QUOTE from Housing Needs Survey respondent Please consider our young families need - They are our future in the Dale or else it will become a Dale of just old people and our wonderful school will become defunct. What an awful thought and tragedy.

Rowan Court, Ambleside Impact Housing Association

QUOTE from Housing Needs Survey respondent Before any new houses are built all services and roads need to be improved. Roads flood badly. Homes need to be affordable.

Springfield, Kirkby Lonsdale developed by Home Group

QUOTE from Housing Needs Survey respondent I firmly believe that the village is large enough as it is. When we bought this house, we were told the Council would not allow any new homes to be built.

Netherfield scheme Keswick by Derwent Housing Association

Netherfield, Keswick by Derwent and Solway Housing Association Netherfield will be an important scheme for meeting an acute shortage of social housing in Keswick in the heart of the Lake District National Park. A survey in 2005 by Cumbria Rural Housing Trust showed a need for 169 affordable units. The scheme will provide 42 high quality, social rented family homes and is the largest development of its type in Keswick for over 20 years.

Netherfield, Keswick by Derwent and Solway Housing Association (contd) The Development comprises 4 property types of 2 and 3 storeys catering for families of up to 6 people. There are 40 x 3 bedroom houses and 2 x 4 bedroom houses. All of the properties are social rented, which means that they are not available to purchase. The housing will be constructed using modern methods of construction (timber frame with block outer skins). This will ensure good energy performance and a more sustainable approach to construction.

QUOTE from Housing Needs Survey respondent We desperately need to move, but need to stay in the area. Private rentals are too expensive - we cannot afford to buy a house in this area. Please HELP - 4 in 1 Bedroom is a squash!!

Tebay scheme Eden Housing Association

Barraclough Fold, Glenridding by Eden Housing Association

QUOTE from Housing Needs Survey respondent If future housing needs are not met, it will become harder to employ people in the future.

Example of Community Land Trust Witherslack, Cumbria Dispersed but vibrant settlement Community saved village pub and set up a community shop High local housing need 2 units self built housing planned Land gifted by local landowner 62

QUOTE from Housing Needs Survey respondent I grew up in the village and was able to purchase an affordable home in a local development. However I am aware that I am the only person left living in the village who went to the local Primary School in my year. Everyone I know has left because they could not afford homes here.

THE LEVEL OF NEED From the 23 Housing Needs Surveys completed by Cumbria Rural Housing Trust in the last 18 months households were shown to be in need of affordable housing, which was nearly 9% of the responses to the surveys.

A more detailed example - Tyson Fold scheme, Hawkshead, Home Group

Tyson Fold scheme in Hawkshead Home Group In addition to the shortage of homes in Hawkshead, local house prices stand at an average of 345,000, rentals at over 300 week. In an area where wages are traditionally low, these 5 affordable rented homes make a real difference for local families. The housing needs survey, carried out in Hawkshead by Cumbria Rural Housing Trust in 2005, indicated there were 14 households in housing need.

Tyson Fold scheme in Hawkshead Home Group (contd) Local land owner, Mrs Rosemary Walton, saw the need for housing for local people and worked together with Architect Nick Pighills and planners from the Lake District National Park Authority to obtain planning permission for the 2 x 2 bed and 3x 3 bed houses, following the signing of a S106 local occupancy agreement. The residents were all nominated by South Lakeland District Council and were handed their keys to their new homes on 18th August All of them have lived most of their lives in Hawkshead.

Hawkshead Home Group - development of affordable homes in Hawkshead under construction

The completed Tyson Fold scheme, Hawkshead by Home Group

Melmerby scheme Eden Housing Association

Community Land Trusts a way forward for communities Incorporated, progressing sites & business plans Crosby Ravensworth, Keswick, Witherslack Intending to develop Alston, Coniston, Ellen Valley, Hawkshead, Helsington, Windermere Expressions of interest Cockermouth, Harraby, Levens, Ulverston, Underbarrow, Waberthwaite, Wetheral

QUOTE from Housing Needs Survey respondent We need small houses for first time buyers, and sheltered accommodation for the elderly.

Barraclough Fold, Glenridding Eden Housing Association

Pear Tree Park, Holme Low Cost Home Ownership developed by Russell Armer in 2009

QUOTE from Housing Needs Survey respondent Small houses under the control of the parish council to ensure that they are only for local occupancy.

Main Street, Dearham - acquired by Westfield Housing Association

QUOTE from Housing Needs Survey respondent Objections: No, but they must be built in the traditional local aesthetic, be sympathetically sited and be sustainable. Mustn't look suburban or mean.
