Negotiations began with an out-of-town buyer who found the property online and was seeking to invest via 1031 exchange. The buyer was concerned about how this property would be maintained if he were to proceed with the investment. 2 We pitched property management services with a dedicated property manager and support staff to help manage tenant requests, preventive maintenance, and financial performance. Our management services ensure that the property will be well maintained, keeping occupancy levels high. The buyer was also concerned with the property s HVAC unit. Our team offered to supervise the HVAC unit s replacement and upgrade. 3 Our Response: Add management services The Results: Stronger market position The buyer, able to purchase prime real estate in a growing market, was very pleased with the results of the transaction and hired our team to manage one of his Boise properties as well. 15 Results Delivered Eagle Marketplace Multi-tenant Retail Center Eagle, Id 59,839 SF 1 The Situation: New Ownership Eagle Marketplace was a property in distress and entered foreclosure. The property s new owner had a vision for the property and waited for the right time to purchase it. 2 Our Response: Reposition the property Property improvements assisted in repositioning the project and leasing over 22,000 SF in 16 months. The sales team and ownership worked with the city on a plan to improve the property. Over $200K was invested in landscaping improvements and exterior renovations. New, highly visible, LED monument signage was installed. 3 The Results: 22,000 SF leased The sales team successfully leased up over 22,000 square feet of space in only 16 months.

The Idaho State Board of Land Commissioners plans to offer for sale commercial properties with an estimated value of $25 million. The Idaho Constitution requires a public auction for the sale of endowment lands. Thornton Oliver Keller s team of Mike Greene, Peter Oliver and Mike Keller was selected to market and sell the properties through a public auction. 2 Our Response: Experience & digital tools Unmatched market experience, public transparency and extensive public entity representation are utilized.
