Closing data provided lags approximately four weeks from actual closing dates, balancing the timeliness of the report with the completeness of the data set for the period and the accuracy of our analysis. 2 Summary The most expensive sale in New York City history was among the closings recorded in the final month of 2014, a fitting bookend to a year characterized by sales of very high priced units. AVERAGE SALES PRICE CONDOS AND CO-OPS $2.0 Million The average sales price of all condominiums and co-ops in December was $2.0 million. The average price of condominium sales alone was $2.9 million, and for the entire year it was $2.5 million, a substantial increase from 2013 s average of $2.0 million. Sales of extremely expensive apartments boosted average prices both in December and the rest of the year. Most Expensive Sales $100.5M One57, # West 57th Street 6+ Bed, 6+ Bath Approx 10,923 ft 2 ($9,198/ft 2 ) ALL CONDOMINIUM AND CO-OP SALES 1,207 $3.3B UNITS GROSS SALES The most expensive home sale in New York City history was recorded in December when an unidentified buyer paid $100.5 million for the 11,000-square-foot penthouse occupying the top two floors of One57. The previous record was held by Ekaterina Rybolovleva, daughter of Russian billionaire Dmitry Rybolovlev, who paid $88 million for a condo at 15 Central Park West in Although the One57 sale was the first residence to sell for more than $100 million, Rybolovleva s purchase was more expensive on a per-square-foot basis, at around $13,000 compared to the roughly $9,000 paid buy the One57 buyer. $55.6M One57, # West 57th Street 4 Bed, 4 Bath Approx 6,240 ft 2 ($8,903/ft 2 ) December 1 st - December 31 st : 410 CONDOS SOLD AVG PRICE $2.9M AVG PRICE/FT2 $1, CO-OPS SOLD AVERAGE PRICE $1.3M The second and third most expensive sales of the month were also at One57.
