3 Executive Summary Subject property: The approximately 47.9 acres is composed of two parcels; PIN# (46.73 acres) and PIN# (1.23 acres) and comprised of (1) 4 bedroom / 4 bathroom house, a Cabana/carport, horse barn, covered riding arena, a metal building and (2) lots contain within the Huntley Ridge subdivision, previously know as Alexander Estates. Water and Sewer is served via private well and septic system. The property is located in, and falls under the Zoning and Planning jurisdiction of unincorporated Cabarrus County, although, it is within the Harrisburg Land Use Plan. According to the County Engineering Department; Harrisburg does not have a water line in the vicinity to serve this property. However, Concord has a waterline along Lower Rocky Road that may possibly be utilized with a master meter being installed to meter the usage in a development. Harrisburg does not have sewer service in the vicinity. A gravity sewer line would need to be installed (at the developer s expense) along the Reedy Creek tributary that runs along the west boundary of this property. This sewer line would run north along the tributary until it would be tied into WSACC s Reedy Creek wastewater interceptor approximately 2 miles away. As always, this information needs further investigation and verification. The property and surrounding area is currently zoned CR, Countryside Residential. The Owners at one time had a preliminary plan to subdivide the property into 18 lots ranging in size from 2.5 acres to 6 acres. Two lots were platted, a private road and entrance monument was constructed and the lots were sold. Currently, the land is being used as a private estate with fenced pastures, barn and riding arena for horses. The shop houses the Huntley Group s landscaping business and will require notice from any potential Buyer prior to visitation.

16 Huntley Ridge Huntley Ridge (Previously know as Alexander Estates) The Developers of Huntley Ridge (the current Sellers) submitted for a Reservation of Capacity for 19 lots, since expired. They also submitted a preliminary plat for review, but it was never approved by the Planning and Zoning Commission. Currently, Huntley Ridge is a minor subdivision (maximum of 5 lots) which only requires a conveyance plat approval. Since it used the 45 ROW private street option, there should be a road maintenance agreement filed. The Seller proposed to subdivide the property into 18 parcels ranging in size from 2.5 to 6 acres. Two lots were platted and a private road was installed. Two lots are sold to individuals. The project was developed under Cabarrus County zoning designation CR, Countryside Residential, Minor Subdivision Guidelines. Water and sewer was to be provided by private well and septic systems. The Seller has an existing HOA in place, although no dues are currently being collected. The Seller will transfer Declarant Rights upon closing.
