Being up in the roof, the beams are exposed and there are interesting nooks and recesses. Outside, and to the rear, there is a good-sized graveled garden - an ideal place to sit and enjoy a glass of wine. The cottage has access via the side of the adjourning property. Kirkby Lonsdale is a sought after market town location. With its range of independent shops, restaurants and bars, it is the ideal base from which to explore the surrounding spectacular countryside. The town is famous for the striking Devil's Bridge and Ruskin's View. The Yorkshire Dales National Park is just to the east of the town and heading north, the unique Howgill Fells can be quickly reached. The Lake District is close at hand - a quick drive up the A65, which also connects to Settle and Skipton in the other direction. Kirkby Lonsdale has excellent secondary education at QES. There is also a Booths supermarket and further retail opportunities at Kendal and Lancaster - both accessible within under half an hour. The M6 is no more than 15 minutes drive. 2 Vicarage Lane has gas to the property - ready for gas central heating, should that be required. Water is currently heated via an immersion and boosted by the back boiler to the multi-fuel stove, which also heats radiators in the bedrooms and the bathroom.

There is a sink and drainer, integral oven and hob, along with plumbing for a washing machine. The back door has rear-facing windows to either side. INNER HALL Stairs rising to first floor, with original timber paneling to wall. FIRST FLOOR FIRST FLOOR LANDING A corner cupboard on the first floor landing houses the hot water cylinder. Stairs rise to the second floor, with a small window to the rear of the cottage providing light. BEDROOM 1 9' 4" x 11' 5" (2.85m x 3.48m) A double bedroom with views of St Mary's and the churchyard. BATHROOM 6' 7" x 5' 6" (2.02m x 1.69m) The bathroom window is rear- facing. White bath, basin and WC with tiled splash-backs. SECOND FLOOR BEDROOM 2 6' 3" x 18' 4" (1.91m x 5.61m) Max. Up in the roof, the second bedroom has ample space for a double bed. Head-height is restricted here, with plenty of storage under the eaves. This room has a window to the front of the cottage, with churchyard views. A velux provides light over the nook, which currently has a fitted desk. The window to the stairs provides light into the rear of bedroom 2. Another characterful room. EXTERIOR FRONT The front porch has cupboard recesses to each side, one of which houses the gas mains. There is a bench to the side of the porch. REAR The low maintenance graveled garden can be access from the kitchen rear door, or via the right of way to the side of the adjourning cottage.
