6 Page 6 of 19 Property trend Check the last 10 years' history displaying the changing value and sale prices of this property, compared to the average sales prices of the territorial authority and, where possible, suburb. Property trend graph This chart shows the changes in value over the last 10 years for the target property compared to other residential properties in the suburb and territorial authority. The values shown on the graph show the capital value at the date it was changed, recorded market sales of the property (gross sale price at the agreement date), and average sale prices annually for the suburb and quarterly for the territorial authority, calculated using all sales of residential properties in those areas. The average sale price for the suburbs and/or territorial authorities with smaller populations may be impacted by lower volumes of sales and should be used with caution. For a more accurate indicator of long term property value growth we recommend using the QV house price index.
