The scheme will provide 42 high quality, social rented family homes and is the largest development of its type in Keswick for over 20 years.

There are 40 x 3 bedroom houses and 2 x 4 bedroom houses. All of the properties are social rented, which means that they are not available to purchase. The housing will be constructed using modern methods of construction (timber frame with block outer skins). This will ensure good energy performance and a more sustainable approach to construction.

However I am aware that I am the only person left living in the village who went to the local Primary School in my year. Everyone I know has left because they could not afford homes here.
64 THE LEVEL OF NEED From the 23 Housing Needs Surveys completed by Cumbria Rural Housing Trust in the last 18 months households were shown to be in need of affordable housing, which was nearly 9% of the responses to the surveys.

66 Tyson Fold scheme in Hawkshead Home Group In addition to the shortage of homes in Hawkshead, local house prices stand at an average of 345,000, rentals at over 300 week. In an area where wages are traditionally low, these 5 affordable rented homes make a real difference for local families. The housing needs survey, carried out in Hawkshead by Cumbria Rural Housing Trust in 2005, indicated there were 14 households in housing need.
67 Tyson Fold scheme in Hawkshead Home Group (contd) Local land owner, Mrs Rosemary Walton, saw the need for housing for local people and worked together with Architect Nick Pighills and planners from the Lake District National Park Authority to obtain planning permission for the 2 x 2 bed and 3x 3 bed houses, following the signing of a S106 local occupancy agreement. The residents were all nominated by South Lakeland District Council and were handed their keys to their new homes on 18th August All of them have lived most of their lives in Hawkshead.
