1 PROJECT DESCRIPTION The organizing principle of the design is a simple stepped massing that initially addresses urban context of Williamson Street; relating contextually to the height, mass, materials and design language of the historic buildings to the west and east. The mass steps back for the first time to provide a roof terrace for the community space and access to resident s garden planters. The mass of the building steps back a second time creating a sun deck for tenants to enjoy views of the lake and relax in an outdoor space. The building is designed to capitalize on the key vantage points of the lake and the Capital giving residents the access to prime vistas in the city. The back bone of the exterior palette is brick-- the material that brings together the idea of old and new. The reddish brick along Willy street relates to its historic neighbors to the west and east. The light colored brick relates to the buildings that anchor the north end of the site. In between a flat steel grey metal panel volume stitches the two building masses together. Large punched openings span from floor to ceiling to punctuate the facade and transition the building from a nod to its industrial past to its residential present. Ground floor commercial tenant space fronts Willy Street with large glass garage doors. The main entrance to the apartments is highlighted by two brick piers and a simple metal canopy. The parking is located in the rear of the site giving the neighboring commercial tenants easy access off of Livingston and Wilson Street. The compact brick mass on the tallest portion of the building is accented with zipper windows; a signature design element that gives the façade visual interest and movement along the bike path. Balconies are integrated into the facade treatment and are expressed as a carved away metal slice removed from the brick wall of the exterior façade : ASK Project Description 1
