2 ABOUT The New Rouse Hill master planned community is situated within The Hills Shire, located approximately 40km northwest of the Sydney Central Business District. Upon completion, this 122 hectare community will become home to approximately 4,500 residents and will provide 32 hectares of open space, a community pavilion, retail and lifestyle precincts and walking and cycling trails. Residents of The New Rouse Hill will have easy access to the M2 Motorway and public transport options, providing connectivity to the Sydney CBD and surrounding areas. When complete, there will be three additional schools in the immediate area, along with numerous schools in surrounding suburbs. This master planned community will also incorporate Mungerie Paddock, which will stretch across 7,500m² of green open space. Mungerie Paddock will also consist of a wetlands area as part of The New Rouse Hill s Water Sensitive Urban Design program. Overview MARKET SUMMARY The Rouse Hill property market has shown significant growth over the past four years, with 2015 recording 14.6% growth for houses and bringing the median price to $940,000. Over the same period, The Hills Shire LGA also experienced high annual growth, increasing by 23.2% (house) and 19.5% (land). The Rouse Hill house rental yield is on par with Sydney Metropolitan, at 3.2% and 3.3% respectively. Houses with 3 bedrooms prove to be the most advantageous investment, with a rental price growth of 5.5% and rental yield of 3.6%. House sales House median House rents HEADING Land sales Land median Unit rents KEY HIGHLIGHTS Parramatta The Rouse Hill property market performed exceedingly over 2015, recording a median house price of $940,000 and $458,959 for vacant land. This represents 14.6% and -8.7% annual growth respectively. Year on year average capital growth for house sales in The Hills LGA grew by 2.8% to 23.2% in 2015, whereas land sales experienced a 19.5% growth. The rental market is promising, with median rent figures for houses increasing over the period. Houses provide a rental yield of 3.2%, on par with that of Sydney Metro (3.3%). This is well above the Hills Shire LGA and the Sydney Metro, which decreased by 1.7% and 2.5% respectively. This suggests a higher level of competitiveness and demand in the Rouse Hill property market. House prices in The Hills Shire LGA grew by 23.2% between and land prices grew by 19.5%; further signaling a strong property market. This is on par with Sydney Metro for house (3.3%) and slightly higher for units (4.3%) 3 Bedroom houses provide the highest rental growth at 5.5%, with median rent sitting at $580 per week. The Hills Shire and Rouse Hill vacancy rates are higher than Sydney Metro area, however are decreasing at a more rapid rate. Lower vacancy rates indicate a strong and active rental market, which will foster a positive environment to achieve investment returns.
