Ritterbeck, Planner ) Ridgeline: N/A Request of Tom Ochsner, architect for the owners, Mr. & Mrs. Leonard, to consider Case No. 14BAR for final approval of a new two story single family dwelling, with the first floor being approximately 7,815 square feet, the second floor being approximately 212 square feet, a basement of approximately 800 square feet, a detached garage of 800 square foot, understory accessory structure of 800 square foot, a swimming pool of approximately 1,080 square foot, sports courts and hardscaping and landscaping improvements. PRELIMINARY APPROVAL 6. 13BAR Peake Validation 223 East Mountain Road 13LUP (Kimberley McCarthy Planner ) Ridgeline: N/A Request of David Burke, architect for the owner, Laure Peake, to consider Case No. 13BAR for preliminary/final approval of a metal storage container (roll off) of approximately 153 square feet, a garden shed of approximately 35 square feet, fencing ranging from six to eight feet in height, an eight foot tall retaining wall with six feet of fence on top, a carport of approximately 216 square feet, and a hobby shop of approximately 88 square feet. The following structures currently exist on the parcel: a single family dwelling of approximately 1,573 square feet and an attached garage of 498 square feet. MBAR has concerns with a gate in front of the right-of-way and creating an impediment to the walking path ACTION: Watson moved, seconded by Mendro and carried by a vote of 6-0 (Johnson absent) to grant preliminary approval of 14BAR , with applicant to eliminate gate within right of way. The project may return for final approval with the approval of the planner. CONCEPTUAL REVIEW 8. 13BAR Nieberle Garage & Accessory Structure 611 Oak Grove Drive 13LUP (J. Ritterbeck, Planner ) Ridgeline: N/A Request of Tom Ochsner, architect for the owner, Glenn Nieberle, to consider Case No. 13BAR for further conceptual review of a new detached garage of approximately 780 square feet and an accessory structure (specific use currently undefined) of approximately 256 square feet. The following structures currently exist on the parcel: a single family dwelling of approximately 1,573 square feet and an existing guesthouse of approximately 492 square feet. The proposed project will require approximately 45 cubic yards of cut and approximately 45 cubic yards of fill. The property is a 1.04 acre parcel zoned 1-E-1 and shown as Assessor s Parcel Number , located at 611 Oak Grove Drive in the Montecito area, First Supervisorial District. That this property has two curb cuts along East Valley Road that excessive. 2. One member thought the eastern curb cut on East Valley road should be removed; another thought the western curb cut on East Valley which seemed excessive. 3. A lot of paving could be eliminated if the garage were moved closer to sfd 4. Like the landscaping and architectural design 5. Would like to see the garage farther from the western property line 6. Architecture is greatly improved 7. Very nice landscape design The project received comments only. The project may return for preliminary approval with the consent of the planner. No structures currently exist on the parcel. The proposed project will require approximately 1,460 cubic yards of cut and approximately 1,680 cubic yards of fill. The property is a 5.07 a parcel zoned RMZ and shown as Assessor s Parcel Number , located at 1355 Oak Creek Canyon in the Montecito area, First Supervisorial District.(Appearance by Jock Sewall, Jarrett Gorin) 1. In October 2013 the applicant received final approval for the exact project being considered today, therefore, all the MBAR members are in agreement. No action taken.
