10 KITCHEN A fully fitted contemporary designer kitchen with a comprehensive bespoke range of floor and wall cupboards, incorporating soft close doors and drawers together with feature lighting. The homes feature composite stone worktops with a matching upstand and splashback provided to the area behind the hob. Fitted appliances comprise an induction hob with a stainless steel extractor hood, built in pyrolytic single multifunction oven, separate combination microwave oven by Smeg and a stylish wine cooler. Integrated appliances include a fridge/freezer and dishwasher by Smeg. Stainless steel 1½ bowl undermounted sink by Smeg with a contemporary chrome mixer tap by Franke. Chrome finish light switches and sockets are provided throughout the kitchen. LAUNDRY AREA A freestanding Smeg washer-dryer is provided to the laundry area of homes 3-8 and an integrated washer-dryer to the kitchen of homes 1 & 2. BATHROOM AND EN-SUITE The homes are equipped with contemporary Roca sanitaryware in white with stylish chrome fittings by Hansgrohe. All en-suites feature a separate shower enclosure with a low profile tray, a Hansgrohe thermostatic shower and a Roman clear glass screen. All bathrooms feature a Hansgrohe thermostatic shower over the bath together with a Roman clear glass screen. Vanity units by Roca. A heated towel rail and a shaver socket with a chrome finish is provided. The bathroom and en-suite(s) are fully tiled with porcelain tiles by Minoli. A half height feature mirror with a heated demister to a specified area. DECORATION AND INTERNAL FINISH Each home features a painted matt finish to the walls and ceilings. Contemporary architraves and skirting boards are provided with a satinwood finish. All internal doors are finished in white satinwood featuring contemporary chrome furniture with a glazed door to the kitchen/living/dining room. Palermo style front door. Full height sliding mirrored wardrobes with soft close are provided to all bedrooms. A combination of porcelain floor tiles by Minoli and carpets are provided throughout all of the homes please refer to our sales advisor for the exact specification of each home.

11 ELECTRICAL INSTALLATION Each home benefits from a combination of white down lighters and pendant light fittings. PIR feature night light with a low level LED light is fitted to the bathroom and the en-suite. Chrome finish switches are provided to all rooms. A mains operated smoke detector with battery backup is fitted to the entrance hall and landing. HOME ENTERTAINMENT AND TELEPHONE TV points are provided to the living/dining room and all bedrooms. The TV points are linked to be able to provide multiple viewing capabilities from one external source. A mid height TV point with HDMI connection capability is supplied in the living room for an optional wall mounted flat screen television The TV point in the living room is wired for Sky+ HD capability. BT points are provided to the living room and master bedroom. ENERGY EFFICIENCY, HEATING AND INSULATION hite glass fronted electric panel heaters are provided throughout all of the homes Mains pressure hot water system with electronic programmer. Energy Performance Certificates are provided for each home upon completion and Predicted Energy Assessments are available upon request. SECURITY All homes feature an audio/visual entry system. iring is included for a future alarm system to each home. COMMUNAL FACILITIES Lift to all floors. Tiled entrance hall with feature mirrored wall. Each of our homes are independently surveyed during the course of construction by the National House Building Council who will issue their 10 year warranty certificate upon completion of the property.
