which people and properties to follow up with, when to do so, and what kind of messaging to use. The Chat page displays your chat history. You can use Remine Chat to talk to any agent within your MLS. The notification bell is the list of application notifications. The primary notification you'll see here is for your CSV downloads. Your username is the control center for your Remine settings and any help that you may need. Settings Because Remine is a Single sign-on (SSO) application, your settings are auto-populated with your MLS details. If you want to change your or phone number, in the upper right corner, click your username and then click Profile. On the Profile page, click the Edit Profile button. Here you can add a preferred and phone number. Your MLS will remain your login, but your preferred contact information will indicate where we will contact you to communicate feature updates, schedule demos, and provide support

28 Plans While all plans come with powerful, intuitive real estate data, there are some premium features only accessible by upgraded accounts. How do I change my plan? You can make changes to your plan by clicking your username in the top navigation bar, and then click Plans, or you can reach out to us here. If you are on an upgraded plan and choose to downgrade, you'll lose all your tracked properties and people. You'll still have access to any purchased contact information, however, you will need to manually locate those people again. To find people whose contact information you've purchased, see the Find purchased contact information article. What are the available plans? There are four available plans: Starter, Plus, Success, and Pro. The Starter plan is free! It allows you to track up to 100 items and to purchase household contact information at $3.00 per household. The Plus plan is $29 per month. It allows you to track up to 250 opportunities and purchase household contact information at $3.00 per household. With Plus, you'll also be able to filter results by home equity, property value, absentee ownership, and flood maps. The Success plan is $99 per month. It allows you to track up to 500 opportunities and purchase household contact information at $3.00 per household. With Success, you'll also be able to filter results by home equity, property value, absentee ownership, and flood maps. You'll also see Buy Scores for people you've tracked

29 The Pro plan is $199 per month. It allows you to track up to 10,000 opportunities and includes full access to contact information at no additional cost. With Pro, you'll also be able to filter results by home equity, property value, absentee ownership, and flood maps. You'll also see Buy Scores for people you've tracked. When you click on your username in the top navigation bar, and then click Plans, you'll see the features available with each plan. You can click Compare Plans at the bottom of any plan type to view a feature comparison chart. Depending on your MLS's agreement with Remine, you may see different plan options than the ones outlined below. Manage Payment Methods In the top navigation bar, click your username, then click Manage Payments. The Saved Payment Methods page appears, which displays your saved credit card(s). You can use these cards to pay for your monthly plan and purchase credits. This article describes how to add a new card, change your default card, and delete a card. If you have questions about updating your payment method, please contact Ash Hall, our Customer Loyalty Specialist, at ashley@remine.com. Your credit card information is secured using Stripe, which is a PCI Service Provider Level 1. How do I add a new card? On the Payment Methods page, click the blue Add Card button in the upper right corner. A dialog box appears, where you can enter your credit card information. Fill out the form, then click Add Card. Your card will appear in the list, and you can use it to pay for your plan and credits. How do I change my default card? On the Payment Methods page, above the card that you want to make default, click Set As Default Payment Method. The new default card will move to the top of the list, and it'll be used for monthly plan and credit purchases going forward. How do I delete a card? On the Payment Methods page, in the list of cards that you've added to your account, find the one you want to delete, and click the Delete Card link. The card will disappear from the list. If you want to make changes to your plan, see the Plans article. Note: If you have a paid plan or want to purchase credits, you must have at least one credit card associated with your account. You cannot delete the last associated card without adding a new one first. About Credits In the top navigation bar, click your username, and then click Credits. You'll see a list of all your credit transactions. Use the search bar to find a date, description, or number of credits. You can also sort your credit transactions by clicking on a column header. What are credits? Credits are like tokens that you can use to purchase contact information

30 What do credits cost? One credit costs one dollar. How many credits does contact information cost? This will change based on your plan and is an added benefit to our subscribers. On the Starter Plan (free), one person's contact information costs 1 credit. If there are more than three people in a household (in a rental, for example), we will only charge you 3 credits for the whole household s contact information. With our monthly plans, you re only charged credits by the household. This means that whether the house contains one person or 20 people, we will supply you with the entire household s contact information for a flat credit fee: Starter, Plus, or Success Plan: 3 credits for the entire household (three or more people) Pro Plan: Full access to contact information for free To learn more, see the Plans article. How do I add credits to my account? Click your username in the upper right corner of the screen, and then click Credits. In the upper right corner, click Add Credits. A dialog box appears, which displays your current credit balance, and an option to add as many credits as you like (minimum 10 credits). One credit costs one dollar. Discover The Discover map is the landing page of Remine, and the place where you'll set up your farming areas. This article will walk you through the primary functions of the map. See the How do I interact with the map? article for details about the various zooming and drawing tools on the map. Blue Dots Generally, each blue dot represents one property. When you click on a blue dot, a box appears that displays some basic information about the property. We call this box a property card. When you click the address in the property card, the Property Details page appears, with more granular information about the property. One exception is in the case of multi-unit properties. When you click the blue dot for a multi-unit property, a property card appears that indicates there are multiple units associated with the property. You can click View Units to see a list of all the units in the building, and you can click an individual unit's address to see the Property Details page for the unit. To view a list of addresses that correspond to the visible blue dots on the map, in the upper right corner, click Show List. Viewing this list does not track the properties. See the How do I see a list of properties on the map? article for more information. Filters You can quickly and easily identify properties that meet your criteria by using any combination of filters. See the What are the available filters? article to read about all the available filters in Remine

31 There are two sets of filters on the Discover map. The filters across the top include basic property information, like bedroom and bathroom count, square footage, and year built. The filter bar on the left side of the map includes the powerful filters that help you instantly visualize leads on the map, like Ownership Time, Home Equity, Sell Score, Flood Zone, and Distressed Deals. Data sources The following image shows the filters mentioned above, as well as a sample property card. They're color-coded to identify our data sources. Track After you apply filters and have a set of blue dots that fit your criteria, you can assign a label to the properties to organize them, and download a list of addresses for mailing labels or door knocking. After you track a property, it appears on

32 the Discover map as a star instead of a dot. What is tracking? How do I track properties or people? How many properties or people can I track? How do I upload my sphere of influence to track? How do I download a list of the properties I'm tracking? How do I interact with the map? Zoom options If you are zoomed out too far to see blue dots, the Click to zoom in & see results link appears in the upper left corner of the map. You can zoom using the Google Map zoom options in the lower left corner of the map. My Location ( ) Click this to position the map around your current location, so you can quickly view properties in your area. Street View ( ) Drag and drop this on a street on the map, so you can see a panoramic view at street level. Zoom In ( ) Click this to zoom in on the current map view. Zoom Out ( ) Click this to zoom out on the current map view. Drawing tools There are four small white boxes at the top of the map. Each one contains a shape: a hand, a circle, a rectangle, and a polygon. These are your geographical filters. The table below describes the function of each. You can draw more than one shape on the map at a time. If you want to target more than one neighborhood with the same label, you can do so: Note: If you draw a shape that extends beyond your current zoom settings, Remine will only track the properties that are within the visible map at the time you click Track All. Shape Hand What does it do? This tool allows you to click and drag the map around. This is your default setting. If you navigate to a location, apply filters, and click Track All, then Remine will track all the filtered properties that are visible in the current map view. Any time you move the map, the number of results in the upper left corner of the map changes. This number displays the number of blue dots that are visible in your current map view. Circle This tool allows you to draw a circle on the map. If you navigate to a location, apply filters, draw a circle, and click Track All, then Remine will track all the filtered properties that are within the bound

33 Shape What does it do? aries of the circle. To draw a circle, click and hold where you want to place the center of the circle. Move the pointer to increase the size of the circle. When you're finished, release the mouse button to filter out all the properties outside of the circle. Rectangle This tool allows you to draw a rectangle on the map. If you navigate to a location, apply filters, draw a rectangle, and click Track All, then Remine will track all the filtered properties that are within the boundaries of the rectangle. To draw a rectangle, click and hold where you want to place one corner of the rectangle. Move the pointer to increase the size of the rectangle. When you're finished, release the mouse button to filter out all the properties outside of the rectangle. Polygon This tool allows you to draw a custom shape on the map. If you navigate to a location, apply filters, draw a polygon, and click Track All, then Remine will track all the filtered properties that are within the boundaries of the polygon. To draw a polygon, click where you want to place one corner of the polygon. Release the mouse button, and move the pointer to where you want to place the second corner. Click and release. Continue clicking in each location where you want to place a corner. Complete the polygon by clicking the first corner to filter out all the properties outside of the polygon. What are the blue dots on the map? In Remine, on the Discover map, there are two types of blue dots: single properties, and multi-unit properties. Every property has its own Property Details page, but not every property has its own blue dot. If you search for an address and select the property from the search results, the Discover map will zoom to the property and display a box that contains some basic information about the property. We call this box a property card. If you don't see any blue dots on the map, see the Why can't I see any blue dots? article. If you see stars instead of dots, see the What are the stars on the map? article. Single family or townhome property When you click a blue dot for a single family home or townhome, a property card appears for that address. When you click the address in the property card, the Property Details page appears, with more granular information about the property. Multi-unit property When you click a blue dot for a multi-unit building, a property card appears for the building. Click View Units in the lower left corner of the property card to see a list of all the units in the building. Click an address in the list of units to see the Property Details page for the unit

34 What are the stars on the map? After you track properties, those properties appear as stars, rather than blue dots, on the Discover map. Like the blue dots, each star represents one property that you have tracked. You can see the comprehensive list of tracked properties on the Track page. What are the available filters? What are filters? The Discover map is more than just a map. It's a place for you to visualize opportunity using targeted filters that pull from several data sources at once. Using filters is like doing an advanced search that's geared specifically toward identifying leads. What filters can I use? You can use any of the simple filters across the top of the Discover map: Number of beds Number of baths Square footage Year built Lot size (feet) Basement (yes or no) The other filters that you see are available depending on your monthly plan. The following table contains a list of all the filters available on the filter bar on the left side of the map. Many of these filters display results in the form of a colorful overlay on the map. When you click Apply Filter, blue dots that do not meet your criteria will disappear from the map. Filter Tracking Description Displays only the properties that you've already tracked. In other words, when you apply this filter, all the blue dots on the map disappear, and only the stars are visible. Displays flags for all the properties within your MLS that have any of the following statuses: Coming Soon - The property is going to be listed soon. The listing agent is marketing the MLS Status property, but not setting any showing appointments. Active - The property is listed and actively accepting offers. Active Under Contract - The seller has accepted an offer with contingencies, but may accept backup offers. Pending - The seller has accepted an offer, all contingencies have been met, and a closing date has been set

35 Filter Description Canceled - The seller and listing agent have mutually voided the listing agreement. Closed - The seller and buyer have settled the real estate transaction per the terms of the agreed upon contract. Expired - The seller and listing agent have ended the contract on the agreed-upon ending date (usually 6 months to a year). Hold - The seller is not currently accepting offers or showing appointments, but the listing agreement between the seller and the listing agent is still valid. Withdrawn - The seller and listing agent have ended the contract before the agreed-upon ending date. When you click a property, you'll see some basic information, and you can click the hyperlinked address to view the property and listing details. When there are multiple listings in multi-unit properties, the flags display the number of listings within a given property. Say you want to look at all the active listings within a school district. When you select Active, green flags appear on the map. Type a school name in the search bar at the top of the map, and select the school from the search results. The school zone is highlighted on the map, and you can see which listings fall within that school zone. For more information about each MLS status, see the What does each MLS status mean? article. Displays flags for properties that are available to book on Airbnb. This is an overlay, rather than a filter, because applying the Airbnb overlay does not remove any blue dots. Airbnb When you click Airbnb, flags appear for any properties in the area that are listed on Airbnb. These flags do not correspond directly to any blue dots, because Airbnb only provides exact addresses to guests who make bookings. You can use this overlay to identify comps for Airbnb listings in a particular neighborhood. A buyer who is interested in listing their property on Airbnb can know what to expect to get for their rental. Alternatively, you can use this information to better serve a buyer who is not interested in living next to an Airbnb rental. For more information, see the How does the Airbnb overlay work? article. Last Sale Price Filters by the last known sale price of all homes sold since Mortgage Rate Filters by the current interest rate of the active mortgage associated with the property. We have mortgage information on only 10-15% of the country. If we do not have any data for the mort

36 Filter Description gage on a property, the property parcel will appear blank when you apply this filter. Ownership Time Filters by the length of time the current owner has owned the property. Since we know that most people move every 7-12 years, we recommend setting the minimum field to 7. You can use this data to target those people who are more likely to be ready to sell. For more information, see the How do we calculate ownership time? article. Mortgage Age Filters by the age of the active mortgage associated with the property. Filters by the estimated property value based on an average of all available estimates. Property Value Say you're looking at a neighborhood where homes are typically valued at $1m, and you want to target tear-down opportunities for a buyer who wants to build a home from scratch. You can use the Property Value filter to identify properties valued between $550k and $650k in this neighborhood. Note: The Property Value filter is included with our Plus, Success, and Pro plans.is included with our Success and Pro plans. For more information, see the How do we calculate property value? article. Filters by the estimated equity an owner has in their property. Home Equity You can use this filter to target qualified sellers by setting the minimum to $250k. Once you've narrowed the list of properties, you can use that list for door knocking, mailing, and cold calling campaigns. Note: The Home Equity filter is included with our Plus, Success, and Pro plans.is included with our Success and Pro plans. For more information, see the How do we calculate net equity? article. Sell Score Filters by the timeline in which a property owner may be likely to sell. Sell Score is a machine-learning model that identifies which off-market residential properties are likely to transact sooner than others in their area. Nationally, a property with a High Sell Score is 5 to 10 times more likely to transact in the next 6 months to a year than a random off-market residential property. While the Sell Score is not perfect, our feedback shows over 50% accuracy. This means that if you target 100 homes, then 50 of them will be as likely to sell as we estimated. We recommend using the Sell Score filter alongside other filters to increase accuracy. For example,

37 Filter Description you could combine Sell Score, Ownership Time, and Home Equity in your search. For more information, see the What is the Sell Score? article. Filters by the following zoning categories for individual parcels of land: Residential Commercial Industrial Land Use Land Farm Public Entertainment Utility Unknown Say you have a client who is interested in a parcel of land, but they are concerned about the zoning of the empty parcel of land across the street. You can view this data instantly with Remine. Filters by the following building types for properties on the map: Single-Family Building Type Condo Townhome Multi-Family Other Say you want to work directly with condos. You can pair the Building Type and Home Equity filters to find condo owners with enough equity to sell. You can also add the Sell Score filter to narrow your results to those who are likely to sell within the next year. Filters by various flood zone designations, based on the latest digital FEMA flood maps. Flood Zone You can use this filter to ensure that you are not pulling listings that fall in high-risk zones, unless your buyers are willing to pay for expensive flood insurance. Note: The Flood Zone filter is included with our Plus, Success, and Pro plans.is included with our Success and Pro plans. For more information, see the How does the Flood Zone filter work? article. Absentee Filters by absentee-owned properties. A property is tagged as absentee-owned when it is not the

38 Filter Description primary residence of the property owner. We determine that a property is absentee-owned when the property address doesn't match the mailing address for the owner. The categories are as follows: Corporate Owner Occupant Absentee, In State Absentee, Out of State You can use this filter to identify people who may be tired of renting their property and are looking to sell, or tenants who are renting and may be ready to buy. Note: The Absentee filter is included with our Plus, Success, and Pro plans.is included with our Success and Pro plans. Filters by the following states of foreclosure: Lis Pendens: Latin for a suit pending, lis pendens is a written notice that a lawsuit has been filed involving the title to the property, or that there is a legal matter with the owner of the property. The defendant (property owner) has been notified that there is a claim on the property, and the recording is public information. This information is useful to anyone interested in purchasing or financing the property. Notice of Default: This filter is state-specific. Notice of default is the official correspondence Distressed Deals between the lender and borrower, when the lender expresses its intention to foreclose on the property because the borrower has not made their payments. The borrower may prevent the foreclosure by paying the money owed (plus legal fees, sometimes) by a particular deadline. Some states require that the notice of default be filed with the county clerk. Notice of default is part of the process of a non-judicial foreclosure. Notice of Foreclosure: This filter is state-specific. Notice of Foreclosure Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is typically a step in the process of a judicial foreclosure in a mortgage state. Notice of Trustee: This filter is state-specific. Notice of Trustee's Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is typically a step in the process of a non-judicial foreclosure in a deed of trust state. The information available to us is only what the lender has officially recorded with the courthouse. We do not have real-time data on missed payments

39 Filter Description Note: The Distressed Deals filter is included with our Pro plan. For more information, see the What are distressed deals? article. Displays flags for properties that were paid for in cash. Cash Buyers We determine cash sales by referencing the transaction date, and whether a mortgage was taken out on the property within 48 hours before or after that date. You can confirm the exact mortgage date on the Property Details page. When you click Cash Buyers, flags appear for any properties in the area that we've determined were cash sales. This is an overlay, rather than a filter, because applying the Cash Buyers overlay does not remove any blue dots. How do I use filters? See the What are the available filters? article to read about all the available filters in Remine. On the Discover map, you can use filters to focus your search and weed out properties that you don't want to track. Example Say you want to farm the neighborhood you live in for potential listings. To farm a neighborhood, we recommend applying the Ownership Time and Home Equity filters. Since we know that people typically sell their homes every 7 to 12 years, you'd select the Ownership Time filter and set the minimum to 7. When you click Apply Filter, all the blue dots that don't fit this criterion disappear from the map. We know that if a person doesn't have enough equity, they aren't eligible to sell. To filter out these people, you can set the Home Equity filter minimum to 250,000. When you click Apply Filter, more ineligible blue dots will disappear. From here, you can use the map tools to draw a shape around the area that you want to farm, create a label, and track. How do I see a list of properties on the map? On the Discover map, when you click the Show List button in the upper right corner, a side bar appears that displays a list of all the properties that are visible with your current map view and selected filters. That means that every item in the list corresponds to a visible blue dot on the map. Viewing this list of properties is not the same as tracking. If you want to track the properties in the list, click the Track All button in the top right corner of the map. See the Track section for more information about tracking. Note: If you can't see items in the list, then you may be zoomed out too far, or no visible properties meet your filter criteria

40 How do I filter and track condos? You may notice that when you search for an address within a multi-unit building, the property card looks different than those for single-family or townhome properties. In Remine, every property has its own Property Details page, but not every property has its own blue dot. When you click on the blue dot for a multi-unit building, a property card appears for the building. You can click View Units in the lower left corner of the property card to see a list of all the condominiums in the building. The following steps describe how to filter and track properties in a condo building with 251 units. 1. Navigate to the address on the map. Locate the blue dot that corresponds to the building. When you click on the blue dot, a multi-unit property card appears, where you can click View Units to see a list of all the condos in the building. Note: If you click Track All on the property card, you'll track all 251 condos in the building, regardless of any filters you've applied. 2. Apply your filters. In this example, we're applying the Ownership Time, Home Equity, and Sell Score filters. 3. Draw a shape to isolate the building. You don't have to draw a shape around the entire physical building or property boundary. Just make sure you're isolating the blue dot that corresponds to the building. When you complete the shape, all other blue dots on the map disappear. 4. Track the properties that meet your criteria. In the upper right corner of the map, click the down arrow on the Track All button. Create a label for these condos, and click Apply. The properties appear in your list on the Track page, with your new label applied. What are unmapped listings? In the upper left corner of the Discover map, you may see a link indicating that there are unmapped listings: Unmapped listings in Remine are listings that we can't match to a blue dot. We populate our MLS listing data by matching listings to addresses in our property data. When we can't match a listing, we add it to our database of

41 unmapped listings. The number of unmapped listings you'll see in any given map view changes based on the visible map area. You cannot track unmapped listings, and they are not included in your results when you track a list of properties. The number of unmapped listings is not affected by any fliters that you apply. The unmapped listings indicator is simply for your reference. There are two main reasons why a listing may not match properly: 1. The listing data doesn't match the data we collect from the public record (e.g., street address or tax identification number). 2. We're missing data from the county, so we don't have a property in our system to match the listing. Sell Score will always be disabled for unmapped listings, regardless of any sold, expired, or cancelled dates. We calculate Sell Score based on a number of data points tied to a property's public record, therefore we can't calculate a Sell Score with just listing data. See the What is the Sell Score? article for more information. Unmapped listing example We were unable to match a listing for 5225 Pooks Hill, Bethesda, MD to a property in our system. There are a number of reasons why we were unable to find a match: The parcel number (tax identification) included in the listing doesn't match the parcel number for any unit in the building Pooks Hill Road is a multi-unit property, so the listing is also missing an apartment number. The listing doesn't include the street suffix, which is Road. Correctly mapped listings at 5225 Pooks Hill Road appear when you click the MLS Status filter on the left filter bar on the map. View details for unmapped listings In the case that there's a listing that has an assigned MLSID, but we aren't able to match that listing to an address in our system, you can still view a simple details page with just the listing information. Click the (X Unmapped Listings) link in the upper left corner of the Discover map to view a list of unmapped properties in the area. How do I view a person's associated properties? There are three ways to view associated properties for a person: 1. Use the search bar at the top of the screen to find a person. The person's name will appear in the People section of the search results. Click the person's name. 2. On the Property Details page, navigate to the Associated People section. Click the person's name. 3. On the Track page, click the People tab. Click a person's name

42 Using any of these methods, when you click the person's name, the Associated Properties list appears, which displays all the properties to which the person has a historical connection. How do I buy contact information? Note: Pro plan subscribers can view all available contact information for free. You can purchase contact information for individuals who are 18 or older. On the Property Details page for a privately-owned property, find the Associated People list at the bottom of the page, and click the Buy Contacts button. In order to purchase contact information, you must first add credits to your account. If we have any form of contact information for an individual, you'll be able to purchase it here. For details about missing contact information, see the Why can't I purchase someone's contact information? article. If you are on the Starter, Plus, or Success plan, and we have contact information for at least one person associated with a property, you can buy contact information by the household at a flat rate. If you purchase contact information and find that all the numbers are DNC, or the contact information is incorrect, contact us by clicking on the button in the lower right corner of the screen to chat with a support representative, who will refund your credits spent. Remine Support is available Monday through Friday 9am-9pm ET, and Saturday 9am- 1pm ET. Property Details This section includes everything you need to know about the Property Details page. The Property Details page displays all the available data about a single property. Here you can view data, track the property, and buy contact information for people associated with the property. How do I view property details? If you click any hyperlinked address in Remine, you'll see the Property Details page. This page includes all the information we have about a property, including transaction history, historical listings, average valuations, and associated people. Here are a few methods to view property details. If you want to print this page, click the Print button in the upper left corner. For more information, see the How do I print the Property Details page? article. View details for a single family property On the Discover map, click on a blue dot or a star. On the property card that appears, click the hyperlinked address

44 View details for a multi-unit property If you want to view property details for a condo, click on the blue dot or star for the building. On the multi-unit property card that appears, click View Units. In the list of units that appears, click a hyperlinked address. View details for unmapped listings In the case that there's a listing that has an assigned MLSID, but we aren't able to match that listing to an address in our system, you can still view a simple details page with just the listing information. Click the (X Unmapped Listings) link in the upper left corner of the Discover map to view a list of unmapped properties in the area. See the What are unmapped listings? article for more information. How do I print the Property Details page? The following steps outline how to print a client-facing PDF of the Property Details page

45 1. Open the Property Details page that you want to print. 2. In the upper left corner, click the Print button. 3. The Print window appears, where you can customize your PDF: Audience: If you select the This is for a client check box, the PDF will exclude the Mortgages and Associated People sections. Print Images: If you select Yes, print images, the PDF will include any available listing photos. Name Your File: This is a box where you can type a name for the PDF. By default, the name will be the property address

46 4. After you customize your PDF, click the Print button. The PDF downloads automatically. How do I create a CMA? A comparative market analysis (CMA) is an examination of the prices at which similar properties in the same area recently sold. Since no two properties are identical, you'll make adjustments for the differences between the target property and the comparable properties (henceforth known as comps) to determine a fair price. To put it simply, a CMA is an informal and unofficial version of an appraisal. There are two common scenarios where you'll create a CMA: Homeowners are preparing to list their home, and you create a CMA to determine an appropriate listing price. Buyers are preparing to make an offer on a home, and you create a CMA to determine an appropriate price to offer. There are two ways to create a CMA in Remine. You can create a custom Remine CMA 360, or if you're a Cloud CMA subscriber, you can log in and create a CMA in the Cloud CMA interface. Remine CMA 360 You can leverage the massive amount of data in Remine to create comprehensive CMAs. When you select the criteria for the comps you want to find, Remine searches for properties in two categories: MLS properties - Properties retrieved from your MLS database. Off MLS properties - Properties that transacted outside of the MLS (like FSBOs), which we detect by looking at deed changes and values associated with those deed changes. Create a Remine CMA Access the Property Details page for the property for which you want to create a CMA. 2. In the top bar, click Create CMA, and in the drop-down, click Remine CMA 360. The Select Comparables Criteria page appears, and the selected property is automatically tracked. This page is where you can define the types of comps you want to pull for your CMA

47 3. Fill out the form based on the comps that you want to find. Property Information section These fields include property characteristics like bedroom and bathroom count, square footage, lot size, parking options, and more. Use these fields to define the comps that you want to find. Remine will return comps that meet this criteria in the next step. In areas where the public record data doesn't include bedroom counts, we reference our estimated bedroom counts to find off MLS comps. Off MLS comps are properties that transacted within the last 6 months outside of the MLS, like For Sale by Owner (FSBO) properties. Listing Information section These fields include listing characteristics like current MLS status, listing and sold prices, and a time frame for when any sold properties went to closing. Use these fields to define the types of listings you want to find for your comps. In the Distance box, you can define the search radius for all the comps you want to find. The larger your search radius, the more comps Remine will return in the next step. When you've made your selections and are ready to see your results, click the Search button at the bottom of the page. You'll see your results, your selected criteria, and a map with pins that correspond to each result

48 If you want to modify your search criteria, click the Edit Criteria button in the upper right corner. If you're happy with your results, continue to step View and adjust the list of comps as needed. About your comps At the top of the page, you'll see the criteria you selected in a horizontal list. In the upper left corner, you'll see the Market Value Range. The lower end of the range is the lowest available sold price of all the comps. The higher end of the range is the highest available sold price of all the comps. Below the Market Value Range, you'll see various MLS statuses. Each number corresponds to the number of comps that have that particular MLS status. Off MLS means the property transacted outside of the MLS, like FSBOs. Click an MLS status to filter the list of comps to just the comps with that MLS status. To return to the full list of comps, click All

49 To the right of the MLS statuses, you'll see the Sort By section, where you can sort your list of comps by several characteristics, like bedroom and bathroom count, days on market, or diff (how much the sold price differs from the list price for closed properties). When you hover over a list item, the corresponding pin on the map wobbles to identify itself. Click an address in the list to view the Property Details page for that property. In the top bar of the Property Details page, you can scroll through the details for every comp, or click Close in the upper right corner to return to the list view. If you want to remove a comp from your CMA, in the row for the property, click the button. The prop- erty is grayed out and won't be included in the CMA, but it doesn't disappear from the list on this page. You can easily add the property back to the CMA by clicking the button. When you're happy with your list of comps, click the Save & Continue button in the upper right corner. The Customize Report page appears

50 5. Customize the look and feel of your PDF report. PDF customization options Color Scheme - Choose from preset color schemes for several popular real estate companies and franchises, or select Custom. If you select Custom, the Select Colors section appears, where you can click each colored circle to customize your color scheme for your office or team. Company Logo - Upload a.png or.jpeg image of your company logo. Agent Photo - Upload a.png or.jpeg image of the agent you want to appear on the report. Name of Client(s) - Type the name(s) of the client(s) for whom you're preparing the report. Prepared By - This field is autopopulated with your username. Type the agent name that you want to appear on the report. When you're happy with the report, click the Save & Continue button at the bottom of the page. Your final report appears. If you navigate away from this page, you can always access it again from the Property Details page of the target property. 6. Print the PDF of your CMA by clicking the Print button in the upper right corner of the screen

51 The Print CMA window appears, where you can customize your print options. Print options Name Your File - Type the file name for the CMA. Print Images - Select whether you want to include the primary listing photo for each comp. Include Valuations - Select whether you want to include the valuations from AVM providers. Make your selections and click Print. The report downloads automatically. 7. After you download your CMA PDF, to exit the report screen, click the Close button in the upper right corner. You can view your past Remine CMAs on the Property Details page for the target property. These CMAs are private, and visible only to you. Cloud CMA If you are a Cloud CMA subscriber, you can quickly create a Cloud CMA while referencing the Property Details page in Remine. Create a Cloud CMA Note: Any Cloud CMAs that you create are tied only to your Cloud CMA account. These will not appear in Remine on the Property Details page for the property. 1. Access the Property Details page for the property for which you want to create a CMA. 2. In the top bar, click Create CMA, and in the drop-down, click Cloud CMA. This link directs you to the Cloud CMA website, where you'll be prompted to log in. 3. Type your Cloud CMA credentials and click Sign In. 4. After you log in to Cloud CMA, in the top navigation bar, click CMA. For more information about Cloud CMA, visit the Cloud CMA Support Center. How do I add a valuation to a property? As an agent, you know better than any automated valuation model (AVM) what a property is worth. So after you've walked through a property and determined your own estimated value, you can add your valuation to the property on the Property Details page. When you add your valuation, it's calculated into the average valuation for the property. Pro users can see other agent valuations before submitting valuations of their own

52 About your submitted valuations For any given property, you can submit one valuation every 30 days. If you submit a second valuation for a property after 30 days, your new valuation will replace your previous valuation in the average valuation for the property. If you want to delete a valuation, in the Valuation section of the Property Details page, find the card with your valuation. In the lower left corner of the card, click the Delete button. Add a Valuation 1. On the Property Details page for the property to which you want to add your valuation, on the right pane, click Price This Property. The page scrolls to the Valuation section. 2. On the right side of the Valuation section, in the Valuation Amount box, type your valuation. Alternatively, you can use the slider to drag the valuation to your desired number. If you add a valuation that's outside the bounds of the slider, a text box appears where you can type details to justify your valuation

53 3. When you're done, click the Submit Valuation button. If you're confident in your valuation, click Done. Your valuation appears in a card alongside the First American, Black Knight, Zillow, and Eppraisal cards, and the average valuation updates to include yours

54 Track In the top navigation bar, click Track. The Track page appears, where you can see your tracked people, tracked properties, and saved labels. You can think of this page as your filing cabinet of opportunities. Track page overview The following image shows what you'll find on the Track page, with some information about each feature. You can right-click and open the image in a new tab to see a larger version. Properties and People tabs On the Properties and People tabs, you can: Add or remove labels from one or more opportunities. Untrack opportunities. Filter your tracked opportunities. 57 What is tracking? Tracking is a way to keep an eye on a person or property. When you track an opportunity, it appears in your comprehensive list of opportunities on the Track page. After you track a person or property, you'll receive notifications on the Engage page when information associated with that opportunity changes. In Remine, you can think of tracking putting your opportunities in a box. Labels are your filing system for everything that's inside the box. You can track opportunities without a label (not recommended), but you cannot label opportunities without tracking them. See the How do I track properties or people? article for tracking instructions. Note: You must track properties to export the associated information from Remine into a CSV file. How do I track properties or people? Throughout the Remine application, you'll see buttons that look like these: and

58 When you click the Track down arrow for a new opportunity, you'll be able to assign a new or existing label to the opportunity. If you click the Track down arrow for an opportunity you're already tracking, you'll be able to add or remove existing labels, or create a new label. If you click the Track down arrow on the Property Details page, you'll also have the opportunity to track just the property, just the associated people, or both. After you track one or more opportunities, you'll see them in the list of tracked properties or people on the Track page. Tracking Options What do you want to track? The number of opportunities you can track is determined by your plan: With the Starter plan, you can track 100 opportunities. With the Plus plan, you can track 250 opportunities. With the Success plan, you can track 500 opportunities. With the Pro plan, you can track 10,000 opportunities. Note: Uploaded and matched people that you choose to track do not count against your track limit, however, any matched properties that you choose to track do count toward your track limit. How do I filter my tracked opportunities? In the top navigation bar, click Track. The Track page appears, where you can see your tracked people, tracked properties, and saved labels

60 Filter by label On the Properties or People tab, in the left bar, click the button. A list of your existing labels appears. Click one or more labels, and click Apply. All the tracked opportunities that match at least one of the selected labels appear. You can click the Unlabelled Only slider to filter for only those tracked opportunities that have no label assigned. Alternatively, on the Properties or People tabs, in the row for a tracked opportunity, click the name of a label. The list will automatically filter by that label. Click the on the label in the top bar to return to the comprehensive list of tracked opportunities. Refine properties by Discover map filters On the Properties tab, in the left bar, click the filter by which you want to refine your tracked properties. Select your criteria, and click Apply. All the tracked opportunities that meet the selected filters will appear. Click the on the filter in the top bar to return to the comprehensive list of tracked opportunities. Filter people by Buy Score On the People tab, in the left bar, click the button. Select a Buy Score level, and click Apply. All the tracked people with a matching Buy Score will appear. Search by address or name On the Properties and People tabs, you can use the search bar in the upper right corner to search for any part of a property address or a person's name. Clear any text in the search bar to return to the comprehensive list of tracked opportunities. How do I add notes to my tracked opportunities? In the top navigation bar, click Track. The Track page appears, where you can see your tracked people, tracked properties, and saved labels. In the row for a tracked person or property, click the Add Notes button. The Notes window appears, where you can type a new note, modify an existing note, or delete an existing note. Your notes are visible only to you

61 How do I stop tracking an opportunity? Note: When you untrack an opportunity, you will no longer receive notifications about changes to that opportunity's information. In the top navigation bar, click Track. Find the person or property that you want to stop tracking, click the associated check box, and in the top bar, click Delete. You can untrack as many opportunities as you want. -or- On the Property Details or Associated Properties page for the property or person, click the Track button with the filled-in star. This will untrack just this one opportunity. How do I upload my contacts? You can upload or import your own lists of properties or people in your sphere of influence (SOI) for matching in Remine. You can track your matched properties or people to make use of Remine's powerful predictive analytics, like Buy Score and Sell Score. This article walks through the various options for uploading or importing contacts. If you upload properties or people that you're already tracking, the uploader will ignore them so as not to create duplicates. Uploaded and matched people that you choose to track do not count toward your track limit, however, any matched properties that you choose to track do count toward your track limit. Note about uploading contacts The Upload Contacts feature is specifically for uploading your SOI from outside Remine. 62 If you want to track the properties associated with a person, see the How do I view a person's associated properties? article. If you want to track the people associated with a property, there are two ways to do so: Track the people from the Associated People section of the Property Details page. Track the people by clicking the Contact Owners link in the row for the property on the Track page. You must track the property to see it on the Track page. If you want to download a list of your tracked properties or people, see the How do I download my tracked opportunities? article. Property owner contact information is included in the Property CSV that you download from Remine. Get Started On the Track page, in the upper right corner, click the Upload Contacts button. A page appears where you can select the type of contacts you want to upload. If you select Upload Properties, you can upload a comma-separated value (CSV) file of property addresses. If you select Upload People, you can: Upload a CSV of people in your sphere of influence. Connect a Customer Relationship Management (CRM) tool. At this time, you can import Contactually contacts for matching and tracking in Remine. Upload Property CSV Preferred File Setup You can upload properties in a CSV file. To create a CSV file, add your information to a spreadsheet software (like Microsoft Excel). We recommend you organize your spreadsheet with the following case-sensitive column headers: Street Address City State Zip Note: The more your CSV diverges from this structure, the fewer matches you'll get on your uploaded properties

Filter your tracked opportunities by label, and use the check boxes to select the opportunities that you want to download. 3. When you have your list ready, in the upper right corner, click the Download Property CSV or Download People CSV button. The Download Property CSV button has a drop-down menu, where you can select whether or not you want to include contact information in your Property CSV. The People CSV includes contact information by default, so long as you're on the Pro plan, or you've purchased contact information for the person

74 4. Name your CSV, and click Save. The download begins, and when your CSV is ready, you'll see a notification in the menu in the top navigation bar. What's included in the Property CSV? The Property CSV includes the following columns with information about each property. Property Information PropAddress, PropCity, PropState, & PropZip- The full address for the property, separated into four columns. Sell Score - The Sell Score for the property. If this row is blank, it means the property has had an MLS status of Active, Pending, or Sold within the last 6 months. Bathroom - The number of bathrooms in the property. Bedrooms - The number of bedrooms in the property. If bedroom count isn't recorded with the county, we estimate the number of bedrooms. Total Sq Ft - The total square footage of the property. This includes the square footage of any garages, verandas, porticos, or other non-living spaces. Lot Size Sq Ft - The total square footage of the property parcel. Equity - The estimated equity the current owners have in the property. Property Value - The First American valuation for the property. Owner Information Absentee - Whether or not the property address matches the mailing address for the owners of the property. MailingAddress, MailingCity, MailingState, & MailingZip - The full address for the mailing address for the owners of the property, separated into four columns. Owner 1 Name - The name of the first person who appears on the deed for the property

75 Owner 1 FirstName, Owner 1 MiddleName, & Owner 1 LastName - The name of the first person who appears on the deed for the property, separated into three columns. Owner 1 Addresses - Any known addresses for the first person who appears on the deed for the property. You'll see this information is if you are on the Pro plan, or if you have purchased contact information for the person or household. Owner 1 PhoneNumbers - Any known phone numbers for the first person who appears on the deed for the property. The People CSV includes the following columns with information about each person. Name - The person's full name. You'll see this information is if you are on the Pro plan, or if you have purchased contact information for the person or household. Phone - Any known phone numbers for the person. You'll see this information is if you are on the Pro plan, or if you have purchased contact information for the person or household. Once you have a list of opportunities in Excel, you can start farming your leads. Note: You must have Excel or another spreadsheet software downloaded to your computer to pull this file as an Excel spreadsheet. If this is the case, once you click to open the CSV, it will typically open right into Excel. If not, you may need to copy and paste the information from the CSV into a new file. How do I print mailing labels? Note: This article describes how to print mailing labels directly from Remine. 76 After you track opportunities, sort them by labels, and write your letters, you can print mailing labels directly from the Properties tab of the Track page. The following steps explain how: 1. Optional: on the Track page, filter your properties to create a list for which you want to create mailing labels. 2. On the left side of the list of properties, select the check boxes associated with the properties for which you want to create mailing labels. You can also select the Select All check box. After you select properties, the Print Mailing Labels button appears at the top of the list. 3. Click Print Mailing Labels. The Print Mailing Labels window appears, where you can configure the information that appears on your mailing labels. 4. In the Recipient Name box, select one of the following: Property Owner(s) - The label displays the name(s) of the property owner(s) we have on file. "Current Resident" - The label displays CURRENT RESIDENT in place of a name. 5. In the Address box, select one of the following: Property Address - The label displays the address for the selected property. In the Label Type box, select the type of label you want to use

How do I add or remove a label from a tracked opportunity? In the top navigation bar, click Track. The Track page appears, where you can see your tracked people, tracked properties, and saved labels. Add a label to a tracked item On the Properties and People tabs, on the left side of the list, there is a check box for each tracked opportunity. When you select the check box for one or more opportunities, the Labels drop-down appears at the top of the list. When you click Labels, you can assign a new or saved label to your selected opportunities

79 Remove a label from a tracked item Each opportunity in the Properties and People tabs displays its assigned labels. For any label you want to remove from a property, click the button next to the label. How do I delete a label from Remine? Important: Deleting a label is not reversible. Once you delete a label, the label is removed from all associated tracked properties. You can delete a label with the following steps: 1. On the Track page, at the top of the screen, click Manage Labels. 2. On the Manage Labels menu, in the Saved Labels list, find the label you want to delete. 3. In the row for the label, click the button. A box appears, confirming your selection to delete the label. 4. Click the Yes, Delete button. Your label is deleted, and removed from tracked opportunities. Deleting a label does not untrack properties or people. Chat The following articles describe how to use the Chat feature in Remine. 80 On the Agent Details page 81 How do I access the Chat page? You can use Remine Chat to talk to any agent within your MLS. If you send a message to an agent who hasn't activated their Remine account, that agent will receive an notification about the message and a prompt to log in. Access the Chat page In the top navigation bar, click the button. The Chat page appears, where you'll see your chat history. On this page, you can send a new message, search through your chat history, and manage your messages. How do I send a message? In the upper right corner of the Recent Chats bar, click the button. Search for an agent and click their name. You can add additional agents to create a group chat. When you've added your desired recipients, type your message at the bottom of the Chat page, and click Send. Click the button to view the group members in the selected chat. On the Property Details page When you view the Property Details page for an active listing, click Message Agent at the top of the page to send a new message

81 On the Agent Details page When you search for an agent and click on their name, you'll see the Agent Details page. Click Message Agent in the upper right corner to send a new message. Engage page The purpose of the Engage page is to send you real-time notifications when important data changes among the people and properties you are tracking. This way, you can strategically reach out to people with the right message, at the right time, when they may be ready to buy or sell. A number appears next to the Engage button in the top navigation bar to indicate your unread notifications. Note: You only receive notifications on opportunities that you are already tracking. If you want to track more opportunities, you can upgrade your plan. We encourage you to check this section of Remine every day, as all these notifications are opportunities available at your fingertips

If you want to track a big area, like a neighborhood, school zone, or ZIP code, chances are the area will extend beyond the visible map when you're zoomed in far enough to see blue dots. A major factor of tracking is that you must be able to see blue dots on the Discover map in order to track properties. Because of the sheer amount of data flowing through the platform, we are limited in how many blue dots we can populate at a time without affecting performance. To see your track limit, see the How many properties or people can I track? article. The following steps show you how to track an area that extends beyond the visible map: 1. At the top of the screen, in the search bar, type the neighborhood, ZIP code, school zone, or other large area that you want to farm. 2. Optional: Apply your filters. You don't have to zoom in to apply filters, but you do have to zoom in if you want to see the colorful overlays. In this example, we've applied the following filters, which you can see in the white bar at the top of the map: Ownership Time - Minimum 7 years Home Equity - Minimum $250,000 Sell Score - High

85 3. Now you can track properties. Zoom out as far as you can while still seeing blue dots within the neighborhood boundary. In the upper right corner, click the arrow next to the Track All button. Create a label for the neighborhood, and then click Apply. In this example, our label is Lake Barcroft Leads. When you click Apply, the properties are tracked with the label you just created. 4. Select the tool at the top of the map. Click and drag the map to another area within the neighborhood boundary, and click the again. This time, you'll see the label you created in step 3 in the list of labels. Select the label, and click Apply. When you click Apply, these properties are tracked with the selected label. Repeat this process until you've tracked the entire area. It is not possible to "double track" a property, and these steps will not untrack any properties. If you follow these steps in an area that already has stars, those properties will remain tracked, and will also have the new label (Lake Barcroft Leads) applied. Adding a new label to an already tracked property does not count as an additional track against your tracking limit. What does each MLS status mean? Remine has fully adopted Real Estate Standards Organization (RESO) standard statuses. The MLS Status filter displays the following RESO standard statuses, however, on the Property Details page for a listing, you'll see your native MLS status. 86 Status Description any showing appointments. Active Active Under Contract Pending Canceled Closed Expired Hold Withdrawn The property is listed and actively accepting offers. The seller has accepted an offer with contingencies, but may accept backup offers. The seller has accepted an offer, all contingencies have been met, and a closing date has been set. The seller and listing agent have mutually voided the listing agreement. The seller and buyer have settled the real estate transaction per the terms of the agreed-upon contract. The seller and listing agent have ended the contract on the agreed-upon ending date (usually 6 months to a year). The seller is not currently accepting offers or showing appointments, but the listing agreement between the seller and the listing agent is still valid. How does the Airbnb overlay work? Airbnb is a company that specializes in vacation home rentals. Individuals can use Airbnb to set up short-term rentals for their own properties

87 The Airbnb overlay in Remine displays flags for available Airbnb rentals in the area. For security reasons, Airbnb does not publicly reveal property addresses for rentals. Airbnb provides addresses to guests after the guests have booked a rental. Since we don't receive addresses from Airbnb, the flags displayed in Remine don't correspond to any particular blue dots, and you cannot filter for Airbnbs. However, the flags will appear within the neighborhood or block of the rental, so the Airbnb filter is useful for identifying the concentration of short-term rental properties in a given area. There are two reasons you might use the Airbnb overlay: You're working with someone who wants to rent a property. You can use the Airbnb filter to identify popular areas for rentals, and average short-term rental prices. You're working with a buyer who doesn't want to live in an area with lots of short-term rentals. You can use the Airbnb filter to identify areas with fewer short-term rentals. See the What are the available filters? article to read about all the available filters in Remine. How do we calculate ownership time? There are two locations in Remine where you can see ownership time: the Ownership Time filter on the Discover map, and the header on the Property Details page. We calculate ownership time by counting forward from the last filed deed. Occasionally, this means that ownership time is reset in situations like divorces, where a deed is filed, but one owner remains the same. For more information about deed changes in Remine, see the What are the most common deed changes? article. After you track a property, you'll get a notification on the Engage page each time a deed change occurs. We want to provide you with the most valuable information about the properties you track, so if you disagree with an ownership time calculation, you can view all filed deeds since 1996 in the Property History section of the Property Details page. Based on the modeled amortization schedule and current date, we calculate the remaining loan balance. 3. We subtract the remaining loan balance from the First American valuation for the property. Sell Score is a machine-learning model that identifies which off-market residential properties are likely to transact sooner than others in their area, measured on a High, Medium, and Low scale. Sell Score is attached to properties, whereas Buy Score is attached to individuals. When you see a Sell Score attached to an individual on the People tab of the Track page, that Sell Score corresponds to the latest known associated property for the person

91 We recommend using the Sell Score filter alongside other filters to increase accuracy. For example, you could combine Sell Score, Ownership Time, and Home Equity in your search to identify owners who are more likely ready to move, and have plenty of equity to sell. Here's what the different Sell Score values mean: High - The property is more likely to sell within six months to one year than other surrounding properties. Medium - The property is about as likely to sell within six months to one year than other surrounding properties. Low - The property is less likely to sell within six months to one year than other surrounding properties. Note: We disable Sell Score for active listings, and leave it disabled until 6 months after the property has sold, the listing has expired, or the listing has been canceled. Nationally, a property with a High Sell Score is 5 to 10 times more likely to transact in the next 6 months to a year than a random off-market residential property. While the Sell Score is not perfect, our feedback shows over 50% accuracy. This means that if you target 100 homes, then 50 of them will be as likely to sell as we estimated. How do we calculate the Sell Score? We calculate Sell Score using weighted values, so you may occasionally come across some surprising results (e.g., a property that transacted within the last year with a high Sell Score). For this reason, we recommend combining Sell Score with other filters like Home Equity to increase the accuracy of your results. The following are the primary variables that affect the Sell Score:

92 Property attributes (e.g., square footage, bedrooms/bathrooms, and property value). Financial information related to the property or owner (e.g., years since the property last transacted and debt vs. equity on the mortgage(s)). Neighborhood averages of the previous two variables, for many different neighborhoods (e.g., by ZIP code, by city, and by state). When any of these data points change, the Sell Score changes accordingly. What is the Buy Score? Buy Score is a machine-learning model that identifies which individuals are likely to purchase a property sooner than others within the next year. Buy Score is attached to individuals, whereas Sell Score is attached to properties. You'll see Buy Scores on the People tab of the Track page. Nationally, an individual with a high Buy Score is twice as likely to purchase a property within one year than another randomly selected individual. How do we calculate the Buy Score? Definitions National Flood Insurance Program (NFIP): The NFIP aims to reduce the impact of flooding on private and public structures by providing affordable insurance to property owners, renters, and businesses. NFIP also encourages communities to adopt and enforce floodplain management regulations. Flood Insurance Rate Map (FIRM): The official map of a community on which FEMA has delineated both the special hazard areas and the risk premium zones applicable to the community. Base Flood Elevation (BFE): The computed elevation to which floodwater is anticipated to rise during the base (1% annual chance) flood event. FEMA Flood Zone Designations The following zones are depicted on community FIRMs or Flood Hazard Boundary Maps. Each zone reflects the severity or type of flooding in the area. Undetermined Risk Areas Zone D Description Areas with possible but undetermined flood hazards. No flood hazard analysis has been conducted. Flood insurance rates are commensurate with the uncertainty of the flood risk

94 Moderate to Low Risk Areas In communities that participate in the NFIP, flood insurance is available to all property owners and renters in these zones. Zone B and X (shaded) C and X (unshaded) Description Area of moderate flood hazard, usually the area between the limits of the 100-year and 500-year floods. B zones are also used to designate base floodplains of lesser hazards, such as areas protected by levees from 100-year flood, or shallow flooding areas with average depths of less than 1 foot or drainage areas less than 1 square mile. Area of minimal flood hazard, usually depicted on Flood Insurance Rate Maps (FIRM) as above the 500-year flood level. Zone C may have ponding and local drainage problems that don't warrant a detailed study or designation as base floodplain. Zone X is the area determined to be outside the 500- year flood and protected by levee from 100-year flood. High Risk Areas In communities that participate in the NFIP, properties that fall within High Risk zones are subject to mandatory flood insurance purchase requirements. Zone A AE A1 - A30 AH AO AR Description Areas with a 1% annual chance of flooding and a 26% chance of flooding over the life of a 30-year mortgage. Because detailed analyses are not performed for such areas; no depths or base flood elevations are shown within these zones. The base floodplain where base flood elevations are provided. AE zones are now used on new format FIRMs instead of A1-A30 zones. These are known as numbered A zones (e.g., A7 or A14). This is the base floodplain where the FIRM shows a BFE (old format). Areas with a 1% annual chance of shallow flooding, usually in the form of a pond, with an average depth ranging from 1 to 3 feet. These areas have a 26% chance of flooding over the life of a 30-year mortgage. Base flood elevations derived from detailed analyses are shown at selected intervals within these zones. River or stream flood hazard areas, and ares with a 1% or greater chance of shallow flooding each year, usually in the form of sheet flow, with an average depth ranging from 1 to 3 feet. These areas have a 26% chance of flooding over the life of a 30-year mortgage. Average flood depths derived from detailed analyses are shown within these zones. Areas with a temporarily increased flood risk due to the building or restoration of a flood control system (such as a levee or dam). Mandatory flood insurance program requirements will apply, but rates will not exceed the rates for unnumbered A zones if the structure is built or restored in compliance with zone AR

Base flood elevations derived from detailed analyses are shown at selected intervals within these zones. What are distressed deals? The Distressed Deals filter displays four states of foreclosure in a color-coded visual on the Discover map. You can use the Distressed Deals filter to find potential investment opportunities. This information can be difficult to find, unless you are paying for a specific service that specializes in distressed properties. While many may think that by the time a home is in foreclosure, everyone is already aware, but that is not the case. If you have this information, you have a better chance of identifying these properties for your buyer and/or investor clients. We remove the Distressed tag after 6 months of no courthouse activity (the owner has caught up on payments), or after the property changes hands; whichever comes first. Distressed Deals identifies the following states of foreclosure: Lis Pendens: Latin for a suit pending, lis pendens is a written notice that a lawsuit has been filed involving the title to the property, or that there is a legal matter with the owner of the property. The defendant (property owner) has been notified that there is a claim on the property, and the recording is public information. This information is useful to anyone interested in purchasing or financing the property. Notice of Default: This filter is state-specific. Notice of default is the official correspondence between the lender and borrower, when the lender expresses its intention to foreclose on the property because the borrower has not made their payments. The borrower may prevent the foreclosure by paying the money owed (plus legal fees, sometimes) by a particular deadline. Some states require that the notice of default be filed with the county clerk. Notice of default is part of the process of a non-judicial foreclosure. Notice of Foreclosure: This filter is state-specific. Notice of Foreclosure Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is typically a step in the process of a judicial foreclosure in a mortgage state

Notice of Trustee's Sale is a legal document that notifies the public of the date, time, and location of a foreclosure auction, as well as the address of the foreclosed property. This is an overlay, rather than a filter, because applying the Cash Buyers overlay does not remove any blue dots. In this scenario, we get the address and APN for the home from public record data through First American. We collect the owner mailing address from public record data as well, which is one of the ways we determine absentee-owned properties. Multi-unit apartment buildings In this example, 2727 Merrilee Drive is a multi-unit apartment building with one APN. Each unit in the building has a mailing address, but no APN. Our data sources in this scenario are as follows: Building address (address on property card): We get the address, property parcel information, and APN for the building from First American, which is one of our primary providers of public record data. Mailing addresses (addresses in gray): We get the mailing addresses for individual units within the building (e.g., Apt 101, Apt 102, Apt 103) from USPS

Each unit in the building is a taxable property with a unique owner. In this scenario, we get the address and APN for each unit from public record data through First American. We collect mailing address for each property owner from public record data as well, which is one of the ways we determine absentee-owned properties

99 If we get incomplete condominium data from First American, we fill in the blanks with USPS addresses. In the following example, there are additional unit numbers in the building that are valid postal addresses, but we don't have the complete unit data from First American. Why should I track properties and people? Tracking a property or person allows you to receive notifications upon any immediate changes that would increase someone s propensity to buy or sell, such as paying off a mortgage or putting an addition on their property. Note: Remine will not give you specifics on the nature of the changes due to privacy reasons. How many properties or people can I track? The number of opportunities you can track is determined by your plan: With the Starter plan, you can track 100 opportunities. With the Plus plan, you can track 250 opportunities. With the Success plan, you can track 500 opportunities. With the Pro plan, you can track 10,000 opportunities. Note: Uploaded and matched people that you choose to track do not count against your track limit, however, any matched properties that you choose to track do count toward your track limit. The following steps describe how to view listings for multi-unit properties. 1. Navigate to the address on the map. Locate the blue dot that corresponds to the building. 2. In the filter bar, click the MLS Status filter, and select an MLS status. If there are any listings for units in the building, a flag appears, displaying the number of listings in the building. 3. Click the flag that corresponds to the blue dot for the building. A list appears that displays the listings in the building. Click on a listing to see the Property Details page, which displays more listing information and public record data. What are estimated bedrooms? You may notice some properties have estimated bedrooms, because some counties don t include bedroom counts in the public record. We want agents to be able to use Remine to its fullest potential, and filtering by bedroom count is crucial. We created a machine-learning model that uses property characteristics that are highly predictive of the number of bedrooms in a residential property. How accurate is the estimated bedroom count? In most counties across the U.S., we ve found our estimate is correct 80% of the time. How do we calculate estimated bedrooms? To provide you with the most accurate possible estimated bedroom count, we look at the following factors compared to other properties in the area:

101 Square footage of the property and lot Property value Property type (e.g., single family, townhome, condo) Property location How do I decipher estimated bedrooms? Our estimate is generally a range, so we display the lower end of the range on the property card and Property Details page (e.g., for an estimate of 2-3 bedrooms, we display 2 bedrooms). If you apply the Beds filter with a minimum of 2, you would see properties with 2-3 estimated bedrooms, but not properties with 1-2 estimated bedrooms. If you apply the Beds filter with a maximum of 2, you would see only properties with 1-2 estimated bedrooms. The following table displays what our estimate looks like as compared to the number that appears on the property card and Property Details page. The following list includes a handful of the deed types you'll frequently see in the Property History section of the Property Details page. Any time there is a new deed for a property, the ownership time resets. Tip: If you see a notification on the Engage page that says "Deed information has updated," but the Property History doesn't indicate a new deed, this means that there may have been a county-wide deed update, or something small like a spelling change. Deed Deed Foreclosure Description A deed is a legal document that establishes the existence of a property, and allows for the transfer of property titles between parties (e.g., people, trusts, or banks). A foreclosure is a process that begins when a borrower stops making payments on the property to the lender. The lender seizes and sells the property in an attempt to recoup the money still owed on the loan. See the What are distressed deals? article for more information

102 Deed Intrafamily Transfer & Dissolution Joint Tenancy Deed Warranty Deed Limited/Special Warranty Deed Vendor Lien Quitclaim Deed Description An intrafamily transfer & dissolution is a deed that transfers ownership from one family member to another. Dissolution occurs usually in the case of a divorce, where ownership is transferred from the couple to just one person. A joint tenancy deed is available only to married owners, and creates a right of survivorship. This means that when one owner dies, the surviving owner assumes the deceased owner's interest in the property. A warranty deed proves that the title being conveyed via the deed is clear. A limited (or special) warranty deed guarantees that the title has been clear only for the period of time that the seller has owned the property. A warranty deed with vendor's lien gives the lender (vendor) the right to hold the property as security for an unpaid debt. This means that should the buyer fall behind on payments, the lender can seize the property until the property is paid for in full. A quitclaim deed transfers a title from one person to another, with no guarantee (warranty) whether the seller has a clear title. The seller terminates their right or claim to the property, allowing the buyer to assume right or claim. Quitclaim deeds are used to transfer title in unique cases like divorces, gifts, or public auctions. Why can't I purchase someone's contact information?
