3 EXECUTIVE SUMMARY LOCATION: SIZE: OWNERSHIP: ZONING: PUBLIC UTILITIES: SEWER: WATER: SITE PLANS: ACCESS: JURISDICTION: PRICING: The site is located on Warrenton Road (US 17) in southern Stafford County, VA and just north of the City of Fredericksburg, VA; specifically the northwest quadrant of the signalized intersection of Village Parkway and Warrenton Road and sitting cattycorner to a Walmart Supercenter that opened in October of The property is 2.9 northwest of the I-95/US 17 interchange on US 17. +/-23.3 acres / 1,014,948 square feet Stafford E&A, LLC General Business Public utility connections are achievable. Information from Stafford County Utilities indicates that sufficient sewer capacity is available and accessible across Warrenton Road (US 17) on University of Mary Washington Graduate Campus (UMW) or to the rear of the property through use of a public utility easement. An easement has been executed with the adjacent property owner. Information from the Stafford County Utilities indicate sufficient and accessible water supply across Warrenton Road (US 17) in front of UMW campus. 3 preliminary conceptual site plans are available. The property has approximately +/- 600 feet of frontage on Warrenton Road (US 17).
