The evelopment Standards section provides setbacks, height, building coverage, and other development standards typically found in the ounty s Zoning ode. ue to the unique nature of the Rio d Oro Specific Plan, special development standards have been created to achieve the guiding principles of the Specific Plan, enforce the concepts provided in the various design guideline chapters, and provide future builders and designers with specific criteria for each area of the Specific Plan. 7.1 Purpose The overall intent of the evelopment Standards is to create unique spaces and living areas through the integration of good site planning techniques with well-defined spaces. These guidelines will establish the overall look and feel of the Rio d Oro. 14 Medium ensity (MR): Motor ourt Single Family etached MR: Motor ourt Single Family etached refers to any single family lot smaller than 4000 square feet that is intentionally designed to fit within a larger cluster of homes. Most Motor ourt luster homes provide garage access from a shared common motor court. Homes at the front of the cluster may also take access from the street. Most Front doors are also accessed from the motor court with the exception of homes at the front cluster. Homes at the front of the cluster shall be designed to take front-door access from the street to provide a front door presence along the streetscape. Motor ourt lusters can also be manipulated to act like alley lots at block-ends to provide a front door presence along the street. These types of lots are permitted within neighborhoods designated as Medium ensity as shown on the Land Use Map and the adjacent Key Map. Parking for attached homes may be provided within individual garages or in shared parking areas. arage access for attached homes may be provided in a number of ways. round floor units may be provided with traditional garages that are accessed from the street or from a common lane. Parking may also be provided in the form of parking lots/fields and carports. Front door access may be provided from the street, a common open space area, or an interior hallway.
