1 REQUEST FOR PROPOSAL BELDEN LODGE SALE / LEASE OPPORTUNITY GREEN, OH The Project: Sealed Proposals Due Date & Location Property Inspections Inspection of the Properties Proposal Procedure Why a Lease, Sale, Demolition with new Construction? The City of Green, Ohio, will offer this opportunity in Green s Southgate Park. The Belden Lodge is a 16,000 square foot residential home divided between three floors. The property is zoned R 1 single family residential. The City will consider leasing, selling, and/or demolition and a newly constructed facility. All proposals will be considered. 2:00 PM, Monday, April 4, 2011, at the Central Administration Office located at 1755 Town Park Boulevard, Green, Ohio Attention: Randall Monteith, P.E., Director of Public Service, Belden Lodge Property. The property is open for inspection by appointment. Please call the Parks and Recreation office at Monday through Friday 8am 4pm to schedule an appointment. Appointments will be taken through Friday 2:00 p.m. March, 25, 2011 We encourage you, and your team, which may include Architects and engineers to attend as many On Site Inspections as you like. W e will provide to you, upon request, due diligence materials available, and update you on the present status of the property. You may wish to bring in technical, investigative or other types of property evaluation experts. An appointment, as well as identification and registration, is required at each On Site Inspection. Request for Proposal packets can be obtained by visiting the Department of Public Service located at 1755 Town Park Boulevard, Uniontown, Ohio You may also call to request a copy of the request for proposal. It is the City s intention to review all proposals with the intent of determining a best fit given the structure, land, and proximity, and activities within the remainder of Southgate Park. Upon review of the proposals, the property may be offered for lease, purchase, or demolition and new construction, depending upon the city s determination of best fit. The City has chosen to market the property via the Sealed Proposal Method in order to determine the best options for The Belden Lodge and Southgate Park.

2 The City of Green, Ohio, [City] is seeking proposals for use of the Belden Lodge, located within Green s Southgate Park, a 205 acre public park / nature preserve. Southgate Park can be accessed through Boettler Park located at 5300 Massillon Road. There also is direct access to the Belden Lodge from Massillon Road. However, a driveway needs to be constructed. The Lodge houses approximately 16,000 square feet divided between three floors. The property is zoned R 1, single family residential. The Belden Lodge contains eleven (11) major rooms. These are examples only. The City will consider any reasonable proposal that does not significantly conflict with the intended use of the park.

3 Acceptable Uses (Examples Only) 1) Conference/meeting facility 2) Wedding / Reception Hall (Combine with use as a Bridal Suite) 3) Day camp facility 4) Office facility 5) Day spa 6) Photography studio 7) Bed and breakfast 8) Party center for groups of 100 or less 9) Recreation Center 10) Day Care Facility 11) Low intensity retail (for example, customers have scheduled appointments) 12) Low intensity medical office (number of patients seen per day is relatively low, and number of patients on site at any point in time is relatively low) 13) Winery 14) Community Theater 15) Educational uses (arts, sciences, etc.) 16) Tree and shrub nursery 17) Residential use 18) Very light manufacturing within the building (a custom cabinet making facility for example) 19) Restaurant Unacceptable uses (Examples Only Proposals of use as indicated below will not be considered) 1) Nightclub/Bar 2) High intensity retail 3) Industrial use 4) High intensity medical office (number of patients seen per day is relatively high and/or the number of patients on site at any point is relatively high) 5) Anything requiring more than 100 parking spaces 6) Mining operation 7) Exotic animal facility for large animals (for example only - lions, tigers, and bears.) 8) Shooting range 9) Gambling casino Lease Conditions The City is seeking proposals to buy and / or lease and utilize the building. The party leasing the facility may be responsible for the following: 1) Payment of all utilities. 2) All building operating costs. 3) All required interior renovation, design, and maintenance. 4) Construction of access drive and parking area. 5) All applicable property taxes. 6) Security of the Building 7) All maintenance of exterior of the building and surrounding grounds within 400 of the Belden Lodge. 8) Payment of a negotiated lease fee to the City.

4 Conditions of Use 1. The Belden Lodge is part of a 205 acre nature preserve. This City is willing to consider any reasonable use of the facility for public / private use that does not significantly conflict with the intended use of the park. 2. No portion of the lease agreement may be assigned to another entity without the express written consent of the City. This does not include contracting services for the agreed upon use of the facility. I.e. caterers, decorators, etc 3. Operating hours of the facility should be in compliance with all local and state laws related to the particular use for the facility, if applicable, and /or operating hours to be negotiated with the City. Belden Lodge Inspection An opportunity to inspect the Lodge, prior to the proposal deadline, is available to all interested parties. Those wishing to view the lodge can call the parks and recreation office and schedule an appointment. The interested party must state their name, the company they represent (if applicable), and their interest of use of the building. To schedule an appointment call the parks and recreation office at Monday through Friday 8am 4pm. City of Green Rights The City reserves the right to reject all proposals, or select a proposal they believe is in the best interest of compatibility with the park. 7 Interior Features The kitchen provides plenty of space. The several windows and sky lights allow for natural light to flood the room.
