2 The Project Urban renewal of Bülowsgade 52, apartment house in Århus The property was built in 1902 by master Carpenter H. Petersen. The building is 4½ storeys and basement with 10 apartments. Location plan

3 The apartment houses main construction External walls are built in solid brick Storey partitions are of 9 x 9 timber joists and wooden floor boards, ceiling of laths, reeds and plaster with 50-70mm clay plugging on wooden boards Collar roof rafter with red pantiles Basement walls and foundation of bricks All stairways are of timber construction The building is heated by central heating Supplied by a district heating plant The 4½ storey terrace apartment house and basement on Bülowsgade, was erected in Each storey consists of a 1 bedroom apartment of 50m2 and a 2 bedroom apartment of 68m2 (stairways not included). There is total of 10 apartments. The basement consists of a washing room, bicycle parking and storage room. There is one common bath rooms for ten apartments. The building is well maintained and the apartments have adequate living space, but do not live up to up to modern standards regarding toilet/bath and kitchen facilities. There is a toilet in each kitchen with no wash basin.

Plaster Timber joists stabilise internal brick walls The joists are anchored to the façade walls with steel brackets. The distance of the brackets of every 3 rd joist but did not exceed 2.85 meters. The anchor is bricked in the external wall 4 to 6 courses high.

11 Modernisation and renewal proposals

14 The client, Aarhus Housing Cooperative would like an in depth out line proposal of the modernisation and renewal of Bülowsgade 52 in Aarhus. The client wishes a complete regeneration of the complete property. The client can receive financial help from the Danish state, to extend the floor area on each habitable storey with 25 m2. Open balconies are not included in the 25m2. The building inhabitants will be re-housed during the construction period. Client s demands The 2 ground floor apartments are to be converted into a non-industrial businesse (hairdresser, dentist, offices, café etc). A tower extension of the building is permitted, with not more than 25m2 on each storey. The 8 apartments must be designed with spacious kitchens and modern bath rooms Bathrooms must be equipped with toilet, washbasin, shower, radiator, mechanical Ventilation and floor drain. Kitchens must be equipped with ample worktops, cupboards, dishwasher, kitchen sink, small kitchen table, radiator, mechanical ventilation. The basement must be equipped with, a store room of 4 m2 for each apartment, store room of 20 m2 for ground floor business, laundry with 2 washing machines 1 dryer, drying room, worktop and seats, toilet with washbasin, bicycle parking and technical room. The main staircase can be extended to the basement, the secondary back stair case can be removed, but there must be access from the basement to the court yard. 4 persons elevator that services all floors including the basement, there is no specific demand for street access. A balcony for each apartment with place for table and chairs The client would like proposals for recycling of water and alternative energy saving installations (solar heating, reusing rainwater, heat pumps etc.) Building services pathways must be placed rationally, regarding costs and future maintenance. All vertical internal building service pipes must be placed in installation shafts.
