9 PROPOSED LIFESTYLE HOTEL SCHEME Planning consent was recently granted for additional massing across both buildings, including two additional floors. Working within the consented height, and also benefitting from an additional basement area, set out below is a proposed Aukett Swanke designed lifestyle hotel scheme, enhancing the gross internal area to create a 102 guestroom hotel. The proposal assumes demolition of the existing buildings and the creation of a new build hotel, which would be arranged over ten floors, featuring a courtyard to the rear which acts to enhance the F&B offer and provide high levels of light to the hotel rooms. The scheme assumes an international standard hotel operator that can deliver a guestroom product of the highest quality and a compelling and dramatic Food & Beverage space with world renowned kitchen that will compete with and look to outperform independent operators in the area. Guestrooms are set out over floors 1 7 providing external aspects over Great Marlborough Street or the rear courtyard and benefiting from wide reaching views across London. The Food & Beverage will be arranged over ground and lower ground floors in a collection of private spaces leading towards an inner courtyard with additional seating.
