11 GENERAL STOREFRONT CRITERIA The mall is not enclosed and therefore is subject to sun, rain and wind conditions. All storefronts projecting beyond the face of the Landlord's shell must have a sloped roof or include drainage in a flat roof form to prevent the accumulation of dirt and debris and drain properly. Tenants on both levels must consider their storefronts to be exterior construction and take all necessary weatherproofing precautions. A minimum 8" high, hard surface, non-porous base must be provided at all storefronts. All upper-level Tenant's must maintain the integrity of the existing membrane when providing a continuous membrane connection to their storefront. A waterproof membrane must seal the width of the entire storefront at the base. The only acceptable means for a storefront entry is recessed out-swinging doors. Doors shall not extend past the maximum storefront projection when fully open. Neutral piers vary in size and shape throughout the Mall. Tenant to field verify whether the condition is a round or square pier or simply a ¾ reveal, as in the case in the International Court. 11
12 STREET SCENE - LOWER LEVEL ELEVATION Tenants may project a maximum of 2'-0" beyond the face of the neutral pier (field verify condition) and may extend the height of their storefront to the underside of the existing overhang (approximately 15'-0"). Projected storefronts must be reviewed for code exiting approval. A 10-0 minimum unrestricted walkway must be maintained. 12
13 STREET SCENE - UPPER LEVEL ELEVATION Tenants may project a maximum of 3'-0" beyond the face of the neutral pier (field verify condition) and may extend the height of their storefront from the minimum 15'-0" to a maximum of 17'-0" (where conditions allow). Projected storefronts must be reviewed for code exiting approval. A 10-0 minimum unrestricted walkway must be maintained. 13
14 WALL SHOPS LOWER LEVEL ELEVATION These Tenant spaces are shallow in depth and flank the entry to the department store. Tenants must extend their storefront to the bottom of the soffit above and if they are projecting they must provide a minimum slope of 30 degrees at the top to prevent the accumulation of dirt and debris. Tenant shall field verify neutral pier condition. 14

16 INTERNATIONAL COURT LOWER LEVEL ELEVATION 14-0 A.F.F. Storefront Height Tenants may project their storefront from the face of the building as long as this does not extend past the lease line and beyond the face of the Upper Level overhang and maintains 10-0 clearance from any fixed object. A black painted ¾ x ¾ reveal must separate Tenant s storefront material on top and sides of storefront. 16
17 EAST MALL SIDE CONCOURSES 14-0 A.F.F. Storefront Height Upper Level Tenant's shall provide a minimum 30 degree sloped roof if not located underneath an overhang. Maximum projection of 2-0 is allowed as long as storefront is confined within the leasable area and maintains a 10-0 clearance from any fixed object. A painted black ¾ x ¾ reveal must separate Tenant s storefront material on sides of storefront. 17
18 CONVERTED ANCHOR BUILDING LOWER LEVEL ELEVATION Lower level (under canopy) Tenants shall construct to the underside of the mall bulkhead at 15-0 A.F.F. A painted black ¾ x ¾ reveal shall separate Tenant spaces unless a plaster finish column already exist. 18

21 STOREFRONT SIGNS, AWNINGS AND CANOPIES 21
22 STOREFRONT BLADE SIGNS To give added dimension and vitality to the center and greater exposure to the Tenant, the use of blade sign(s) is required where allowed. Such signs would be in addition to the occupant signs on the storefront. The Tenant shall install a blade sign suspended from the bracket available from the Landlord at Tenant s expense. Please contact the Mall Management office. Overall weight permitted to hang from the bracket including attachment to the bracket and any lighting or electrical components is 50 pounds. 22

27 HVAC RETAIL TENANTS This is an open air mall. Engineer is required to accommodate conditions that may affect the performance of the HVAC system for their store (ie. Windows, window treatment, sun exposure and open doors). Equipment» Upper level: Roof top packaged heat pumps. Unit(s) to be located in designated structural bays. Modify existing roof structure to support equipment.» Lower level: Split system. 75,000 BTUH maximum size per unit in converted Anchor building. Condensate Drain Provide minimum ¾ copper line to a City approved receptor. Outside/Relief Air Economizer and barometric or fan powered relief through Tenant installed components. Lower level Tenants to install louvers in underside of mall canopy or rear exterior wall concealed from public view. Connect to Landlord provided outside air duct in converted Anchor building. Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval). Smoke Exhaust/Relief None required. Toilet Exhaust By Tenant including fan, ductwork and roof cap. Connect to Landlord provided toilet exhaust duct if existing. Odor, Thermal & Process Equipment Exhaust Size for application by Tenant. Temperature Controls Stand-alone digital electric/electronic control system by Tenant. Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing. See Criteria Sheet MEP-1 for further information. 27
28 PLUMBING RETAIL TENANTS Water Redistributed by Landlord via overhead mains. 1 minimum valved connection at designated connection point within or adjacent to space at pressure available from public system minus distribution losses. Tenant supplied meter w/remote reader for large water users only. Waste 4 wye connection off Landlord main. Designated connection point within or adjacent to space. Vent 2 ½ minimum connection stubbed from Landlord system. Grease Waste No Landlord provisions. Toilet Rooms As required by code. Provide watertight tray under room to prevent leaks to lower level. Drinking Fountain Per code and ADA requirements. Service Sink As required by code. See Criteria Sheet MEP-1 for further information. 28
29 FIRE PROTECTION RETAIL TENANTS Implementation Tenant shall directly employ the Landlord designated contractor to install and/or modify existing grid or utilize connection provided. Tenant Flow Switch Not permitted. Valve for Tenant Space Not permitted. See Criteria Sheet MEP-1 for further information. 29

Empty conduit to space. 2 conduit to Tenants in converted Anchor building. Power Provided by local utility. Metering Tenant to provide fusing, cable, meter (if not existing) and connect to Landlord switchboard. Reuse existing, if applicable. Capacity Submit connected and demand electrical load data to support electric service size requested. Telephone 3/4 minimum conduit with pull wire to designated connection point in central locations Fire Alarm Interface with Landlord system is only required when the Tenant occupancy requires a system to meet Code. Duct detectors to shut down RTU equipment to be annunciated within Tenant space only. Tenants under the Food Court must install smoke detectors that tie into the Landlord Simplex fire alarm system. See Criteria Sheet MEP-1 for further information. 30

Return Ducted (Plenum return is for non-odor producing Tenants only and subject to Landlord approval). Smoke Exhaust/Relief None required. Toilet Exhaust By Tenant including fan, ductwork and roof cap. Odor, Thermal & Process Equipment Exhaust Size for application by Tenant. Grease Exhaust Per code. Protect roof with Grease Guard containment system. Replacement Air From Tenant outside air and dedicated makeup air units. Temperature Controls Stand-alone digital electric/electronic control system by Tenant. Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing. See Criteria Sheet MEP-1 for further information. 33

Toilet Rooms Per code. Provide watertight tray under room to prevent leaks to lower level. Drinking Fountain Per code. Service Sink Consult with Health Department for specific requirements. 41 LIFE SAFETY INTERFACE ALL TENANTS Life Safety Interface Tenant shall employ Landlord s designated Life Safety/Fire Alarm Contractor for all required components and interfacing with the base building s fire alarm system and BAS. Wiring By Tenant, in conduit from each life safety device to a junction box provided by the Tenant at a location selected by the Landlord. Final connections in the junction box and to the building fire alarm system will be by the Landlord s Contractor at Tenant s expense. Duct Detectors Shall shut down affected Tenant HVAC unit and send supervisory signal to the building fire alarm. Final Connections By Landlord s Fire Alarm Contractor at Tenant s Expense. Music & Security Systems Must interface with fire alarm system by installing a service interrupter. 41
