4 The Model Homes; your choice At La Palma, you can choose to buy a building lot and design the home you want to build for yourself. You can also choose to select one of the beautiful model homes. These homes have been put together by the Real Estate Developer of La Palma; Barracuda Real Estate (BRE). The homes will be built by Kenchi Construction B.V. or a constructor of a similar quality level. By choosing your model home, you save on time and energy. A lot of lot buyers are anxious to start the project, and they all know that building yourself can be a time and energy consuming job. Being on the jobsite, and having locale knowledge is key to a successful built on Bonaire. You can make building your own home comfortable with choosing one of the Model Homes that will be designed, built and handed over by professionals with demonstrable reputations. The architectural drawings already have been made, and the designs are based on the location, winds, sun, position of terrace, lay-out suitable to live in and rent out, etc. When you choose to purchase a model home, the builder will make sure that the architectural drawings will be handed over to the locale government in order to receive a building permit. (Dienst ruimtelijke ordening en beheer - DROB) The home will be built with the following specifications; Interior Floors All floors will be covered with tiles that will be selected together with the buyer. The provisional sum for the floors is set on USD 40,- per square meter. The terrace floor will also be covered with the same tiles, to ensure a smooth transition between the inside, and outside of the home. Wall finish All walls will be plastered with Joint Compound, and painted in an off-white color. Ceiling finish Ceilings with an open roof structure will be painted white. The other ceilings will be made of plasterboard with a smooth finish, and painted white. Inner doors and doorframes The inner doors will be flush hollow doors fitted in wooden doorframes. Electricity All areas will be fitted with 127 Volts power outlets. The kitchen area and pantry area will also have 220 Volts power outlets. For further details please check the detailed Electricity plan of the home. The pantry area will be fitted with a hot water boiler that will provide hot water to the bathrooms and kitchen area. Air-conditioning The bedrooms will be fitted with split unit air-conditioning systems. On the covered terrace ceiling fans will be installed. TV, data and phone TV Connections, data and phone will be available in the bedrooms and living area.
5 Kitchen The kitchen will be selected together with the buyer. The provisional sum is set on US$ 10, You can choose your own kitchen design. Measurements of the building plan will be used to select a kitchen, the choice of the kitchen must be definite at the time the ground floor concrete is poured. This because of the cables and drains that must be installed in the concrete floor. When a kitchen supplier abroad has been selected, all freight costs, import tax costs and other costs will be for the buyers. Bathrooms The master bathroom will be fitted with a vanity cabinet including two washbasins, a shower and free hanging toilet. All faucets, toilets etc. will be of the quality brands Durafit or Deca. The buyer can make a choice in regards to the tile color in the bathrooms; beige, off-white or white color. The washbasins and showers will be fitted with mixing faucets and the showers will have adjustable shower heads. The brand for the faucets will be Grohe, Deca or similar brands. The guest bathroom will be fitted with a vanity cabinet including a washbasin, a shower and free hanging toilet. All faucets, toilets etc. will be of the quality brands Durafit or Deca. The buyer can make a choice in regards to the tile color in the bathrooms; beige, off-white or white color. The washbasin and showers will be fitted with mixing faucets and the showers will have adjustable shower heads. The brand for the faucets will be Grohe, Deca or similar brands. Both bathrooms will be fitted with accessory's such as towel holders and soap holders. Exterior: Walls All outside walls will be covered with semi smooth cement plaster, and painted in a color selected by buyer, as well as the other details and trims around the house. Windows, doors and frames All window- and doorframes will be made of cedar wood. Windows will be fitted with glass panels. The front door will be fitted with glass panels as well. All windows and doors will be fitted with secure and high quality hinges and locks. Roof and roof construction The roof consists of a roof construction with roof tiles. Terrain The terrain will be handed over clean and completed with a topping of diabaas. The lot will be fenced on the front with a brick wall including a gate for a car, and walk-in gate. Both gates will be constructed of wood and or steel. The sides and rear of the lot will be fenced with fence netting supported by steel posts poured in concrete. The construction of walkways and driveways is optional and will result additional costs.
6 Additional work and costs: Walkways Walkways can be made on request. The additional costs depend on the used materials, size of the walkways etc. Sundeck and Swimming Pool On the drawings, a swimming pool is designed with a size of 7 x 4 meter plus 3 x 3 meter. A sitting area inside the pool is included. The pool is constructed of concrete blocks, and will be coated on the inside with pool coat. At the water surface, a 20 cm strip of tiles will be glued on. Also, the pool will be fitted with pool illumination. The sketched sundeck around the pool is at about 45 m2. A different tile can be selected for the terrace, the provisional sum is set on and the US$ 40,- per m2. The total additional costs for the sundeck and swimming pool are US$ 47,000.- excl. 8% ABB. 2 January 2018, alterations can be made in regards to this information. 8 Rental possibilities If you have decided to built your model home on your La Palma lot, you may consider renting out your home when finished. Of course you can select when and how long you will enjoy your home on Bonaire. There is no restriction. The time that the home will not be used, can be used to house vacation guests on the island. A perfect way to create interest on your investment. Ideal for rental purposes The residential area of La Palma is perfectly located to be used as a rental location. The area provides beautiful snorkeling, diving, windsurfing and kiteboarding beaches. The windsurfing area of Sorobon is breathtaking and is home and training area of the best windsurfers of the world. The rental market on Bonaire is good. The number of flights arriving on Bonaire from Europe and the USA has increased. Connecting flights between the islands Curacao, Aruba and Bonaire result in an easy to reach destination, and this has caused a growth in the number of tourists that visit our island.
