The 5 tenants that have reserved the amenity center multiple times are: Zurich, Zura, Fragmen, The Hartfrd and Frce Management. 5 Breakdwn by Mnth: April 2015: Fragmen Wrldwide fficially mved in n the 2 nd and 3 rd flrs. The Green Mnster and T Ball sphere sculptures were installed and revealed during ur Red Sx Opening Day Party. During ur Opening Day party we gave ut 100 High Street branded baseball hats in line/designed t lk like red sx hats. They were a tremendus hit! We raffled ff 4 red sx tickets t tenants f the building, ffered baseball themed snacks and had a live stream f the game in the lbby. Fr Earth Week, Eversurce set up in the lbby sharing infrmatin abut MassSave. The prperty s trash vendr, Republic Services was here t speak abut the buildings single-stream recycling prgram. 100 High Street branded umbrellas became available fr rent in the lbby. Tenants hand ver their building ID in exchange fr an umbrella and switch them back upn their return. Management and leasing team f 100 High Street participated in Gary Hankins full day 5-Star training. May 2015: May is Natinal Emplyee Health and Fitness Mnth. 10 Health and Wellness rganizatins (including Equinx, Cre Pwer Prtein Shake and Zic Ccnut Water) participated in ur health and fitness mnth actives. Activities ranged frm infrmatinal tables with samples set up in the lbby t free yga and kick bxing classes ffered at the building and cmplimentary classes ffered at surrunding gyms and studis. May is als Natinal Skin Cancer Awareness Mnth. The Melanma Fundatin f New England set up in the lbby t prvide free skin scans t tenants. May 11-May 22 was the CBRE Cares New England Fd Drive as a building, we cllected 30lbs f fd. The 100 High Street Run Club started weekly runs n Wednesdays. Tenants frm Fragmen, ORC, and Zurich make up the majrity f the grup. There were 50 in attendance at the infrmatinal meeting and abut 25 wh attended the first run. Cnstructin n the 9 th flr fr the 5-Star Amenity Center began. June 2015: 6/5 was Natinal Dughnut Day. In hnr f this we gave ut mini 100 High Street dughnuts t tenants. We als marketed this as a Meet and Greet with yur 100 High Street 5- Star Manager. We set up the 5-Star marketing materials in the lbby and Emily was there t answer questins and share infrmatin n the sn-t-be cmpleted 5-Star Center. We rdered 300 dughnuts and there were nne left ver. This was a great way fr Emily t get in frnt f tenants s they culd put a face t the address, especially since the space wasn t cmpleted yet. 100 High Street hsted a bld drive n 6/24 spnsred by The Red Crss. 14 dnrs were prcessed and 13 units f bld were cllected. This saved up t 39 lives. There were 7 first time dnrs. We cmpleted a full building evacuatin Fire Drill in under 15 minutes. We handed ut 5-Star Branded sunglasses and mini water bttles t tenants as they exited the building. We planned a surprise ice cream scial fr the tenants after the fire drill. We put up marketing psters in the lbby and n Captivate screens in the elevatrs fr tenants t see n their way in frm the fire drill. During the surprise ice cream scial, we raffled ff a 100 High Street branded cler with speakers, beach twel, Frisbee and beach ball.

6 July 2015: 100 High Street started a walk club which takes place n Wednesdays at 12pm. Manicube began servicing tenants at 100 High Street. They make weekly visits n Wednesdays and service appintments frm 10am-4pm at the tenants expense. With the 5-Star Amenity Center being almst cmpleted, we ffered tenants the chance t view the space as is. We ffered weekly turs f abut 5 peple with branded hardhats. Tenants were able t see what was t cme and ask any questins they might have abut the space and reserving it. 100 High Street ffered free CPR training fr all tenants f the building. This was prvided by The Red Crss. We had 16 participants wh are all nw fficially CPR certified. 5-Star Surveys were sent ut t tenants f 100 High Street. The survey was meant t gauge the verall interest f tenants f 100 High Street and find ut what they wanted t see cme t the building especially nce the 5-Star Center was cmplete. We had 60 respnses. We als used cmpletin f the 5-star survey as incentive by entering thse wh submitted them int a raffle. August /20 Onsite Optmetry parked their bus utside 100 High Street in August. They are a mbile ptmetry bus wh ffer nsite eye exams. This was nt a free services but rather a cnvenience. They accept mst insurance. Bstn Krav Maga ffered a free lunch n learn sharing basic self-defense tips. We had abut 15 peple sign up. Emily put 100 high street n the scial media map by creating a facebk, twitter and Instagram accunt. The twitter accunt is a great way t get quick inf regarding the building ut t tenants whether it be in an emergency r infrmatin abut events. We received great feedback n this. 100 High Street participated in the 2015 CBRE Glbal Investrs Schlarship prgram. Tw winners were selected. We held an End f the Summer Fiesta as ne f ur last events t be held in the lbby as we were making ur mve int the 5-Star Center. It was als a chance fr Jenn, wh had just jined us as Senir Prperty Manager, t get in frnt f, and meet, sme tenants. September 2015 We pened the drs t ur newly finished 5-Star Center right after Labr Day f In ur September Newsletter, we ffered current tenants f the building a New User Special where their first time use f the amenity center wuld be free. We did this in hpes f getting as many tenants as pssible in the space and familiar as pssible. Since we d nt have a fitness facility n-site we ve partnered with Republic Fitness, which is a blck away. They have ffered 100 High Street tenants a crprate discunt. We als had them cme t the amenity center and put n a nutritinal lunch n learn. In September, 100 High hsted its first Thursday Night Happy Hur. We had Grand Ten Distillery cme in t d a sampling. We had abut 300 tenants stp by.

7 Octber 2015 In Octber, 20/20 Onsite ffered eye exams as a cnvenience t tenants. 100 High partnered with One Medical Grup t give ut free Flu Shts shts were distributed in 2 days. Brick Bstn, a CrssFit gym right acrss the street frm 100 High set up a table in the lbby this Octber giving ut free 2 week trial passes t their gym. Since 100 High Street des nt have a fitness facility, we ve partnered with a cuple different gyms t shw tenants there are plenty f cnvenient ptins in the area. In Octber, 100 High Street launched Fda in the amenity center. Octber was a trail mnth and ended up being very successful. Fda brings in different restaurant vendrs every week t serve lunch ut f the amenity center at the tenants expense. They serve t tenants n Tuesdays and Wednesdays. They serve t abut 80 r s tenants a day. In hnr f the amenity center interir and exterir being fficially cmplete, we threw an fficial Grand Opening Party fr tenants f the building t see and enjy the space. This event was Oktberfest themed and had Harpn Brewery serving beer in additin t a caterer serving Oktberfest themed snacks. Bstn Bean, ur cffee prvider, brught in ne f their deluxe cffee machines t sample sme specialty drinks t tenants they als brught their cffee cakes. We marketed this as ur first Breakfast Club. They served clse t 300 tenants. Nvember 2015 In the Nvember Newsletter, a Did Yu Knw sectin shared infrmatin abut the building that existing and new tenants might nt knw such as: 100 High Branded umbrellas fr rent, ur she shine lcated in the atrium, where the security ffice and mail rm are lcated, bike strage infrmatin, amenity hurs, etc. 100 High held their first Mvie & Game Night in Nvember. We ffered mvie themed snacks, had Glden Tee, Pac Man and the Ping Png Table ut as well as bard games. In the training rm we screened Tmmy By. We had clse t 100 tenants attend. Services that cntinued in Nvember included: Manicube n Wednesdays Fda n Tuesdays and Wednesdays Republic Fitness Crprate Discunt On Nvember 9 th, 100 High Street submitted fr LEED Certificatin frm the U.S. Green Building Cuncil. December 2015 In December, the 5-Star Amenity Center hsted 9 hliday parties fr 100 High Street tenants. 4 were first time uses f the space (free f charge). 100 High Street, in cnjunctin with CBRE Cares New England, hsted a Tys fr Tts ty drive; clse t 100 tys were cllected at this site. We held ur secnd Breakfast Club spnsred by Bstn Bean wh brught their Cld Brew keg and cffee cakes. We held ur secnd bld drive since taking ver the building. 28 peple signed up t dnate and 26 pints f bld were cllected. We prudly annunced that 100 High Street achieved LEED Silver Certificatin frm the U.S. Green Building Cuncil this year.

8 A tenant hliday party was held in the Amenity Center, and it was a huge success. We ffered a ht chclate and cffee bar and plenty f desserts. Branded mugs with ht chclate and candy canes were n display as the giveaway; mre than 350 tenant emplyees were in attendance.
