3 1. GUIDELINES FOR THE AUCTION Auction date & venue: Tuesday 07 February 2017, at 10H30 on site at 48 Tennyson Drive,. Registration: Bidders can register any time prior to the auction or on auction day at the property. Identity document and FICA documents required. All potential buyers are required to pay a registration fee of R in order to bid at the auction. This fee can be paid either by bank guaranteed cheque or EFT payment into the Auctioneers Trust Account. Cash will NOT be accepted at the auction venue. Banking information will be provided when requesting registration forms. Once registered each buyer will be issued with a buyer s card reflecting a buyer s number. Upon signature of the registration documents, all buyers will have acknowledged and accepted the Terms and Conditions set out in the Rules of Auction. Registration Fee: R (Refundable to unsuccessful bidders) Deposit: 21.4% of Hammer Price. Confirmation period: 7 Business days. Guarantees: Balance of the purchase price payable within 21 business days after confirmation of sale. The bid price excludes the buyer s premium which is payable over and above the hammer price. Example: Bid Price: R Buyer s Premium: 10% on bid price equating to R plus VAT on the Buyer s Premium VAT on Buyer s Premium: R 1, Total Purchase Price R The auctioneers have the right to regulate the bidding and to bid on behalf of the seller at the auction up to (but NOT exceeding) the reserve price as mandated by the seller. When the auctioneer knocks down the property to the highest bidder the successful bidder will sign the Conditions of Sale on the day. A deposit of 21.4% is payable on the fall of the hammer. This is made up of the Buyer s commission 10% plus VAT = 11.4% and 10% deposit on the property price The deposit is payable by way of a Bank Guaranteed cheque or electronic fund transfer. DESCRIPTION OF IMPROVEMENTS The property is currently vacant and was previously utilised by the owners for engineering and manufacturing purposes. Factory/Warehouse The warehouse footprint is rectangular and measures approximately 986m 2. The building is constructed using brickwork as well as steel framework on concrete foundation work. The walls are constructed mainly of brickwork, zinc sheets and steel window frames with glazing. The floor to crane height is approximately 7.5m.
