Northbound and Southbound U.S. Highway 101 traffic lanes have an excellent, unobstructed view of the property. Frontage along Betteravia Road. TRAFFIC COUNTS: Average Daily Traffic Count *24 hour volume (two directional) *U.S. 101 Avg. North and southbound (Post Mile 86.59) *Betteravia Road Avg. (Between US-101 & Bradley Rd) 2009 Per CalTrans 102, Estimated 40,000 PLANNING: The adjoining property has been developed into an approximate 500,000 square foot Power Center, which consists of Home Depot, Wal-Mart, Best Buy, PetsMart, TJ Maxx, Staples, Kinko s and numerous other national and regional businesses. The 135-acre Enos Ranchos Development of retail, commercial, office and residential directly across Betteravia Road was unanimously approved in 2008 by the City Council. The intersection of Bradley and Betteravia is quickly becoming the go to intersection for the Central Coast, and is commonly referred to as The Gateway to Santa Maria. With the Enos Ranchos Development on stream, this intersection will eventually

3 have an estimated total of 1,400,000 S.F. of retail and commercial space. Due to the oncoming development along with the existing surrounding power center, we believe this to be the most powerful location on the Central Coast. There is also existing and ongoing commercial and residential construction, including one thousand (1,000) new homes recently built within a one-mile radius of the site. ACCESSIBILITY: There is reciprocal access to the Power Center from Parcel Two (2) as well as reciprocal easements and access across the subject and adjoining lots with ingress and egress to both the Bradley Road driveway and two (2) Betteravia Road driveways. SIGNAGE: COMMENTS: Under Freeway Services Zoning, and subject to the Santa Maria Community Development Department, each tenant may be allowed a maximum of three (3) signs on their site. You may have a monument sign and two (2) building signs, or three (3) building signs. The entire Center is allowed one (1) interchange directory sign under a separate Planned Development Permit. The square footage of signage on this directory does not count against the number of square feet of signage on your individual site. The directory may not exceed 70 feet above finish grade pending approval by the City of Santa Maria. This ideal location is situated on one of the last remaining parcels along U.S. Highway 101 in the Santa Maria, California. The highly visible site features easy vehicular access and is located in an area of commercial, residential and transit activity that occurs throughout the day and evening, resulting in high traffic counts. The Betteravia Road exit is one of the first commercial areas that travelers encounter after the seventy-five mile trip from Santa Barbara. This property is in an area that is experiencing dramatic growth. Undoubtedly, the property will benefit from the surrounding residential development as well as the freeway, Power Center, Enos Ranchos Development and local traffic. The consensus among local real estate professionals is that this is probably one of the last pieces of premier commercial real estate on the Central Coast of California.
