3 Location Location The site is located on in the London Borough of Redbridge to the south of Bridge and to the east of. Access to the site is taken from. Directly to the north of the site and abutting the northern boundary is ELHAP which is an adventure playground for children, young people and adults with disabilities. To the southern boundary are school playing fields, to the east is an area of over grown land which is separate ownership to the subject site and to the west is Roding Land North. Opposite the current entrance of the site on is a garden nursery. The site is located within 2 miles north east of the Chigwell interchange which connects the area to the M11 and A406 North Circular. tube station is within 1.5 miles west of the site and Chigwell tube 1.5 miles north of the site.
4 Description Summary Location Description Planning Accommodation Tenancy Info Proposal Further Info The site measures approximately 1.6 ha (3.95 acres) and is broadly a uniform square shape. It is currently occupied by a variety of light industrial uses, storage buildings and temporary objects such as large containers. The majority of the buildings and structures are located on the north western part of the site. Temporary objects such as a number of large shipping/storage containers and a scaffold company and associated equipment occupy the southern part of the site which is not due to be developed on. To the eastern end of the site is a car parking area which is used for car storage. The ground covering is either broken hardstanding, uneven tarmac or gravel. 5 Planning The site has a resolution to grant planning permission subject to completion of the Section 106 and 278 agreements, from Redbridge Borough Council (granted 23rd February 2012) under planning reference 1764/11 to: Planning Demolish existing buildings. Erect twenty eight residential dwellings comprising six 2-bedroom, six 3-bedroom and sixteen 4-bedroom. New access onto, associated car parking, new landscaping and other engineering works. Please note that despite the above text on the planning committee report, the resolution to grant planning (subject to 106 and 278) allows for a mix of 6 x 2 bedroom houses, 4 x 3 bedroom houses and 18 x 4 bedroom houses. The Section 106 and the 278 have yet to be formally agreed. The Section 106 relates to the affordable housing provision for the site which has been informally agreed at 5 units 4 shared ownership and 1 social rented and they will be located in plots 2-6. Redbridge Borough Council operate a Community Infrastructure Levy (CIL) which has been calculated and informally agreed at below 50,000 for this planning permission.
