4 TENANT OVERVIEW Old National Bank (NASDAQ: ONB) is the largest financial services bank holding company headquartered in Indiana, has been in business for over 183 years, and currently has a Moodys credit rating of A3 (OS Outlook Stable). The Old National Bank branch in Rockville currently has just over 5 years left on an original 15-year lease that is absolute-net with four (5) year options remaining (through 2042) that includes a provision for annual rent increases of 1.50 percent, providing absolutely no maintenance or capital exposure to the Landlord, and features annual rental escalations of approximately 1.50 percent (150 percent of CPI with a cap of 1.50 percent total). Since 2013, this location for Old National Bank has increased its deposits over 10 percent per year now totaling over $10,500,000 as of June of 2016 and the base rent in this location is only $7.39 per square foot, making this location a very high probability renewal in five years.

5 LOCATION OVERVIEW Rockville is a town in Adams Township, Parke County, in the U.S. state of Indiana. The population was 2,607 at the 2010 census. The town is the county seat of Parke County. It is known as "The Covered Bridge Capital of the World". Rockville is situated around a magnificent courthouse. Among the most photographed in the United States, Rockville s courthouse was built in 1882 in the Second Empire style. With a population of about 2,600, Rockville retains its small-town charm and offers many unique shopping, dining and recreational opportunities. Parke County lies in the western part of the U.S. state of Indiana along the Wabash River. The county was formed in 1821 out of a portion of Vigo County. According to the 2010 census, the population was 17,339, an increase of 0.6% from 17,241 in The county seat is Rockville. It has a population density of about 39 inhabitants per square mile. The county contains six incorporated towns and many unincorporated communities. It is divided into 13 townships which provide local services.
