6 ACCOMMODATION Student living is at the core of the design and build of each of these self-contained apartments. As such, every aspect of student living has been considered, and used to inform the layout, design and décor at each stage of the development. Apartments There are 39 apartments in total, with a number of larger studio apartments and some slightly smaller en-suite apartments. The studio apartments are extremely spacious boasting a floor size of between 19m2 and 26.5m2; comparatively the en-suite apartments cover between 14m2 and 15m2. 24 Hour CCTV When considering students needs within this development, the planners identified that ensuring the safety of the student community was a high priority. ByWater House therefore operates robust security systems including a FOB entry system and 24 hour CCTV. Communal Facilities All of the apartments are positioned in clusters, with each cluster having a fully fitted, highspec communal kitchen for the sole use of that cluster s residents. From the outset, we are offering investors the security of a risk free initial 3 years, achieved by guaranteeing an 8% net yield for the first 3 years. That yield is net of all costs including: Service Charges Ground Rent Management Costs Maintenance Payments This means that even if there is a gap in tenancy, or emergency maintenance costs, late rental payments or increased service charges, for the first 3 years, you will not notice any impact on your yield. An 8% net yield equates to 5,040 per annum on a 63,000 en-suite apartment, or 6,000 per annum on a 75,000 studio apartment, paid quarterly in arrears. BYWATER HOUSE

10 FULL MANAGEMENT SERVICES ByWater House is a fully managed development, serviced by the competent and professional Davidson Estates Ltd. They are a well-established local company, familiar with the area and the local property market. 11 PAYMENT TERMS The payment terms that we operate by make the purchase process transparent, with costs and timescales clearly defined from the outset. There are no hidden costs and no surprises. Our 3 Step Payment Plan reservation deposit per unit (this is then deducted from the payment made in step 2) 2 30% on exchange of contracts (minus the payment made in step 1). 12 THE STUDENT MARKET Despite increasing tuition fees, the demand for University places is higher than ever. This increase is evidenced by UCAS, which has reported a consistent, circa 4% year on year rise in University applications, with students from the UK and overseas all eager to continue studying within UK higher education establishments. Up until the start of the 2015/16 academic year, Universities had to cap the number of students they enrolled. However, that cap has now been lifted and as a result there is now an increased demand for University places and a knock on fight for student accommodation, with demand far outweighing the supply, notably so in Birmingham.
