2 COMMUNITY BENEFITS & BACKGROUND Sterling America Investments, Inc. has owned and operated the property at 2 Osborn since 2002 as a medical office building. The Project is in direct response to the changing medical needs of the community. 93% of all medical space is currently leased in Irvine. The Affordable Care Act (ACA) will add 32 million insured people into the health care system. ACA regulations will mean more consolidation among health care providers, meaning a tilting of medical office demand to large companies and in turn, larger facilities. During the next ten years, the population aged 65+ and over is projected to increase an average of 3.3% per year, resulting in an increase of nearly 17 million people by the year By 2029 this group will make up more than 20% of the US population. In Irvine, the population of 65+ adults is approximately 9.4% of the population. By 2020, the population over 55 years of age in the City will be 28%. With the ACA focusing now more on patient treatment outcome rather than volume, the health care systems are opting more for larger, integrated facilities capable of handling multiple functions and providers in one location in order to maintain patient care. The 80,921 SF 2 Osborn building will be just such an integrated facility providing a one-stop center for medical care with an Imaging Center, Surgery Center and Pharmacy all located on the ground floor. Floors 2 and 3 will provide doctor offices that will share and support the common ground floor services. There will be a four level parking structure providing 453 parking spaces, conforming with the City s parking requirements. B A C K G R O U N D
3 BUILDING DESIGN & APPROACH The three story building will be a model of sustainability for the community as one of the, if not the, first LEED rated Medical Office Buildings in Woodbridge. The project is tracking a GOLD rating from the USGBC. To lower the overall building mass, all mechanical equipment has been removed from the roof and will be relocated in the garage. This lowers the building by feet and creates a very graceful profile to the building. In addition this is a more efficient HVAC system which adds to the sustainability of the project. 1 level of the parking structure is subterranean, to minimize the height and visual impact of the parking structure The building skin is composed of two materials: high performance glass and a terra cotta tile. The terra cotta tile material is consistent in color with the surrounding brick building in the adjacent Woodbridge Business Community. We have revised the skin to include the terra cotta material on all floors to better tie the project with the community. An additional element to give scale to the building is the major recess that occurs at the third floor. The third floor steps back from the entire street frontage along the Barranca elevation, and gives the project a two-story base element along the street edge. All existing mature landscape along Barranca will remain and additional trees will be added as well to screen the project. Adding to the mature landscape, a green screen will cover the entire north fascade of the parking structure, to further landscape the Barranca streetscape and screen the parking structure.
