2 Objectives You will gain an understanding of: the 2020 Vision program and process the 2020 Vision standards and the Year of Getting Governance Right what your co-op needs to meet the standards CHF Canada s 2020 Vision resources how to create a basic plan that will get your co-op on the road to becoming a 2020 Co-op. 2

15 Is your co-op on the road to becoming a 2020 Co-op? Start Where You Are 1. Check off any of the requirements for a 2020 Standard that your co-op has already completed. 2. Identify the Standards that you are closest to completing. 3. Create a 2020 Vision Team and work plan with your co-op and manager to complete them. 4. Then register online, upload your documents and you re on your way! 15

18 A 2020 co-op has: A mission statement and a vision for its future A 2020 co-op has a mission statement, core values and a vision for the future that are consistent with the values of the Canadian co-op housing movement. Its values include the international co-op principles, non-profit operations, and co-operation with other housing co-ops through membership in the sector. 18

23 How to meet the standard A mission statement and a vision for its future Submit a certified copy of the member resolution that adopts your co-op s mission and vision and includes: the wording of the resolution adopted by the members and the meeting date a statement saying that the document is a certified copy of the resolution the date and signature of a member of your co-op s board. continued 23

27 Why The Year of Getting Governance Right? Good governance is the foundation of a successful housing co-op. When governance goes bad It can be much harder to fix than correcting weak management 27

28 Think of it this way Governance is the keystone in the arch - the one thing that holds everything together. Without good governance, the whole structure comes down. 28

33 A 2020 co-op has: Good governance and principled leadership A 2020 Co-op demonstrates good governance and the leadership needed to support it. Its directors model the principled, value-based behaviour that builds strong, co-operative communities. 33

38 Good Governance and Principled Leadership How to meet the standard: Submit a copy of the standard ethical conduct agreement that your directors sign each year. Submit a copy of the rule or policy your co-op has adopted that sets out how you deal with directors in arrears. A summary report of the member satisfaction in your co-op. 38

39 Good Governance and Principled Leadership How to meet the standard: A letter from your president or board secretary confirming: o All directors have signed the ethical conduct agreement o All directors meet the standards for directors arrears o You hold at least 2 members meetings a year o Organized board training and planning sessions take place each year. 39

47 Sound management How to meet the standard: Using the 2020 website, tell us, in point form, how your co-op is meeting each of the 5 core management standards. Provide a letter from your co-op confirming that: 1. Your member arrears are no greater than 3% of the monthly housing charges due from the members 2. Annual bad debt expense is no more than 1% of the monthly housing charges due from the members. 47

51 A 2020 co-op has: A long-term plan A 2020 Co-op looks beyond its daily operations to plan for the longer term. It knows the condition of its buildings and what it will cost to replace them as they reach the end of their useful life. 51

52 A 2020 co-op has: A long-term plan It understands that funding its capital reserves adequately and investing them wisely is the key to successful asset management. As it approaches the end of its agreement with government, it develops a financial plan to sustain its operations and secure its long-term viability. 52

61 A long-term plan How to meet the standard: Submit a letter from a director or manager confirming: the dates your building condition assessment (BCA) and reserve fund forecast were created and last updated the BCA meets the standards in the 2020 Guide qualifications of the firm or individuals used to prepare your BCA and forecast the time span covered by your forecast and how often it will be updated 61
