4 Florida City is a fast-growing city located next to Homestead, Florida at the southern end of Miami-Dade County, Florida. It is widely known as The Gateway to the Florida Keys, the vacation destination for millions each year only a stone s throw away. Evidence of the area s growth is apparent by looking at the amount of regional and national retailers and restaurants located within Florida City city limits or immediately adjacent to the city limits. These retailers include: Florida City Outlet Mall, United States Regional Post Office, Ross Dress for Less, Bed Bath & Beyond, Michaels, Sports Authority, Petco, Kohls, Starbucks, Best Buy Wal-Mart Supercenter, Home Depot, Lowe s, Staples, Office Depot, BJ s, Publix, Sedano s Supermarkets, Winn Dixie, Best Western Hotel, Holiday Inn Suites Hotel, Marriot Hotel, Travelodge Hotel, Red Lobster, Olive Garden, Chili s, Cracker Barrel, Largo Honda, and a multitude of local businesses. In addition, Florida City is 5 minutes away from Miami-Dade County s newest hospital ($135 Million 142 Bed, Full Service Homestead Baptist Hospital) and 5 minutes away from the world-renowned Homestead-Miami Speedway with the Superbowl of NASCAR brining in $250 Million into the South Dade economy. Florida City is also the entrance to two of the nation s largest National Parks - Everglades National Park and Biscayne National Park. Everglades and Biscayne National Parks draw over 1 million visitors each year to our area. Additionally, two more national parks are within a short drive Dry Tortugas and Big Cypress draw tens of thousands through the area every year. Homestead Air Force Base is also only minutes away from Florida City. Because Krome Avenue and South Dixie Highway both run through Florida City and the entrance to the Florida Turnpike entrance is adjacent to the City, all of Miami-Dade County is readily accessible. Sample travel times are: 30 minutes to Miami International Airport and 40 minutes to downtown Miami. Florida City is also conveniently located at the entrance to the world famous Florida Keys, with Key Largo and John Pennekamp Park only 20 minutes away. Florida Power and Light parent company NextEra has received the green light from Tallahassee to begin the expansion of the nuclear facility at Turkey Point. With the multi-billion dollar project comes upwards of 5,000 new jobs.

5 Grand Palms consists of approximately 83 +/- acres and is located on Palm Drive (SW 344 Street) in the heart of Florida City (Miami-Dade County) only ½ mile West of City Hall and 1 mile West of Krome Avenue (SW 177 Avenue). Conveniently accessible to the Florida Turnpike / US 1 interchange only 1 +/- mile away on Palm Drive. The Grand Palms geographical boundaries are SW 344 Street to the South, SW 336 Street to the North, SW 187 Avenue to the East and SW 192 Avenue to the West. The property has been zoned for up to 15 units per acre and will have a total of 1,176 units. 624 units will be apartment style residences, located on two story buildings consisting of 8 units per building. 174 units will be two story townhomes, consisting of 7 to 10 units per building. 378 units will be zero lot single family homes. The property was previously platted and then re-designed. The current site plan has received approval from the City of Florida City. Water, sewer, electricity, telephone and CATV are all readily available since other existing housing developments adjoin the subject property. Existing water and sewer lines are located on SW 340 Street, which bisects the subject property. There are no jurisdictional wetlands on the property. Soil conditions are typical for the area and minimal fill will be required since the property s elevation is near grade. The property was designed to include apartments as follows: 1 bedroom, 1 ½ bathroom units; 2 bedroom, 2 bathroom units with a family room, and 3 bedroom, 2 bathroom units. The square footage for the apartments will range from 709 square feet to 1,018 square feet. Amenities will include a clubhouse, swimming pools, a playground, jogging paths, and extensive landscaping. The townhomes were designed to include: 2 bedroom, 2 ½ bathroom units; 3 bedroom, 2 bathroom units; 3 bedroom, 2 ½ bathroom units; 3 bedroom, 3 bathroom units and 4 bedroom, 3 bathroom units. The square footage for the townhomes ranges from 1,243 square feet to 1,537 square feet. Amenities may include a swimming pool, a playground, jogging paths and extensive landscaping. The single family homes were designed to include: 3 bedroom, 2 bathroom; 3 bedroom, 2 bathroom units with garage; and 4 bedroom, 2 bathroom units. The square footage for the single family homes ranges from 1,307 square feet to 1,487 square feet.
