1 About 1001 Pennsylvania Avenue is a Trophy Class office building located on Washington s most prestigious thoroughfare. The building contains fourteen levels of above-grade office space, encompassing approximately 763,000 rentable square feet, just over 41,000 square feet of ground level retail space and three levels of underground parking. The building stands prominently on worldrenowned Pennsylvania Avenue in the full block between 10th and 11th Streets, N.W., between the White House and the U.S. Capitol Building. This prime location offers tenants and visitors numerous hotels, prominent restaurants, elegant shops, entertainment venues and cultural attractions within close proximity.
2 Distinctive Architecture The building was developed in 1986/87 and designed by the highly regarded Washington, D.C. firm Hartman-Cox Architects. The design incorporates the facades of the approximately 100-year-old Victorian-era buildings that occupied the former site. The building has dozens of roof terraces for tenants private use. The primary facade consists of granite, brick and limestone. A flat, steel-framed canopy extends over each of the building s entryways. Tuscan columns and a barrel-vaulted ceiling set a dramatic stage for the focal point of the interior a central octagonal rotunda that features a beautifully restored antique clock and soars eight stories high. A sense of elegance is maintained by the use of premium materials throughout the lobby: the floor, lower wall finishes and concierge desk are marble, and the lighting fixtures are polished bronze.

Fully sprinklered building with a modern addressable fire alarm system installed in 2013.
4 Security Access Control System: Security Monitoring: The electronically controlled and regulated access control system is monitored off-site. Tenant employees are given proximity cards that are linked to access readers throughout the building and control access to building common areas, passenger elevators and tenant floors. On-site security officers monitor the building 24/7. Surveillance cameras with digital video playback are located at the parking and pedestrian entrances, building entrances and other locations within the service corridors. 5 Pennsylvania Avenue has received the following accolades in green initiatives 1001 Pennsylvania Avenue obtained Silver certification, LEED-EB: O&M, in January 2012 from the U.S. Green Building Council. Its ENERGY STAR rating of 83 makes it 33% more efficient than the national average building Pennsylvania Avenue received an ENERGY STAR designation from the EPA for superior energy results every year from 2003 to Its progressive recycling program, exceeds the District of Columbia recycling regulations. Both Hines and TIAA-CREF have been awarded the EPA s Energy Partner of the Year and Sustained Excellence designation.
6 Renovations In July 2011, a total renovation of the building s fifty-two restrooms was completed. In November 2011, the central plant received a water-side economizer to achieve significant energy savings, especially while operating during the winter months. In January 2012, variable frequency drives were added to the air handling units (located on each floor) to allow for more precise control of the air volume delivered to the floor for tenant comfort and to accomplish additional energy savings. A first-class fitness center with locker rooms was completed in November In 2013, fire alarm system upgrades resulted in a new state-of-the-art, addressable system. The elevator modernization, which will also include some enhancement to the Kastle Security System currently in the building, is expected to be complete by the end of 2014.
