2 Dart Appraisal has been focused on one thing since providing custom appraisal management solutions. Period. We were founded as a true AMC (not an appraisal company) more than a decade before regulations required AMCs to exist as they do today. Appraisal management is all we do, and we do it better than everyone else. APPRAISER PANEL Not only is our company one of the most experienced in the industry, the experience of our appraiser panel is unrivaled. Dart appraisers are required to be licensed and have 1,000 appraisals of experience. All Dart appraisers must maintain E&O insurance, and be experts in their local market area. Our integrations with ASC.gov and HUD.gov ensure we have the most accurate licensure and certification information for every registered appraiser in the country. APPRAISER RECRUITMENT PROCESS Staff identifies appraisers through ASC.gov and HUD.gov integrations. Appraisers may also apply through the Dart website. ONLINE REGISTRATION NEEDS ASSESSMENT CREDENTIAL AUDIT SETUP ONGOING ASSESSMENT & MONITORING Prospective appraiser completes application. If inbound application, Vendor Support Representative reviews geographic need. Required documentation requested from appraiser if need exists. Credentials and documents cross-checked against regulatory sources. Independent contractor agreement and expectations sent to appraiser. Appraiser performance, license and status monitored on an ongoing basis.
3 CUSTOMER SERVICE We truly believe that at the end of the day, every business relationship and every transaction comes down to people. We do not outsource all of our staff live and work in the United States, and the majority are based in our metro Detroit headquarters. Every single one of our operations employees has passed the 15-hour USPAP course. Each client is assigned a dedicated Account Coordinator, who serves as your day to day contact and is trained on your unique needs and requirements. Our QC team is comprised of specially trained auditors and licensed staff appraisers. In our annual client satisfaction surveys, our clients rank our customer service as the top reason they work - and stay - with Dart, year in and year out. OUR PROCESS TECHNOLOGY Dart s appraisal management solution is based entirely on the web or integrated with a client s Loan Origination System (LOS). Our technical ability allows us to adapt to any software or web-based process necessary. We work with multiple loan fulfillment platforms for our clients and have direct integrations with several, including: Black Knight Origination Technologies (formerly RealEC) Calyx Point/PointCentral Encompass FNC AppraisalPort and Collateral Management System Lending QB Mercury Network Mortgage Builder RES.net SharperLending (Appraisal Firewall)
4 REPORTING Your entire Appraisal process is archived on our web-based proprietary order management system a specially designed, real-time communications center used by our Account Coordinators to manage and communicate out each step of every appraisal order. Clients can log onto the Dart website at any time to view the real-time status of all their appraisal orders at one time, or look up a single order. We recruit appraisers and process appraisal orders in compliance with the following agencies and/or guidelines: Fannie Mae/Freddie Mac (GSE) Appraiser Independence Federal Housing Administration (FHA) Truth in Lending Act (TILA) Dodd-Frank Act Interagency Appraisal and Evaluation Guidelines Enacted State Regulations AMC Final Rule We do business in all 50 states, Guam, Puerto Rico and the US Virgin Islands, and are licensed in all states that require AMC licensure to operate. Dart employs a full-time Vice President of Compliance to monitor regulatory and compliance obligations. For an additional layer of review, we also partner with a law firm that specializes in AMC compliance.
5 PRODUCTS & SERVICES Dart Appraisal provides complete appraisal management services in all 50 states, plus Guam, Puerto Rico and the US Virgin Islands. We offer a full suite of traditional residential appraisal products as well as alternate valuation products. Dart understands appraisal management is not one-size-fits-all, and will build a custom solution for you based on your market area, LOS platform, appraiser panel requirements, SLAs and more. Broker Price Opinion (BPO): Estimated value of a property as determined by a licensed Realtor. All of Dart s BPOs go through a manual and automated QC check before delivery to the client. Executive Value Report (EVR): Dart s EVR delivers comprehensive property details, including its sales history and a suitability score, ranking the subject property against its 10 closest, algorithmically selected comparables. Lenders will also receive an understanding of the local market, as well as a three-year value forecast for both the subject property and the market environment. The EVR can also be combined with a Property Condition Report (PCR). Property Condition Report (PCR): Ensure the property is in typical condition for the neighborhood, especially after a disaster or long-term vacancy. Our PCR includes a photograph, and can be combined with an AVM. Streamlined Appraisal Report: Completed by a credentialed appraiser, this report includes a physical inspection of the property s exterior (which is done by a home inspector), as well as comparable photos and price trend information for the property and local market. Dart iq TM - QC Review: Run your appraisal reports through an automated data engine, encompassing thousands of business rules, USPAP and industry guidelines.
