PLEASE NOTE THAT INTERNATIONAL APPLICANTS (INCLUDING CANADA) HAVE HIGHER FEES FOR BACKGROUND CHECKS. All bar codes to lessees will be valid through the duration of the lease, and will be deleted from the system once the lease terminates. If the lease is renewed, you as the owner must notify KEB Management Services via or phone and provide a $50.00 lease renewal fee, payable to San Remo at Palmira. No parking is allowed on grass or in alley. Violations of parking rules and restrictions may lead to lease termination and eviction. Towing Policy: Vehicles cannot be parked on any street or in spaces in front of townhouses between Midnight and 6 am or they will be towed. If you answered yes to any of the above, please explain below: Authorization We authorize San Remo at Palmira Homeowners Association, Inc. to verify by all available means the information in this application, including but not limited to, obtaining reports from consumer reporting agencies, employers and police agencies before, during and after tenancy on matters relating to this lease. In order to facilitate consideration of this application, we represent that the information in this application is factual and correct and agree that any falsification or misrepresentation in this application will justify its disapproval. It is the Owner's obligation to make these Governing Documents available to me. My signature acknowledges: (i) my receipt of these Governing Documents; and (ii) my concurrence that they have been read in their entirety and understood by me before entering into any agreement for the rental of the above Unit and before the execution of this application form; and (iii) my agreement to comply with all Governing Documents as written. I FURTHER UNDERSTAND AND AGREE THAT THE SAN REMO HOA, IN THE EVENT IT APPROVES A LEASE, IS AUTHORIZED TO ACT AS THE OWNER'S AGENT WITH FULL POWER AND AUTHORITY TO TAKE WHATEVER ACTION MAY BE REQUIRED TO PREVENT VIOLATIONS BY LESSEES AND THEIR GUESTS OF PROVISIONS OF THE RULES AND REGULATIONS OF THE SRHOA. 2. I ACKNOWLEDGE THAT I MAY NOT OCCUPY THE PREMISES PRIOR TO RECEIVING APPROVAL TO DO SO FROM THE SRHOA. 3. IF, AT ANY TIME DURING THE TERM OF MY LEASE, THE UNIT OWNER BECOMES DELINQUENT IN THE PAYMENT OF ASSESSMENTS TO THE SRHOA, THE ASSOCIATION MAY MAKE A DEMAND UPON ME AND I WILL FORWARD ALL RENT PAYMENTS AFTER THE DATE OF THE DEMAND TO THE ASSOCIATION UNTIL THE ASSESSMENTS ARE PAID IN FULL, PURSUANT TO FLORIDA STATUTES SECTION MY SIGNATURE AUTHORIZES THE SRHOA TO OBTAIN ANY AND ALL BACKGROUND INFORMATION RELATING TO ME AND FURTHER AUTHORIZES ANY AND ALL OF THE MY CREDITORS AND CREDIT BUREAUS TO RELEASE ANY AND ALL OF MY CREDIT HISTORY TO THE SRHOA. 5. New Leases For a lease to be approved, this application must be completed and signed by the renter(s) and the unit owner. Submit the signed application, two character reference letters, a copy of the tenant(s) driver s license(s), a copy of the signed lease agreement and the $100 application fee (payable to San Remo at Palmira HOA) to the Property Manager. It should be submitted at least four weeks before the lease term begins. Renewal Leases If a lease is renewed with the same renter in the same residence, the application approval fee is reduced to $50 per renewal cycle. A CHECK FOR $50 (payable to San Remo at Palmira HOA) must accompany the completed lease application.
